  1. Ohhh..cos i never seen a tile-less kitchen before..so is kinda hard for me visualize. Esp when 3sides have tiles and 1 side where the Ikea base cabinet/sink is gonna be are "bald"? or maybe wat reno uncle tell me is some tiles pop out while i visualize whole stretch wall tiles came down!?!?

    I saw the catalogue too.. will hobble down testing personally..btw,..their svc no good,too pushy with sales??y u no get good experience fm them??

    The sales person that attended to us seem a little new:

    1) do not know the price (example: he got to spend 5 mins checking the price after each WC that we like)

    2) keep quoting us price that is more expensive then their ads (example: ads shows SGD288 he will say now got promotion and quote me SGD350)

    3) do not know their product well (example: insisting that the sink is Elkay but it shows Rubine on the sink)

    4) do not know that HDB are not concealed and keep insisting that my plumber will know what to do (reality: an adapter is needed as HDB pipes are outside

    The above are forgivable as he seem sincere and eager to close the deal.

    We spend about 45 min with him. What made us decide to leave is:

    5) The other senior sales person do not want to help him and just let him drown.(he ask them price then they give him black face - It was a morning so not much customer in the shop but all sit there shake leg and not willing to come and ask if he need help)

    The final blow:

    6) he helped us ask about the Rainshower set promo in the website a lady replied loudly to him, "no need see sample, just sell the package can already"

    3-4k is a big amount for us and we will be more comfortable buying from someone who knows the product well and the shop is genuinely interested to sell us a product they believe in.I would want to see the items if I can before i make the decision to purchase. With that I took the guy's card, thanked him and left.

    Anyway just a side note: their package price for their Grohe seem to be quite good so if you are able to get a good discount over the package price. A pretty good deal.


  2. I like the way you narrate, actually it took me 3 times before i noticed that your MahTong is not Mahjong but Toilet Bowl.

    If you are on a budget. Can consider those that comes with a set. Attached a package for your reference.

    Anyway i went down but didnt buy from them because I didnt get a good experience during my trip down.

    System 3: can consider the Midea brand, but remember to buy the extended warranty from gaincity in case the brand is not lasting compared to the japanese brand.

    I think it is about 2.3k compared to 3k for the Mitsubishi Electric one.

    1 steady beautiful MahTong which must be able tahan my daily dating session.

    1 portable induction cooker.. cooking/kitchen not my forte but i can COOK maggie mee and boil water!!

    1 kitchen sink

    1 washbasin..(hopefully got package come free w the mahtong!)

    1 instant heater..aiming the Alpha new model w the rainshower portion de.. :bath:

    1 System 3...ai pi ai ho ai eh leng de model....

    2 bedroom doors as the old ones ai pai buay pai...

    3 wall fans

    1 ceiling fan

    9 energy saving light bulbs

    And I :dunno: what other things that will pop up along the way.


  3. Well we had more or less finalize our quotation now which value at 110K and I told my ID this is the max we can go up to...hopefully everything goes smoothly and no more additional cost.. :bow:

    So u completed yr reno already? any pic to share? :rolleyes:

    It is about 70% up. Just confirmed the design of the kitchen cabinet.

    I try to take some photos my next trip back.

    Mine is relatively simple with a open concept.

    We hacked the whole first floor quite a lot.

  4. My quotation from ID was all above >100K...renovating a EM is really costly...Ouch...

    Initially when we first gotten the unit, we look for many ID and contractor with a budget of 50k.

    However find here find there find everywhere seem like no one can meet our requirement at the budget.

    Those that can meet the budget will ask us to:

    1) Dun use parquet, use laminate. Nowadays laminate as good as parquet

    2) Dun hack the floors la, just overlay also same.

    3) Windows no need change, i use your budget to change things that people can see can liao.

    4) Best one is: Yes i can do at your budget but without a good margin, do you think I will put in full effort in your unit?

    In the end, got a relative friend to do. budget exceeded and still counting.

    Did not expect the reno for a EM to be so much more than a 5I

    Go for nice textured wall paper, will spent about 1k on it.

    Next do a new wardrobe about 1.7k

    Spend about SGD600 on laminated flooring

    TOtal about 3.3k

    This is what i would do with a maximum impact with the least money.


  6. saw that unit for sale too but didnt think too much of the layout except the kitchen had that odd shape. too used to the blocks around this area having the corners like that, some units in block 101 are affected like this too.

    Is this a bad habit or some side effect of buying a flat.

    I have been doing "that" as well for a year or so although i have already gotten my unit in the beginning of the year.

    Seem to become a habit to check the EMs that are available for sale. LOL


  7. Based on the concept of phenomenon 'what kind of luck buy what kind of house', here is what I 'see':

    There seems to be a problem in 2011 this year. There were also setbacks around 2002/2003, as well as in year 2009. This applied to the previous owner of this house, as well as luck of current owner if you are buying this house.

    Next period to be mindful are the year 2015/2016.

    There are no like function in forum.

    But i am quite amazed by the predictions juz by seeing the floor plan and direction.


  8. As mentioned in my profile, I am now learning Time Space Divination Feng Shui from another master.

    As most of you should aware by now, what kind of luck you are now in, you will buy that 'kind' of house according to your luck! You may roam in the Feng shui Forum here and have seen for yourself the type of houses people have bought or lived in. Some have weird layout, some with significant missing corners, some have bad landforms, bad layouts, sharp edges, etc.

    Let's say you have no affinity with your eldest son, the house that you purchased will somehow protray this kind of discord and disharmony with your son for sure! I am a divorcee, and when I bought my flat 12 years ago before I learnt feng shui, it too has the female dominant energy or a divorcee house!! But of course, you may ask if this applies to the stack of units of my block? Answer is NO. There are also how you lay the furniture to facilitate Qi flow, your own luck cycle, and every floor sees things at different perspective. Let's say you are on 3rd floor, surely you will see the sharp roof of neighbouring block, compared to dwellings on 8th or higher floor.

    The house that you have just moved into truly holds the story to your past and present life, be it relationship, marriage, career, health issues, etc. That is how your current environment will affect your future path in such terms.

    Once I have more case studies to demonstrate, I will share it here.

    Is there any prerequisite for the course? Seem to be very interesting.

    The key now is to seek approval from fiancee for me to attend.

    But regarding the above, is there way to mitigate or is that consider fated and no choice got to go through?

    Can please share your contact for your mentioned work there? So you engage your own contractor there? Can also share your experience after the hacking? Engaging any ID or you keep using ur contractor?

    I will prefer to share contacts after the entire project is completed.

    Just to clarify, the 5k is only for hacking, exclusive of making good of the hacked surface


  10. So what's the rule of thumb here? Resale Flat = Hack and Relay and New Flat = Overlay

    Am I correct?

    Hi renoseeker,

    For brand new flats: not allowed to hack for the first 3 years thus no choice but to overlay for kitchen and toilet floor and wall tiles.

    For resale flats: personal preference
