Our First Home, Mixed Ideas, Mixed Concept

Hi guys,

Me and my wife finally got a good queue number for our BTO application after 11 tries, thus after a long week of approximately 3 years and 4 months, we finally got our keys in May 2015

As usual, the standard HDB 4-room floorplan...

As we have a limited budget, thus we will be making use of the following (in no particular order) for most of our purchases

  • Our friendly neighbour, Malaysia for most of our wall switches, sockets, ceiling fans, storage heater, some lightings
  • Amazon.com
  • Taobao.com

Before key collection, we have sourced out a total of 3 options for our renovation needs, 2 IDs and 1 contractor, eventually choose the contractor, even though there will be no 3D drawings as he is able to explain the various pros and cons in the items that we wish to have and provide solutions and suggestions to many things based on one thing: PRACTICALITY

Scope of works included

DEMOLITION & DISMANTLING & DISPOSAL WORKS

  • To dismantle & dispose, 2 x basin for main bathroom
  • To hack & dispose, 1 x wall in between kitchen & living room

WET WORKS

  • To construct cement fridge, washing machine, & kitchen cabinet based with tile finishing at exposed area.
  • To construct cement shower kerb with tile finishing at exposed area for main bathroom.
  • To make good of wall, floor & ceiling after hacking of wall in between kitchen & living room.
  • To supply labour to install craft stone for living room. (est. 14ft by 8.5ft)

CARPENTRY WORKS

A) Kitchen

  • To supply & construct solid plywood top (20ft), bottom (16ft) plus suspended table (4ft) kitchen cabinet with soft closing handle-less casement door, laminate finishing (Up to 2 selected laminate choices), wooden strip for door, internal white PVC & ABS trimming. Kitchen cabinet consist of 1 set of drawer (small, medium & large), 1set of 2 tier stainless steel dish rack, & 1 x sandblasted glass with aluminium frame top hang door.

B) Living Room

  • To supply & construct (3ft) full height solid plywood shoe cabinet with soft closing casement door, laminate finishing (Up to 2 selected laminate choices), & internal white PVC for living room.

C) Main Bedroom

  • To supply & construct full height wardrobe (6ft) consists of partition wall, internal white PVC pole system, & white aluminum frame with frosted glass sliding door.

D) Bedroom 2

  • To supply & construct (5ft) full height solid plywood aluminum frame sliding door wardrobe with glass/laminate finishing & internal white PVC for main bedroom consist of 3 x drawer with lock & 1 x sliding mirror.

E) Main Bathroom

  • To supply & construct solid plywood casement door vanity low cabinet with laminate finishing & internal white PVC for main bathroom (2ft).

F) Common Bathroom

  • To supply & construct solid plywood casement door vanity low cabinet with laminate finishing & internal white PVC for Common bathroom (3ft).

GENERAL WORKS

  • To supply & install, Kompactop table top for kitchen bottom cabinet (20ft).
  • To provide general floor cleaning after renovation.
  • To provide ICI/Nippon emulsion painting for whole house (up to 6 color for wall & white for ceiling), & piping.
  • To supply & install, 1 set of tempered glass fixed panel & sliding door shower screen for bath/W.C 1, 1 set of tempered glass spray paint backing in between top & bottom kitchen cabinet
  • To supply & install 1 x system 4 1 x 18K BTU & 3 x 9K BTU fancoil unit (Mitsubishi Electric Inverter).
  • To supply & install, Solid surface top for vanity low cabinet at main bedroom. (2ft), Solid surface top for vanity low cabinet at common bathroom. (3ft)

PLUMBING WORKS

  • To supply labour to install of 2 set of toilet accessories. (Material supply by owner)
  • To supply labour to install 1 x basin with hot & cold water taps including connection of water outlet & inlet piping for main bathroom. (Material supply by owner)
  • To supply labour to install 1 x kitchen sink with cold water taps including connection of water inlet & outlet piping for kitchen. (Material supply by owner)
  • To supply labour to install 1 x storage heater connecting to existing HDB provided piping. (Material supply by owner)
ELECTRICAL WORKS
  • To provide labour to install Cooker hob. (Materials supply by owner)
  • To supply & install, 8 x New light point, 2 x Relocation light point, 4 x 2 gang switch, 1 x Heater switch for cooker hood
  • To supply labour to install, 6 x ceiling light fitting, 4 x ceiling fan, 12 x 1.5m track light with 2 x light fitting each
  • 1 x hanging light fitting
  • To supply and install conduit piping for new light point, switch point & power point for whole house

u don't plan to sell this flat rite? Cause i don't think concealing of electrical cables like this is allowed...

Technical Terms and Conditions

1. All wiring installation work must be executed by an EMA licensed electrical worker
2. Embedding of wiring house in metal/high impact PVC conduit in RC slab, beam, column, wall and in wall plaster or other finishes is not allowed
