    Our 5 rm BTO is now already undergoing renovation. Tiling works and wiring are in progress. Pardon me but let me do some back dating work here. Renovation is really more hectic than we though it would be! We'll let the pictures do the talking. Here is our floor plan. Very typical 5-rm floor plan. Had thought of hacking the wall between bedroom 3 and living room so as to make a, very popular now, semi-enclosed study room complete with glass doors and black frame. This would very much fit into the modern scandi feel. But then did away with it after consultation with our feng shui master. Decided to do away with the wall between our master and bedroom 2 instead! [bEFORE] [AFTER] Much space and light after. Didn't know how much space was the wall hiding! Since I am in the mood of hacking, why not just remove the hideous white plastic box with mesh-like PVC material covering the drainage in the master toilet. Somebody may like it, somebody don't. This was an inital idea that alarmed our ID a bit but then was accepted cause it fitted our design! Alright the picture doesnt do it justice. But trust us, it's a lot bigger with the damned box removed. The black stuff is preparation work for our overlay~~ That's the update for another time..

    Air-Con pipes installation day! My contractor told me he will be there to co-ordinate with the air con pple. being the worried kind, i also took leave to ensure everything goes smoothly. and true enough, my contractor didn't make it at the appointment time. lucky i was there. Took a few photo of the progress first. Wall lining and cornices all up. Cornices (with my living room air con location) Removed the windows and door at the service yard. Leveled the floor at the entrance so that my vinyl can go all the way out

    hijack ur post =p, for me i find that heating up of water will took about 10min or lesser (did not measure but quite long... i could have finish wetting my head and shampoo while waiting for it to become hot) You can leave the electrical power on as the heater will only start to heat up when it detect water running through (when you on the tap) similar to electrical heater....

    Sorry, not much updates as we moved in right after my contractor finished up all the work he can complete and it was rather messy as unpacking is on-going... Only outstanding work left is Kompacplus for my kitchen top, breakfast counter and common bathroom vanity as we chose the "New York Teak" colour and it was out of stock... ETA end June.... I was holding back updates until the house completes with our decorative stuffs and kompacplus so we can have a neat final photo shoot for the whole house... but anyway, here's some photos taken by BPS the day before we moved in... All the decorative items in the photos are gifts from BPS. So nice of them... MBR toilet is using "American Walnut" colour Kompacplus, the top was mounted just in the morning before these photos were taken. My contractor came to install the basin and tap afew hrs later just in time for my move the next day. Pending the mirror and glass backing at my study table. It was installed a week later.

Basically I paid a $500 deposit for it, but am trying to sell it away as we are not getting HERF anymore due to budget constraint.     hi elin1029, maybe just aluminium grills. whatever causes least damage to the walls around it. although my kids are older now (4 and 2 yrs old) and my cats are (hopefully) wiser, still cannot take chances.

    Hi Pockz, Your idea for the sliding glass panel for the kitchen is similar to mine! But mine is 1 fixed glass panel and 2 sliding glass panel of about 90 cm width each. Do you mind sharing your sliding glass panel supplier and the cost for yours? Mine is charging me $3600 for the panels (plus 1 sliding door for kitchen door). Am not sure whether I am getting chopped or not . Hoping to find cheaper alternative.. Thanks!

    ok here my review of the contractor recommended by dan. Engaged him for my reno and what i can say is that he done a good job. Time frame given to him was very very tight bcoz we need to move in to the new house a.s.a.p. Pricing wise very very reasonable when compared to other quotes that i received. Worksmanship all looks good to me. This are the things that i done up for my new house. Total revamp of 2 bathrooms & kitchen, change all the doors, polishing of marble flooring for 3 bdrooms & living, plastering whole house, rewiring whole house, new window grille, new wrought iron gate, new piping for whole house, kitchen cabinets, wardrobes & some other small items. Worth recommending. Can pm me for details.

    Yes, mine done by All best too. The aircon technician indeed suggested a better way to run the piping in spite it went through a longer way and more materials are being used. He explained further and patiently to us why he suggested that way to run the piping and why it gives us a less chance of having leakages and piping maintenance. They will call one day b4 and on the actual day before the appointment, my aircon technician call to make ensure that they are coming for the appointment. I feel they are very responsible, professional and skilful.

    ok, there are retailers who try to cut corners to save $$. eg. they offer you system 3 at (est) $3.4k, generally the air-con mfgr specs will specify wat type of material to use, eg. for insulation, piping, etc. so they cut corners by finding something that qualify for the specs technically but the material could be inferior made or from china. no offence and biased against china products but some are like backyard plant where these products are of low quality, eg. no QC, R&D etc. these will be called alternative offer products in constrn line. so frm there, they can save coz they order in big bulk. eg. bulk order of armflex vs 'alternative products', juz imagine hw much they able to save! basically, for (eg.) $3.4k system 3, you are paying for armflex, and not any other alternative products, why would you settle for less? from my understdg, for this price, it can offer armflex, kflex etc already. whether its condo or HDB, residential air-con basically all the same. SO DO NOT SETTLE FOR LESS, unless they give you 2sets of system 3 at $3.4k the above is commercial reason. technical reason is that if you should use alternative inferior quality products, next time if got leakage, condensation, product deteriorte and require changing, den you will hv a big headache. a vy simple way to differentiate is to touch and feel both the products. i don't know the grey type is it the type i seen b4, coz i ever seen the grey type of insulation which feels like foam. cannot make it to my requirement and std. and also dun be bluff by retailers. air-con trunkings can be hidden in hdb units as well if one do hv cabinet, false ceiling etc. condo is becoz ppl pay $ for nice nice architect design which must incorporate the ultimate ***** different from other condos. usually theirs are not really concealed also. juz imagine if fully concealed, den if got leakage, hw? hack the whole false ceiling? the owner will sue the management until they die man... coz spend so much $ to buy hazzle condo meh? its juz dat in condo, the architect & m&e consultant had design the air-con routing nice nice already. if for those vy ex condo, their air-con are bigger size type, eg. VRV system (these are known as ducted unit) where ducting is used. different from split units.
