Hdb's Ruling On Min Platform Height

I am caught in a dilemma now....Need some urgent help from u guys...

I am planning to do a platform for my living room. The issue is my living room windows is within the platform area. My contractor had submitted the request to erect this platform and HDB had approved it with a few conditions:

Hardwood platform on floor **** room

14/01/2011 ; Arch: On condition:;a) No storage is allowed within the platform.;b) The side of the platform must be sealed

up by non combustible material. ;c) Min 1m parapet height from platform level. Fixed grille must be provided if parapet

height is less than 1m.

The 3rd condition states that there must be a min 1m height from the platform level to the windows, else a FIXED grill must be installed. I called up HDB to clarify with the technical officer and was told that the meaning of FIXED grill is that it can still be open when necessary (and can be lock). However, my contractor insisted that it is those really fixed one and thus cannot be open or locked.

This has put me into a very difficult situation as my contractor wants a black & white from the HDB technical officer to remove the 3rd condition but the HDB technical officer refused to issue one and said he had never encountered such request for B&W from a contractor. The HDB technical officer had even questioned me how long my contractor had been in the business. I mean WTH ???!!!! How I know the answer to his question ?? The contractor is not my father....

The thing is our contractor thinks "fixed" means those cannot be open type and thus if we were to do the platform, we got to change the existing window grill (currently is those lockable type).

What should I do now ? We really hope to do the platform for our living room. Pls help ..........

Hi,

I still don't get that part about locked / fixed issue.

My sister has a wooden platform constructed in her living room for her HDB where her windows (full length) r. It's definitely "locked" or fixed on that part of the floor. There is nothing below the plaform too.

Does the HDB technical officer knows what he's saying?? U could reason out with him: ask for his rationale on the "lockable" type & ask him WHY must be "lockable" type.

If I still don't get a credible answer from him, I'll go seek clarification from higher authorities.

Actually the existing resale unit already has the windows grill installed and it is those lockable type. We just felt if we were to do the platform and need to change to a "fixed" grill will be too troublesome.

BTW, my living room windows is only half height.

Hi,

If you spoken and clarify with the HDB technical officer then should be ok. Just leave your grilles alone first. cos you may change later if the HDB inspector rejected.

HDB TO is correct. Lockable means is fixeable.

how much is it to do the platform? we intend to do 1 for our living room too..and its against the window. any recommendations on affordable and reliable with good workmanship contractor?? pls recommend..

Minimum height clearance :

* 2.6 metres to the underside of upper floor slab

* 2.4 metres to the underside of false ceiling

The void between timber joists beneath platform must not be sealed with cement/other materials

No storage is allowed between the platforms

The side of the platform must be sealed

Platform is not allowed along fire escape route

Maintain a minimum parapet height of 1000mm measured from finished level

Hi, I also facing similar problem. My existing balcony window parapet wall height is only 850mm and as such i will like to do a casement window with bottom fixed panel for our own safety purposes. End up HDB reply that we need to engage PE for this window design. Now we are trying to appeal to waive off this PE thing. Any suggestion guys? Thanks alot

Aiyoh, chge yr contractor lah pls, I did the platform in my MBR but it is also according to HDB ruling. no prob and whether it is fixed grill or not doesnt matter. I recommend u my contractor who is flexible but is following closely to HDB ruling. He did a gd job for me and service very good. Mr Lim 97836443 LS Image. Gd luck!
