Dining Area:

Not much for this area except for a dining set that would fit the space and the feel of the look in this space. Saw a couple of dining sets to our likings.

The one that really caught our eye which we saw @ the new furniture shop in Katong I12 but just too bad the width does not fit our requirements. They come only in 200cm or 135cm so either too big or too small...Nothing just nice :( sobs...


Not sure which one we would end up with as yet...headaches all around

Just got news all my hacking plans got approved by HDB :) 1st time approval cool....

Apprently our ID was shocked too claiming this is the first time she got approve at 1st attempt.

Hope all the rest goes smoothly as planned with no headaches once we are done with our 2nd appointment.

***fingers crossed***

Fans for the Home

Dining Area

Opted for a simple 3 blade black fan for the area downgrading from our original intentions for a Haiku Black model here but decided to save $$$ for an area where the fan will be used sparingly perhaps during only meal times. So the attractiveness of low noise, electric saving is not vital here as meal times are ok with a little noise from the fan and since meal time are at most an hour max then the savings in electric bill ain't going to add much.

Verdict: Save 90% on cost of purchase of the fan :)

Living Area

Decided to add a wall mount fan in this are considering the small space means adding a standing fan will take up more space in an area that is already lacking of it. A ceiling fan will not have the necessary clearance for space required so we opted to go with the Matthews Diane fan which fits in a corner and does not look to out of place with it's *****.

MBR Study Area
Same as per living area a space so opted for the same Matthews Diane Model to wind up the area.

This is the area where we decide a purchase of the Haiku warrants the expenditure. It will of course help with the sleek look the fan possess but the power saving helps with the fact that we do not sleep with a/c switched on so the fan would be on at least 8 hours a day say the very least. The quietness of a DC motor fan will also ensure the noise from the fan isn't felt and heard when trying to get our sleep while staying cool.

The rest of the house will then be "wind" up by the standard KDK standing fans which we currently have and we still feel are truly the only brand and model with fans that helps cool the room in this hear we have here.

The Matthews Diane fan is nice. How much does it cost?

Price range are $600-$700 depending on the color but this is RRP not asked for the best price yet :)

Revised 3D Designs

Had another meeting with our ID to revise the original 3D designs and here we are. Minor changes but perhaps a closer feel to the final look.

Our Small Petite Living Room for the Family

Plans to install the Matthews Diane fan at a corner in this area to cool the area and to run LED strip lights under the staircase rail as our lightings for the staircase leading up.

Barn door still not correct yet but will perhaps go with a light wood feel for it so it does not look too heavy with the frames on right on stairs and on left for kitchen.

A flushed to floor cabinet design compared to the original 3D where cabinets came with legs. Ceiling fan inserted into the 3D and the powder coat divider with less lines in its design.

Walk in Wardrobe / MBR Toilet & Study Plus "Wet Area"

Still the move loved area in the house based on 3D for now. Designer suggested the small book shelf flushed with the walk in wardrobe to allow some storage space in the study area which will otherwise not be possible at all after a work desk and chairs go into the area. This study area unseen from angle will also fit the Matthews Diane ceiling fan to provide wind for the area.

The wet area is carved out to allow the dame air to flow out of the MBR shower without causing the MBR to feel damp and wet. The awning will not be tilled in the wet area portion in the service balcony leaving it totally ventilated and clear. Study Area and wet area will also be separated by a powder cast aluminium frame with clear glass and sliding door as we are going after the green house look to this area since we are NS facing so no direct sunlight.

We opted to take out the ventilation window and frame in the toilet to create an open look to the shower area as well. Awning will be tiled with transparent tiles but yet to confirm as we are unsure if we will have to box up eventually due to the support structure for the awning to be built.

Common Toilet 2nd Level

Upper Common Bathroom, we combined the 2 bathrooms into 1 for the upper floor since our 2 kids will be on the upper level with the original MBR now functioning as their "play room" or family room when they grow up. The black space behind the WC is a wall so ignore that space.

We opted to go with T5 LED lights in zig zag manner to provide sufficient lighting to the bathroom and save $ on lighting fixtures. We didn't want to have 2 light spots in the bathroom so decided to go with this T5 suggestion from our ID. We have also decided to situated our washer and dryer in this bathroom as well.


Kitchen

This is our simple kitchen design a compromised from our original intention to combine the dining and kitchen as a "kitchen" but will probably not pass the HDB permits in application so opted to go safe with this layout instead.

The kitchen sink will probably be moved to the side as compared to in this current 3D. Will opt for the Fujioh Slim hood after hearing reviews from stores and many Tbloggers here but with no intention to build top cabinets so area left void :).

Well we have decided to vinyl floor the whole house as the original tiles are in good condition but will not fit the theme we are going with and hacking and relaying of tiles for the lower level is just too costly for the project and we have to arrive at a compromise. Hope we will not live to regret this decision later on. :(

very innovative idea to revamp your EM, does it cost a bomb?

Well forced by circumstances and sleeping habits of our 2 kids.

So we decided to have our own space and their own space sorta as a "separate" :)

河水不犯井水 pardon if chinese fail yeah :)

Also all EM re-modeling don't come with budget pricing :( so have to take the pinch but we have every intention to live in this place so it make sense to do it the way we like to live in it.
