18k Quotation from a referred contractor company ( HDB licensed) 

The good thing about them is that there is no 7% GST 

Just to check is this quotation reasonable? 

 

- supply and install 10ft L shape sliding door wardrobe at Master room 

- Supply and install 5ft sliding door wardrobe at guest room 

- supply and install 12ft top and bottom kitchen cabinet with abs 

- supply and construct kitchen cabinet base 

- supply and install cove-light false ceiling at master room & living hall

- supply and install sliding window at service yard 

- supply and install window grille for whole house 

- supply and construct shower screen for master-bedroom 

- supply and install LED strip for cove light with lighting for master room

- supply and install 12 down light with lighting point

- supply and install 12ft Quartz top 

- supply and install 6ft TV console with feature wall

- supply and install 4ft alter cabinet and 4ft sette cabinet 

- supply and construct platform at both rooms 

(Free) 

- supply and install 4 LED light for 2 toilet, store and service yard 

- supply and install 1 track light at corridor 

- supply and install sink tap 

- general cleaning for whole house 

- Labour install toilet accessory

This contractor sound cheaper but make sure there is no hidden cost for it.

 

Can I have the contractor company name and contact cause I might need them

Hi Jktan,

Since your quotation is from Contractor, the unit costing for each item should be clearly stated. With that Contractor unit costing, you are in a better position to judge is it reasonable for the price quoted. Each item must has a pricing and not all lump together to give you a final figure of $18K.

For example, contractor pricing for top and bottom kitchen cabinet is around $240pfr. For your case 12ftX$240= $2,880. The quoted price for this cabinet should be around this range to be reasonable.

For  "supply and install window grille for whole house", is the grille only the middle portion of the window or the full height of the 3/4 window for your living room? Does it include air con ledge?

I am also sourcing and gotten a few quotations which I have studied and analysed. hahaha. =P

Just to add on: Hidden cost can be something like the measurement not clearly mentioned.
Example, 
a.  supply and construct shower screen for master-bedroom  - the measurement is missing. The contractor assumes you required only 2feet. But you thinking should be 4 feet. The difference of 2 feet makes a difference to your pricing. To avoid fingers pointing, state clearly the measurements for the benefits of both parties.

b.  supply and install 12ft Quartz top  - what is the thickness of this quartz? You assume is 20mm thick, but contractor gotten you only 13mm thickness. How to resolve? By topping up extra money? 

Without clearly stating the measurements in the quotation, both parties will second guess and lead to potential issues once renovation commences.

Can i know what is the standard thickness for Quartz or granite? The thicker the better or?

You can check directly with Lien Hin company- they do Quartz and Granite & Marble.

It should be 20mm thickness. and there is this single & double profiling too.
