Self-Painting 3-Room Resale - What To Look Out For?

On budget so gotta paint myself. 3 room resale about 68sqm.

Just bought so doing some minor reno that includes:

- re-wiring the whole unit

- 2 toilets to overlay

- changing out all the existing lightings & fans & whatever hangs on the wall and ceiling

- shifting DB box

- remove old cornices and just replace with a simple L-box around living room area

And because of all the above fixes - i just realized that when they removed all the old wiring cable boxes, lightings, cornices, the wall is kinda 'ugly' with the old paint residue, screws from the lightings.. as a whole, the wall needs some patching to be done.

I did not factor in these in the quote for reno to get the guys fix these ugly spots.

So now, i still want to paint but need these spots to be patched up.

1. Patch work

- can this DIY?

- how? what to buy?

2. Painting L-box

- i heard i need to apply sealant then paint over.

- what sealant to buy? any specific type or brand? (oil-based, water-based)

3. Painting walls + ceiling

- do i need sealant for these walls & ceiling too?

- what's the process like:

-- sealant required? how many coat? how many cans for 3-room?

-- Base-coat then paint color?

4. Toilet walls & pipes

- do i need to buy special paints for toilet (because it's high-moiture area) to paint the ceiling?

- do i need to apply sealant first then base coat?

- oil or water based ealant?

- the pipes i want to paint over - so need sealant? base-coat then paint?

- Pipes: after colored paint, do i need to apply additional at top coat to protect it from peeling?

even if i am engaging some workers to help me, i would also need to buy the right stuff for them to paint.

Any kind souls out there who has DIY painting whole place before, really appreciate your advice.

need to use nippon oil based sealer, **** smelly.. last time for hdb 3 room flat, i paid painter labor fee and buy nippon easy wash odorless paint from colourland. Painter provided his brush, masking tape and cover

1. u can go to hardware store and buy the wall putty. Use the wall putty to patch any holes with ur fingers and use a scraper to smoothen. Wait for it to dry liao then u can paint over. They are water soluble, so if u make a mistake, can just use a wet cloth to remove.

Actually I will recommend to paint sealer in ur whole house. Reason is that sealer will protect ur walls from external moisture. My flat last time no paint sealer, so after a few years, mold start to grow and will see lots of insects that feeds on mold on ur wall. These buggers are very strong. Spray insecticide, few days later they reappear. Need to use bleach and wipe the walls. But the problem comes back after a few months.



Sealer is very smelly though. Just go to hardware store and ask for sealer. No particular brand. I would paint 2 coats of sealer then finally the paint. Make sure u allow 1 day to dry for each coat. If u super impatient, can go buy a hot air gun (or a hair dryer). Toilet can use normal paint bah. Oil based paint are very messy to paint and to clean up. The "wash and wear" series are quite resistant to moisture though. It is good practice ventilate ur toilet anyway, so ventilate it after bathing to remove moisture.



actually, Nippon paint got contractors to help u paint. u just bring ur floorplan, choose the colours. They will bring their staff to paint for u. They will supply all equipment, so u just pay can liao

- rewiring, require trunking, nails, switches, drill....

- overlay- cement, sand, permit, etc.......sealant

- Do cornice yr own?

Hi guys,

I going to take my new BTO flat soon. Just to check ? am i able to use wall sealer to cover my kitchen wall tile ? My kitchen tile is those hdb standard gloss tile. i feel like covert it to wall feeling instead of tile. Thanks

1 word of caution I learnt the hard way if you're going to paint over the previous paint (without removing it)

I engaged someone to paint over the paint from the previous owner.

The new paint didn't stick well to the old paint so when I used those 3M double sided tape hooks, my painting dropped off because the new paint split from the older base.

I found that the new paint is starting to peel easily even when I used blue tack to put up CNY decor. When pulling the blue tack of, the paint just peels off revealing the old paint under it.

So if you have time, remove the old paint or at least clean before painting over it.
