    You are better off buying your own stuff than to patronize those shops. Taobao may be a better venue, many others are getting lightings from TB now. I settle my dining, living and kitchen, 4 lights for RMB830. And these arent that shabby lights either.

    Got my keys in late Dec 2013 and finally after months and months, weeks and weeks of meeting IDs, contractors of all shapes and kinds. When most of the neighbours in the same estate have already moved in.(Sometimes, do feel abit awkward when the neighbours have already moved in for months and we are at still at the prospecting stage of the renovation, meeting IDs,contractor at our flat for dicussion.) After countless of meeting, we finally managed to commission a ID to do up our BTO flat and the works will be starting on friday. Our ID have also drafted a plan for the delivery of the work. Friday- Haulage work Saturday-Tiling and meeting the electrician (Will consider to get my contact if the price is too steep). Monday-Build partition, Aircon installation, Aluminium work measurement Tuesday - Vesak Day(No work) Wednesday - Electrical work, Glass works measurement Thursday - Painting of flat Friday - Painting of flat Saturday - Painting of flat( Delivery of items required for renovation items, lights, storage heater,kitchen sink,tap,mini spray, spray valve, miscellaneous accessories, cooker hood and hob ) Monday - Lights installations

    we are halfway to complete our 4 room flat renovation. some of the good stuffs done by the sub-contractor that we absolutely love it. the kitchen cement walls, done by the tiler. Though it was his first attempt for such request but he did it anyway!

    Hello! I am preparing to move into my flat soon but i still can't find a good curtain maker with quality curtain and inexpensive pricing! I got my old curtains from this Ang Mo Kio Factory last time but they closed already i think, i went down last time because of Money Thrift King that channel 8 show, very worth it one, but... Been to a few shops and the quality of their so called "Europe" fabrics feels so different from the ones i have at home leh, the ones i had even after washing still feels so smooth and good, like the lady promised. Help me please, not willing to settle for scammer products :/ anyone knows any really good quality curtain makers, preferably as cost saving as the money thrift king show one? Thank you so much!     Looking for Contractor for my 4 room BTO kitchen , I am looking at under $4k. I know is abit hard but really don't have anymore money to do .My reno loan was rejected by all banks in Singapore.Right now only wanna reno my kitchen and move in asap. As for the rest of the reno works will do bit by bit once I save up enough money . Pls HELP

    Hi everyone I'm pretty much a newbie and quite inspired to start a blog after reading so many. So just want to blog down my journey and maybe see if I can start a writing career. Hehe Just a side note on my housing. I sold my 4-room HDB at Telok Blangah and bought a 3-room HDB at Clementi. Total downgrade but also toal debt-free. Fully paid off my 3-room with no loan. Future planning, I can still buy another house 5yrs later with 80% loan. Sold and bought my house with NO AGENTS at all. So that saved me almost 10K in commission. So for those who want to save more for your renovations, make an effort and do it yourself. Its not really that hard actually. All the processes are in the HDB website. Next up, collecting keys on the 22nd of Sept. Coincides with wife bday so that is like the most expensive bday present ever for her haha. Have looked into a few IDs and started comparing quotes. Will share my experience below. I did not contact like many as some of the people here did. I only got into contact with 4. Miss Karen.G - My former id/contractor who did my previous house and had first priority. She started her own company 2-3yrs back and is basically a 1 woman show. Her schedule was full so she can't help to quote and help with our project. However we were relieved she turned it down cos she was quite pricey but definitely no complain on delivery and workmanship. Hence the slight premium in price. Easily 20% higher. Plus she was featured in renovation and lifestyle magazines many times. So in a way, we can save on that premium haha. Mr Nick.P - happen to chance upon his blogpage on his projects. He did a 3-room which had a similar concept that we wanted. So emailed him and asked for a meeting. He called in the morning the next day and within that same afternoon he managed to squeeze out a time to meet me at Lavender. Nice young humble chap, and I think he also started this new company with his partner. Later did I find out that he is actually the chief designer. Went thru what we wanted and asked for a quote. Very quiet throughout the meeting and you be wondering if he was even listening or understand. But I must say his free hand drawing is very good. chatted for an hr plus, and he said he will contact me 1 week later and even fixed a date that he will call me back. Not much of a first impression but nice enough chap. Mr Vicent.G - Recommended by a friend who also did her 3-room flat in Commonwealth. Nice design and i must say pretty good workmanship. Went up to his office, pretty cramp to squeeze in 3 person located at Chinatown. All kinds of reno and lifestyle books in the office. Also another young man with one look you can tell his the arty farty kind of person. His more into design and lifestyle planning for your house. And base on my fren's house quotes, he is not cheap either. Nevertheless still checked him out and see what he can offer. Great listener, and gave his full attention. Siad he will go thru the floor plan and give us a quote and some ideas within a week. Mr Andy - Saw his name on one of the blog here about his pricing and workmanship. He is purely contractor and not an ID. But after meeting him, never felt any spark or chemistry and the whole thing ended within 30mins. He shot down quite a few ideas saying HDB won't approve and stuff. But still promise to deliver his quote in a week. So a week has passed. Nick called on the promised date. Brought his assistant along. Came with a quote and even a layout planing of the house. Despite me thinking that he wasn't listening at all, he actually drew out all the details that I wanted on the layout plan. And this time he impressed me with his drawing again. He drew a cabinet upside down so that he can show me as he was sitting across the table. Reasonable quote as well as it exceeded slight out of my budget by a few thousand. By the way my budget was 35K and I really have many things to do. However he charges GST as well, so that sets it back to another 2-3k. Nick later also informed that he has his own carpentry. thats why he can give a better rate in terms of carpentry. The rest of the trade like window and grilles and aircon, he recommened we get our own contacts as it can be cheaper but he will still help to co-ordinate. Cos if we use his contact, he will mark up a profit too and make the quote higher. So I guess thats another point for honesty. Vincent sent an email saying he operates different from other IDs. He's into project managment meaning he will design the house and send his design to his various contractor and get the best quote. So i figured that's just a nice way of saying, 'Thanks for giving me the chance to quote, but I dont think I want to do your project.' haha Andy also sent in his quote. Quite compeitive with Nick. Some items he is cheap and certain items Nick is cheap. But then still no chemistry and I've always felt he's some cold Frankenstein. He may be good in his workmanship, but will have totally no or zero ID input. Another week passed We decided to go with Nick after seeing a project that he has done. My wife and I agreed that his workmanship is not as good as the previous ID we had for our old house. But it wasn't that bad. Afterall that unit was handed over almost 6 months ago. So it could be the home owner so we gave him the benefit of the doubt. Plus he has been very prompt in his replies and queries that we have and he gave pretty good advice in terms of functionalites and design. He also arranged a banker for us should we want to get a reno loan which we did. So let's hope all things goes well.

    Hey everybody! After reading many of the forums here on Renotalk, I'm extremely pleased to say that it is finally my turn to do my renovation. My flat: Buangkok Vale @ Buangkok Green Size: 4 room A short story on my flat: Actually keys to the flat were given out in March 2013, but I had just then filed for a divorce with my ex-husband. Finally obtaining my legal documents from the Courts in June, I made an appeal to HDB to retain the flat with my name and my son's name, and after 1 year of struggling with non-responses from HDB, i have just only collected my keys to the flat in early August. After doing the necessary rites and etc, here are some pics of my flat! (1 year worth of dust on the floor has already been swept and mopped!)     Hi all, Have been hesitating and finally decided to start a t-blog to document our first renovation journey. We collected our keys back in April 2014 and spent 3 months meeting close to 10 IDs/contractor. We confirmed the last ID we met as we were too tired of the process and we thought they have the qualities and experience that we needed. We confirmed our ID on 13 July and works officially started on 1 Sep. Here's our floor plan. It is a 4-room premium BTO in the north east.

    Hi all, i have just creat an account just for asking experts like you guys, you see, recently i have just purchase a HDB 3 room flat and was very very curios to place a partition/divider on my living room as when my main door open, it can see the window if there is no partition/divider... can it be placed in this way? the dining tables will be behind the partition/divider. for example: when wind blow in my main door, then block by partition, the wind go into my kitchen as my kitchen does not have any door, is it okay??

    Today's update: We realised that one of contractor J's in charge forgot to conceal our TV wiring in the brickwall box up!! He was so busy that day coordinating the installation of the cabinets and kitchen/toilet kerbs that he didn't stop the tiler doing the craftbricks and he overlayed the entire wall instead. Anyway I already anticipated some screw up but this is quite upsetting for me cause I wanted my brickwall to be perfect with the TV mounted on it. Now there are several options which hubby is discussing with them but either way its no longer the same. Well, screw ups are typical in renovation as long as its not too major. Like for e.g. I bought some stuff which the size didn't fit etc etc but I learn from them and understand that some measurements during reno is not just so straightforward. Apart from this, so far Contractor J has been very accommodating and doing up everything according to schedule + the walk in wardrobe he has done up is beyond amazing - no major screw up until this brickwall (and its not his fault, his worker) so yap, I can't complain, can I. Kitchen cabinet will be up next week! Till then ... Craftbricks purchased from Taobao, SUPER DUPER LOVIN' IT!

    I've spoken to #ImageCreativeDesign, 2 big guys & Inspiration Living Homestyle. Dylan from ICD liaised with me and I must say he is lack of knowledge, speaks poorly & have a very poor sense of humor. We went down twice and the 1st time, he lied to us over the telephone saying he has drawn out something and would like to discuss with us, so we took a cab all the way from Bishan to only found out that there was nothing. When I spoke to him of the items I want, he can't visualise and the materials he did not understand and to make things worst, he didn't quite understand him too. Most of the simple stuff which I've requested he didn't seemed to understand. He wanted us to sign up for his package right on the spot but we refused, however we asked for a layout drawing which we are willing to pay $200 should we take up his package, it will be waived. I didn't have faith in him but I know exactly what I want so without him it's still workable. We rushed down the 2nd time from work to take a look at the drawings. It wasn't properly executed and he tried to bull**** his way with his lack of knowledge and again wants us to sign up with his package immediately. We explained that we have other 2 to look at. He's once again asked us to sign on the dotted lines which we didn't. So we asked for the drawings to be brought back with us to do a comparison with others. Anyway, I've already paid for $200 so technically the drawing is ours to keep but he refused to give it to us & I said to call his boss on the spot. I am quite sure he didn't call, cos he just went around the corner pretending to call and came back fast. We were pissed off because if we are not interested, we wouldn't have taken taxis all the way to their office. I don't see what's the big deal because the drawing is awful & he's just a joke. Another thing I need to mention is strangely he "decided on a black/white theme" for us which we didn't even mentioned. The stuff I asked him to draw it in were not there & the tiles etc are all wrong. He should just quit his day job. For 2 Big Guys, I met up with Au. I can tell they haven't done much but he's way more knowledgable & brighter than Dylan. I work in a firm that does infrastructure so technically I know what needs to be done, what can or cannot be done. His quotation is more steep but I feel happier talking to him. Currently I am dealing with Luke from Inspiration Living Homestyle. The total work will come to 42K for my 4A resale which I think is reasonable. He provides valid suggestion and feedback on the things we want, if it's not workable he won't BS his way unlike Dylan. We are going with ILH and will start work after 15 September.

    HI DorisChin, thanks for your encouragment. Well personally there's no really perfect way to select a contractor. But I hope the following helps. - Know what you want and set a budget first. It will help you sieve out which contractor/ID you can afford. Even if you have no idea or concept of your house yet, then at least set a budget. - The rest like design and workmanship you have to go by faith liao. Even if you ask to look at their reference or past projects, they will only show you the good ones. But a good ID will help draw out your style preference. I'm sure we all roughly have an idea of what we want for our house but sometimes loses the words to express it. - As to choose ID or contractor. If you really have an idea, it's cheaper to get a contractor that just listen to you and get the work done. Usually contractor that specialises in carpentry will have an edge over others cos carpentry is probably the main works of the house. But there are some ID that has their own trade so you have to find out too. Like my ID has his own carpentry, so therefore his carpentry works can be cheaper then other IDs who have no trade and sub everything out to others. That's also the other reason why IDs are more expensive. Cos they mark up everything that the sub-con that quote them. -Check to see if they have any good/bad reviews here. - Lastly, just have faith and be confident of your choice. Renovation is a life experience. Chemistry and feel of the vibes with the ID can play a role. Like Sixth Sense. Some ID u meet u will know they just can't make it. haha Hope the tips help.

    Will i recommend my ID? Overall we are satisfied with his work. the reno itself was 90% smooth with no major hiccups. he met our expectations in terms of how the design turned out (did not exceed expectations but i put it down to not enough budget from us), and most importantly, he worked very well within our budget. he managed to provide all the things we had requested for (ie. platform bed, built in cabinets, overlay toilets, etc) and at the same time squeezed in the cast iron door and half wall at the kitchen (which we only asked for a simple glass door). as such we felt like our budget was well utilised and our house feels pretty complete. We believe he is someone who is not just talk-only, no action. in many areas he has helped us to resolve problems quietly, pushed for better solutions and sometimes suggesting things that might eat into his profit-margin (Such as extra tiling for the MBR toilet box-up, lowering the box-up to hide the aircon trunks etc). Perhaps because he is young, he still has the drive and passion for desogn, unlike some older IDs who sometimes give textbook style templates. and it is easier for us to communicate as well. if we complain about certain things not being done on time or properly during the reno process, he will call us immediately to resolve. we even whatsapp him in the late night and he will still respond frequently. he also helped us with things outside his main scope, like intro and liaise with electrician, aircon man, curtains vendor etc. sometimes accompanying us to choose furniture, lights and sanitaryware. and we are thankful that he is often on-site to ensure that his workers follow the design accurately. of course there were times when we were upset and angry, when he didnt manage our expectations well, and sometimes installation was delayed here and there. but we see these as part & parcel of reno process. afterall it can't be all smooth. We leave it to you whether you are interested to use this ID or not, as different people could have different experience with him, depending on your brief and the suitability of his ideas. We are happy with our choice, and that's really lucky for us! =)

    Sharing some of my DIY tasks, as it seemed for the past weeks i have been sharing ID contacts. Previously or few months back, i was looking around and searching for various windows film contractors to give a quote for my flat. In the end, i was quoted about average of $300++ for the 3 rooms. But since i have too much free time on my hands, i decide to diy myself. My first attempt, there are alot of imperfections in my first attempt. From the applying , pasting and cutting processes, end up with wastage of some loose pieces of window films which are odd size or too small to be use again. the imperfection could be seen by enlarging the picture, i would probably redo this again when i am bought. My 2nd attempt and subsequent attempt was much better, as i fine-tune and improvise with some diy "tools", resulting in a much smoother cut and application of the film in the process. The whole diy window film for my flat, cost about $70. (Windows film cost about $50, the rest of the costs are for the materials for cleaning the windows, but in the end i realize, it is actually not required after some fine-tune in my process.)The tools are just good to have, so it would probably cost less than $50 to diy windows film on your own which i believe should be the cost price of windows film contractors. To those who attempt to DIY, 1)please dun fix your windows grilles first, apply the first film before you get contractors to install grilles, if not you will have a harder time installing and cutting it due to the frame of the grilles. 2)please clean your windows inner side thoroughly before you apply and ensure that you have patience and time for it. Pro of DIY film 1)More design,materials and pattern to choose from 2)Definitely much cheaper, cost about less than a fraction of what i was quoted. 3)Feel proud to see my own handiwork 4)Self-customization Cons 1)Time consuming 2)Need to clean your windows and own mess afterwards. :bangwall: After completing the of my film, One fine day, when i was at AMK Central, i notice that the shops there are selling windows film at about $2 per box. , which is much cheaper. Although i am not sure about the quality and design.

    last but not least, our kitchen. i spend quite a bit of time here and im glad we invested abit more on the kitchen. on a separate note, i've been noticing dead fruit flies on the inside of my fridge for a couple of days now. anyone has experienced this and know how to get rid of them permanently? i dont see any alive ones so i dont think they flew in and got freezed to death. everytime we remove the flies, the next day there will be others. it's a new fridge so i dont know what is the reason. subway tiles with our black hood. love this! absorbs the smell of cooking. bottles for sauces and oil, and jars for salt, pepper and sugar. garlic and pasta storage jars

    Common toilet - the colors and tones here are much different from the mood exuded by the MBR toilet. this is more neutral with just white and shades of brown. personally i think the mbr toilet is nicer in real life, but the common toilet is more photogenic. haha. Which do you prefer? starting to feel like our house is not that industrial afterall. hahah. feels abit more rustic with the choice of material and furnishings. we overlaid only one side of the wall, and the rest are hdb tiles. spruced it up with some frames.

    closeup of my fav shoe cabinet =) the vents are slotted in the capentry (ventilation coil that was sprayed black) can put quite a lot of shoes. each slot can squeeze 4 pairs but im keeping to 2 for now, saving the inner space to expand the collection. lol. this part is where the blackboard opens up... quite nice to feature them like in ALDO.

    the other side of the mbr featuring the laundry baskets and ladder to hang some clothes, as well as the kitchen trolley from ikea, which i used to store my beauty items. my vanity table with slots to put my accessories and makeup! <3 my girlfriends all want to have this now. i must admit it is very easy to see at a glance what i have instead of having to dig thru different drawers. also got Second Charm to dip the legs of the stool in pink.

    mbr view of the wardrobe (fitted into the wall between mbr and br2) - forgot to close the right door properly. there is no gap there. as the beam cannot be hacked, the doors flush from ceiling to platform floor) to hide it and give impression of height we extended the white wall with plaster so that one wouldnt be able to see the wardrobe in the mbr until he/she comes into the room, which is perfect for 'hiding' the wardrobe. full length mirror in the doorway

    Hahaha my sister was telling me that nowadays she don’t even need to talk to me about my house renovation anymore because she can just read everything right off my blog here at Renotalk… Wahahaha… Anyway, today’s update will be on my CEILING FAN PURCHASES FROM JOHOR BAHRU! My buddies #MrPW and #MrMuscleDF recommended me to buy my ceiling fans from this store in JB… As I have mentioned before (I think I have), CFO & I have decided to install ceiling fans for our living/dining area & for all 3 bedrooms.. So we’re going to have 4 ceiling fans in total. OK so here’s the deal: I heard from my buddies that the ceiling fans in JB are so much cheaper that they can be up to as much as 50% savings off the price you get in Singapore due to the favourable exchange rate & lower cost of living in JB. This was and still is too good a deal to miss. Till then, CFO & I hardly ever go into Malaysia for anything; because we are so “sua-ku”, gullible and scared. We were too frightened by all the robbery/bribery stories that we heard, and what’s more, you are talking about venturing into an unfamiliar territory compounded by the fact that we have next-to-no grasp of Behasa Melayu… *eerie music in the background* Oh well, I exaggerate. (But eh we really didn’t enter Malaysia that often one lei.) #MrMuscleDF was nice enough to drive CFO & I in during a weekend (thank you to #MrsMuscleDF also for letting us have your hubby for the whole day HAHA. ) to allay some of our fears and to give us an orientation somewhat… We spent about close to 1.5 hours at the shop choosing and conversing with #CalvinTan & #Edgar about suitable designs... We were assisted by a nice young man called #Yan.. Recommend readers to go and ask for him if you do decide to pop by and take a look... hehe.. ADVICE FOR WOULD-BE JOHOR BAHRU VENTURISTS & BUYERS: - Bring enough ringgit; because they apparently don’t take credit cards, - SGD150 tax-free limit per person; if you are in JB for less than 24 hours. (e.g. if you have 4 people going in & out from JB to buy fans, you can purchase goods (no poultry hor) to a consolidated and maximum cost of SGD600 tax-free!!) - Find out your maximum-allowed fan diameter & preferred colour from your ID first before you go in, so as to avoid having to pay roaming charges. - Fan models sold in Malaysia are slightly different from those sold in Singapore. (e.g. You can get 48” KDK baby fans in Singapore, but the KDK Baby fans in JB only go up to 44”) - Bring trolleys, or lorries, or cars, or muscle-men… ANYTHING that will help you heave those heavy-donkey fans WILL BE MUCH NEEDED. I promised to share good lobangs here and in my opinion, this will help to reduce the tension on those purse strings of ours...     My first house purchase. A kitchen mixer from insani. Received the goods in good order. Satisfied as of now. Hope it works after installation. I got the rest of the shower accessories from Heritage and sanitary wares from wasser bath. My 60 inch big *** fan... i opt for white as the living room is not really that big...and having a black thing towering above me gives me a feeling of having a giant moth above me... My fav SONY brand tv.. I am a sucker for Sony products... the only samsung product in my house as i could not afford a fisher .. lol Sonos play bar and subwoofer

    The before reno pics... no need to tell me that the house is already very nice... i know.. cos 101 people already told me that....(even the Aircon man told me that) arghhh but then again... i don't really like modern theme and also hate maintenance of open concept kitchen ... so all have the go!

    Hi Our panels are fixed. The sliding doors are on top hung tracks. =) So far the doors aint that heavy to us but maybe it will be when the glass is up. Think you can explore the option of bi-fold windows for the half wall to get maximum view.

    living area (Sofa from comfort design, coffee table from Journey East. my husband loves the table dearly!) the other side of the living area - my shoe cabinet with blackboard (blanko-ed the wifi password with the arrow sign. hahaha!) im quite happy with this shoe cabinet, as it can hold alot of shoes! abt 4 pairs per slot as it is quite deep. so i still have space to expand my collection there is a settee beside it to sit and wear our shoes. Toilet accessories from taobao - fake rusty tap towel holder Abstract paintings that we leave on the floor of living room bomb shelter feature when opened. (need to find a picture of it closed ahahah!) sorry the photos are abit random. study desk coming today so will have more to share next week of the completed house! =)

    We just got recommended to a Mr Chew. He works from home and would turn up with his samples at your place to do measurements and choosing of materials. Sounds a bit blur and lost on the phone but is quite ok and friendly in real life. He was also helpful in recommending the appropriate colours and materials. We went to Jimmy Textiles previously and they were definitely more expensive. Also, I prefer seeing the materials AT our home rather than at a shop because it was hard to visualise the effect. We got the following: Living: Day curtains (one layer) MBR: 100% blackout and day curtains (two layers) Study: 1 roller blind Kitchen: 1 roller blind Yard (with washing machine, etc): 1 bamboo chick Total cost= S$1050 nett. Mr Chew informed that the MBR materials are from Europe while our living room ones are from Turkey. When we asked for cheaper prices, he said there are the made-in-china ones but in the end, we stayed with our original choices Will try and post up pix once it's done, if anyone's interested!
