    Anyway, since i'm back to renotalk, let me share with you my home experience after 2 years... 1. Recommended my contractor to 2 other friends. Good feedback from the first one, but poor feedback from the second one. Poor feedback mainly because my friend renovated his house during a peak season, and contractor had many projects running together. Contractor fell sick and my friend's renovation was seriously delayed with poor finishings.... all in all, even if you have hired a contractor with good feedback, it's still goes to heng suay to have a good home reno experience. 2. My favourite installations were the individual downlight dimmers in my MBR above my side of the bed and my wife's side. very functional and create a good atmosphere for pre-sleeping mood. At night, I usually switched on only the dimmers in my MBR and dim it to 40%... i can continue reading and my wife can sleep first with her side of the dimmer switched off. Highly recommend that you have dimmers for your bedside lamps. 3. Most useless installation was the lights installed below my suspended TV console in my living room. No use for it ultimately. When you switch on the lights, the glossy floor tiles will reflect the underside of the TV console which is not flattering anyway. 4. Suspended TV console must be small and carry light stuff. My TV console was quite heavy with a very bulky amplifier.. within 1.5 years, it started to tilt... so i have to install metal brackets below to support it.. if given a chance now, i would have hoped to get a TV console all the way to the floor. It will give me more storage space as well and put heavier stuff. 5. Don't lose your rooms. Many friends have regretted knocking down a wall to connect one bedroom to their MBR. Although it gives them much more space in the MBR, all of them regretted when they had a baby and realised having more rooms is more important. So probably my advise is that you can shift the wall dividing your MBR and bedroom so that your MBR is bigger and eat into the space of the bedroom. However, don't knock down the wall and lose the room. 6. When you plan your renovation, always remember storage space is very impt.

    First of all, I would like to start by making a small introduction before going into our renovation details. We had just bought a 36 years old 3NG resale flat in Telok Blangah Drive. The flat was mostly in original condition, which was what we were looking for all the while. Besides, it was also due to the nice and quiet ambient, and amenities nearby. After the First Appointment with HDB, me and my wife discussed who shall we approach for our renovation. This is when we spend a lot of time reading reviews here and there, but there are too many ID companies with mix comments, which make us lost and confused. One of our friend had gave us a contact of her ID that previously renovated her flat, and this is where the whole story begins. After making an appointment with him, we met him on one Saturday afternoon. With the floor plan, we share with him how we wish our new home to be like. He understood clearly what we wanted and gave us the confidence that he could make it come through, our dream home. We trusted him, and that is why we did not approach any other IDs. Till now, our renovation had been started about a month, and definitely we had selected the right person to do it. He is our transformer, transforming a 36 years old flat to a condo-like 3 room flat. What else could I say? We couldn't be any luckier. PS: I've shifted my blog here instead from Community Blog as I think here is more appropriate for blogging our renovation details.

    Scandinavian Modern Farmhouse Inspired Hi Renotalk Folks & Friends, Firstly, many thanks to a lot of the Brothers & Sisters here for the Reno sharing and valuable tips/notes over the past 12 months. I learnt that over the course of planning, it is rather difficult to keep to the budget as we built our dream house. My initial budget has increased almost twice! From wanting to keep it simple and save cost, we have decided to "invest" more for the long term and keep ourselves happier. Preparatory stage (Mar - Aug):- 1) Decided on the overall theme 2) Decided on my essential renovation requirements (family lifestyle, basic fengshui, etc) + Optional requirements (more carpentry, etc) 3) Meet up with recommended ID/contractors to compare quotes and doing research on them. 4) Request to view the ongoing projects for the shortlisted ones to check on workmanship and quality. 5) Confirm actual site conditions(amount of natural light, wind conditions, ceiling beams, etc) and then reassess my design plans, subsequent material selection and colour theme. 6) Enjoying the Reno Journey

    Decided to have a change of new environment. We can't afford to change to a new flat and we really love our location very much. (3minutes walk to the MRT station and 7minutes to the shopping mall.) The next best solution is to renovate the place. And just in time, HDB is here to do Home Improvement Program for my house 2 toilets! When i decided to reno, i started sourcing for IDs and contractors. I had recommendations from friends as well as from RENOTalk's quotation service and forums. Also i was attracted to a particular ID firm's online portfolio. So i started meeting up with numerous IDs to brief them on my needs. Which was really simple. As due to budget constraint and the well kept condition of my current house now, i do not need any extravagant or fanciful reno. My requirements was simple. Living room - Need ideas to utilize the spacious foyer area - TV feature wall and console Kitchen - Hack & Redo L-shape top & bottom kitchen cabinets with counter top. (HDB will hack the current top cabinet to replace water piping and do some waterproofing, no reinstatement on their part) Rooms - Hack existing floor tiles as most of it is already cracked & hollow. Can't do overlay. - Replace with homogenous tiles - Hack and rebuild build in wardrobe for all 3 rooms ( existing one in good condition but as we hack the floor away, the wardrobe will be affected) - TV feature wall in 1 room I met about 8 IDs from renotalk, 4 from friend's recommendation and 1 which i was attracted to. Only 4 of the IDs from renotalk came back to me with a quotation and 1 of them subsequently followed up with a second meet up. My friend's recommendation quote was on the high side and the other one was really very blur. The one that I was attracted to, the guy came and he was patient and we had some chemistry. Will update more later...

    yes, i have to slowly lower the cables from the hole in the middle to the bottom. Makes it more difficult when you subsequently have to add new cables through the middle hole to the bottom where the feature wall is already cluttered with Cables. for example: your Starhub/Mio box will come later and you need to drag a HDMI cable as well.. Or later you buy a sound bar/amplifier and you need to connect to your TV. or Playstation, BluRay Player etc etc. 1. Firstly, depending on how many HDMIs outlets your TV have, prepare the HDMIs in advance. Get at least 3 additional HDMI cables and when they are mounting the TV, together with the TV's HDMI cable and electrical plug, pull all of them together at one go from the centre hole to the bottom... At least when you buy the subsequent stuff, you already have a few HDMI cables ready to connect... 2. Have an extra long nylon string hiding behind the TV, running through the middle hole to the bottom. Any time you need to pull another cable from the hole in middle to the bottom or vice versa, you can tie the cable to the nylon string and pull from the other end... Don't tie the cable at the extreme end of the nylon string.. .keep a good length so that you can pull the string back and reuse it again....

    Lost a long post due to some laptop screwup. Sian to retype everything so shall keep the recording of last weekend events simple. Was informed by ID that the living room tiles are out of stock. So our ID drove us down to Hafary last saturday to rechoose. Despite having a smaller showroom than Ubi branch, the thomson branch has more appealing tile designs. Choose another tile effortlessly. It has similar design just that the colour is slightly darker. The ID then dropped us at a road near Lavendar. The whole stretch of road is filled with shops selling sinks and lightings. Swee! We settled common room and service yard lightings. All our lightings are settled except for toilet lightings. Realized there and then the audiohouse is having some weekend sales. Rush down to the branch near boon keng mrt. Bought 47" TV, Toshiba 47L2450VE, for S$783. Hope that the tv can last for at least 5 years. Finger crossed. On sunday, we went down to IMM Hoe Kee to settle the kitchen sink. We only have two criterias. Firstly, the steel must be 316 instead of 304. 316 steel is more resistant than corrosion and oxidation as compared to 304. The second criteria is that it must have double bowl. In the end, we settled for a blanco naya 9. Together with another tap, the total package is S$468. Bought another stupid stainless bracket for S$30 in order to qualify for free delivery. Will need to settle fridge, washing machine, universal wall bracket for TV coming weekend. Chop chop.

    I've been wondering about instant water heaters for landed property. I know you have written about water heater in a post before but what I am wondering is whether landed property require water heaters with pump. I know HDB flats do not need pump for water heater because of the huge water tank on the roof. Not sure if it is feasible but you could separate electrical phases, eg one part for upstairs and one part for downstairs so that when power goes off, it only affects one part and the other part will still have power running. But this may or not require 2 ELCB, one for upstairs and one for downstairs?

    Phew! Finally learnt how to embed the photos! That took about 20 mins of clicking and deleting... Thankfully, the wifey and I have similar tastes. We both like clean lines and a neutral colour palette of greys, whites and blacks with a bit of brown thrown in. (I love natural wood) She enjoys the slightly scandi look, while I prefer the rawness of the industrial designs. The combination of which I found is really popular on this forum! So we've had plenty of inspiration to draw from and here's a few pics of what rocked our socks. This is a motorcycle cafe in sydney called Deus Ex Machina. Not only are their coffees good, they also do custom bikes right there in the store!     Thanks for the very good points. In fact I have a friend who can get me staff discount for Schneider switches, after which prices will be just slightly higher than LeGrand.. Should I just go for Schneider instead? Head tells me so, but my eyes like the matt finish of LeGrand's silvers and greys.. Any advice?

    [back to Table of Contents] As can be seen from the photos of my dining area and room, my standard ceiling design for places where I want to put a ceiling fan is to have a false ceiling at the sides, with cove lighting and downlights. This works for me. I do not have any problem with flickering lights even with fan switched on. For cove lights, I originally intended to put LED strip lighting but changed my mind halfway and used normal T5 tubes instead. First, I was afraid that the LED lights might not be strong enough. Secondly, I did not know how to buy the LED strips and was afraid of buying the wrong thing. However, for my dining area cabinet, I did use Philips LED strip lighting. No regrets. I have a 5 m strip on top and a 2 m strip in the middle. The strip on top seems brighter, probably because it is reflecting off a white background, while the one in the middle seems more subdued, probably because it is shining onto the open cavity. As far as I can remember, Philips LED strips come in 2 lengths: 1 m and 5 m. They can be daisy chained up to certain length (which I forgot). Interestingly, you can cut the LED strip at designated areas every 5 cm. Notice the scissors marking.

    It's nice to know that you can get it at a steep discount. However I believe the cost of the system should not even be 60% of the selling price after shipment to Singapore. Recently i got to know a person who used to do hylux. The e filters they getodeon factory is a mere fraction of the selling price they were selling the systems here. Thus I think it's still not really direct but merely a higher discount and cutting out the agent here. However this system is still an alkaline water wannabe whose main role is the filter rather than to provide Health benefits. A check with the company show they are dealing with all kinds of water systems ( which is why it is based in Malaysia), so I dun think they are focused on health but rather to have a complete water solution for customers. Just my personal opinion

    I samuel, Interesting u said jupiter cost beyond 2k... I got mine for mid 1k... Acutally there are many models to choose from...Enagic is correct as it cost 6k here if I am not wrong. The issue is that if u want to buy a water ionizer.. And its for HEALTH reason, won't it be a right to get it from the right people? If I am not jupiter is produced in korea which is endored there by the KFDA as a medical device. I don't think china endorses that. My main concern is yes the price is CHEAP but do customer trust Chinese product especially for health reasons? I will never compromise my family health... Uinless they buck up from all the health scare....
