Go down everyday - A flat/apartment finishes in 3-4weeks, no defects after handover.
Go down randomly - Contractually 4weeks, but delay another 2-4weeks. Defects still not cleared by handover time.

White mesh u can buy from places like Homefix, then cut and tie to gate yourself.
Bamboo chick, i did together with my bamboo blinds on balcony... many contractors can do for u, no need any particular one

I know this dilemna
We put up bamboo chick between the living room and balcony. The windows came with ledges outside, and are laid with spiky cat-traps from $2-dollar kind of shops. Main gate has white mesh on the lower 1metres, attached by cable-ties, and not terribly bad-looking..
So far so safe

Browning is easy
I found the trick to it.There is a black tray that u can insert to elevate your baking. Use that and turn to 220 at end of baking.
Muffin's crispy top however, depends pretty much on recipe. For example, recipes where I do rubbing of butter will give crispy tops. I usually bake at 180 too.

Another question...Do carpenters count the foot run of the shared/common portion of L-shaped kitchen cabinet twice? i.e the common connecting section of the L-shape that connects the perpendicular cabinets count twice?Girth is measure. That means 'no' to your question.

We have an IKEA Bedingger sofa-bed in our guestroom, upgraded at Ikea to 'best' mattress available.
Turn out to be a really comfortable sleep. I'm using it for afternoon naps npw
Seahorse-mattress kind of sleepers will like this sofa-bed.

....glass hob too. pretty also no use. u cannot wipe immediately after cooking something. the glass will crackHi pinklady, no need to be overly-careful with the glass hob. I cannot be bothered with coming back for the cleaning job a second time, and thus had been soap-wiping doen my glass hob immediately after cooking for the last 3yrs. More cautious abt blistering my skin against the heated pot-holders than cracking the glass.

Excellent household equipment for spring-cleaning. Use it for all the glass surfaces and it worked satisfactorily. Shower screens' scums can be stubborn, i need to steam them down a few time and remove progressively. There are only toilet and kitchen tiles (all the rest in laminated floor), and the karcher works fine in removing grease.
One more function for the karcher which most of you may not know : Sterilise your garden. I steamed down the balcony-garden and corridor-growing area twice a year. Floor, pots and racks, AND SOIL. Be careful with delicate plants (eg, lavender, of soft-stemmed flowers). Once i steamed a pot of mealy-bug infested plant too, and it worked!
It is a piece of equipment I deem indispensible twice a year. For weekly maintenance, hmm, there are other lighter tools to use.

I think you can look for another contractor.Don't even use a contractor who does not have any license.

Contractors who dun have a license usually have a business-arrangement with a contractor who has a license who will apply for his permit... Double-check to confirm though.

Not me, but many of my neighbours convert their service yards into wet kitchen. Most viable for our layout where the service yard has a long row of window, and floor size is rather big at 3x3m.

Tigerlilly88, just looking at the location and thickness of the study-balcony wall on your plan, that one should be a load-bearing wall. It's unlikely to be approved for hacking through.

Bold lines on the plan means concrete walls. Many are load-bearing (meaning carries structural loads), but not all.
Thus those that are concrete wall and NON-loadbearing, HDB will permit with your engineers endorsement.
