  1. Would like to give a little feedback on the dining table which I have bought. 1. A bit disappointed when the table arrived as the word "TAMPERED GLASS" is very obviously imprinted in solid white colour at the long side of the table. 2. The black glass surface has a permanent "oil/water stain" of two chinese character "bai you" (white paint) at the center - can't get rid of it after more than a year of wiping (not super obvious but definitely visible when wet or at an angle)... 3. Since I bought till now, been using it only for weekday breakfast and once-a-week dinner - but the surface already has visible scratches. Lesson to be learnt: For black glass table, better spend a little bit more for the better quality ones as flaws are more visible on black glass than on wood or transparent glass. Will have to target to change a new dining table by next year.
  2. Consider using dark grey floor and wall tiles instead? Use black mosaic on wall to bring out the black theme instead. You can have a look at the pictures of our MBR toilet.
  3. If you have a TV feature wall as backing, you can conceal all the wiring. Alternatively, you can consider having wall display cabinet at the side of the TV to 'cover up' the line of sight?
  4. Actually, really difficult to comment on the quotes. It depends on the size of your window, the amount of fabric used, the type of fabric chosen and even the system it is based on. The best way is to ask for quotation for a few curtain shop and compare their quotes based on your specification. Do some research on the type of fabric, black out or non black out, type of curtain e.g. roman blind, roller blind, normal curtain etc before asking for quotation. Mine is done at MGL Curtain. You can try asking for a quote from them as well.
  5. We have done a small WIW for our home during its renovation. It is about $200 psf (with no doors). We did a curtain instead for the entrance - cheaper and softer look. Also installed a full-height mirror within the WIW which cost $220. Due to the layout of the room, our WIW is not connected to the bathroom which we thought is better since there will be less moisture. In fact, even now I still put dehumidifer to ensure the clothes smell nice.
  6. I have a friend who bought from the shop. Quite flexible is giving discount. Seems like one of the recommended one in the forum. But I bought mine from a friend's shop.
  7. We have L-box for our living and bedrooms. Dun think it will gather dust since it is sealed off (compared to cove lighting). In fact it is good as the lighting point can be all round the room i.e. better distribution of lights. You can also ask the electrican to have separate on/off switch for the lighting point e.g. my room has 4 on/off buttons, each controlling two lighting points at each sides of the room. Most of the time, we only on two sets of the lighting points at Study Room (nearer to the study table). In a way, we are reducing our energy consumption by half. For our MBR, we only on one set of lighting points. L-box will free up the centre portion of the ceiling such that you may install ceiling fan - which is best in ensuring air circulation.
  8. Glass backing (or glass backsplash) means a piece of glass that is stick to the wall area especially near the washing and cooking area. Since these areas are prone to mositure and grease, by having a glass/stainless steel backing, it makes cleaning much easier. If do tiling, need to clean the grouts which could be tedious. You may refer to the pictures of my kitchen in my T-blog. I have installed glass backing throughout the cabinet length.
  9. My Kitchen wall is also painted. Actually most of the wall surface will be covered by the kitchen cabinet, fridge, backsplash, washing machine etc... will be quite a waste of money to use tiling since it is extremely expensive to do so. Painting is easier, cheaper and it works well. Just choose the paint that is washable.
  10. I am also a satisfied customer of MGL Curtain (served by May). Very knowledgeable about the fabrics and systems. Non-pushy and make good recommendation. The workmanship of the curtain are great and the installation is fuse free as well.
  11. My main concern with using tiles as kitchen counter top is that it is extremely difficult to clean the grout i.e. gaps betwen the tiles. With all the cooking and washing, the grout will eventually accumulate dirts and moulds that is impossible to remove. My parents used to have those in the past.
  12. My home's window also come with a film. As mine is full glass window panel, the film is actually a safety film which will increase the durability of the glass panel against accidental knocks. However, mine has a different colour. You can call up those company doing window film. Ask them to check if your film is a safety film or is it a normal solar film. If it is a normal solar film, you can ask the company to replace/remove them for you. If it is a safety film, you might want to check if it is allowed to be removed. You wanna check with Steven Chua (9199 7789)? He did the solar film for me and my parents. Reliable and reasonably priced.
  13. In Feng Shui, it is advisable to have "Ming Ting An Shi" meaning your living room area must be bright whereas the bedroom should not be too bright. Not to say that it has to be dark but at least not too much sunlight that could affect you sleep e.g. wake you up from sleep early in the morning. The easiest and most economical way to reduce sunlight in room is to install curtain. Choose a black out curtain which will be able to cut out most of the sunlight.
  14. I don't think LF is suitable for kitchen unless your kitchen is purely for display. Else, there will inevitably be moisture (even if it is just washing of cups). Wood will expand when it is moisted and thus expand. Your LF will pop up in no time. I would classify kitchen as a heavy duty place within a house. Thus I am willing to invest a bit more in it since any unprovision will create maintenance/functional issues in the future.
  15. If you plan to have rain shower, then you will need a storage water heater. If not, I would recommend instant heater since it consume less energy.
