  1. Here's some advice!

    1) You may think of designs, and know what you want in details.

    2) Purchase your own furniture and accessories, will save abit from here.

    3) Cost can be further cut if you can do painting by yourself, save quite abit! :o

    4) Don't go for those IDs offering freebies, in the end you'll still be paying for it.

    5) Not all IDs have 'hidden cost', my parents' renovation went through quite smoothly without much hiccups!

    6) Try to meetup with the shortlisted IDs, especially on-site to ensure a precise quotation!

    I've done a fair bit of research in this area before I began looking for a renovator for my parents' new flat. :P Hope that helps!


  2. Hello! My ID told me that $40-$45k should be sufficient, however that would depend on the measurements (cabinets) and material used. With much respect, I'm afraid that a 5-room flat it's highly impossible to reach 20-30k, especially if you require custom-made carpentry.   3. Online purchases very risky leh, but the fun is the 'opening-of-package'...... ;)

    What if you paid for it, but it came broken? o.o You'll have to pay for shipments back and forth just for exchange.

    For such expensive items, I wouldn't dare to risk it! ><


  4. I think Nippon paint has this new range of new paints that look like wallpaper leh. LOL

    I personally like the gold and silver series! But I think looks better against spotlights on feature wall. :D

    Wallpaper, if you rent/sell the property out afterwards, will the tenants complain? It should be sticky?? :o


  5. Adding on:

    • Avoid firms that offer tons of freebies, ugly truth but there is no free lunch in the world. :P Most probably the amount will be marked-up somewhere.....
    • Avoid firms that quote you a very low price, most probably what you'll be getting will be monkeys since you're paying peanuts.
    • If you are able to, it is advisable to shortlist and visit the company personally. If it's big enough and have their own carpentry etc, it's unlikely that they'll run away with your 20k.
    • Don't shortlist ID firms because of the quotation they give, most of them have 'hidden charges' which you will only see once you signed the contract :P

    Summary: Know what you want, visit the shortlisted IDs for an exact quotation instead of expecting a 'Estimated' quotation based in email/phone conversations.

    If budget is a problem, you may want to get rid of some 'optional' requirements that you can probably do it yourself. (Painting etc)

    Thus if your ID is quoting you 20k for a 40k job, and throwing in freebies / tons of FOC items, RUN.

    Just a personal thought, :P


  6. What's ID? Approximately 350k for the whole renovation... the renovater kept pushing blames away.

    For an example, our floor plan supposedly had power sockets in all the toilets however the renovater forgotten/overlooked on installing them hence all the toilets now did not have any sockets. Then, he tried to say the floorplan did not inc sockets in the toilets and then saying sockets were not allowed in toilets. After much negotiation, he agreed to compensate about 500-600 for each toilet.

    I mean Interior Designer. 350k? o.o Are you staying in a private estate?
