    Congratulation on your new house!

    Im pretty new in this forum. Just placed deposit for my new place and has since been hooked on renotalk for past 3 weeks..! As is my 1st house, I'm really quite loss on how to go about with reno.. Ive learnt a lot from all the fellow "renoster" here...Haha it means reno-monster (is compliment ya!) coz I am soooo amaze by you people on the way you guys buy things from TB and JB! :wub: But at the same time, the more im reading the forum, the more stress I am... :(

    I have contacted 4 designers and waiting for their quotations... I am keen to buy some lightings, facets and shower sets etc from TB too... Can you advise when is the good time for me to order and to receive the goods? Currently I do not have place to store them...Also, how do you know what sink size to buy? I mean I see that your kitchen cabinet is not up yet..ehhh...how you know if it will fit nicely?

    Hope you can share some advice...TIA!

    basically u need to plan your schedule. I can only say its a good time to start sourcing your items now. i took about 2 months to find reliable sellers and finding out what i need. so once your id is confirm, get a schedule from them. from there u can plan when to buy and when they will arrive. and also minimize the time needed for storage. I can recommend my id who can help to buy TB stuff and plan the storage and delivery time. as for the sink, you can buy any size, when the time for you to do the kithcen cabinet, give them the dimensions of your sink and they will cut the hole according to your size.

    Sorry for the late reply. I have been busy with the house fixing and the final parts of it. My island is 800 x 2100. the table is another 1400. so if you add up its about 3500 in length total. We initally wanted to do a 5000 length extending it to the living room but realise it might be a little too much for a 3 room. Will be installing the table top tomrw. so once everything is up, i will post the photos up. Thanks for following it


  3. Today is confirmation of all carpentry works. This is like after a week of designing and changing and re-working out the final costs of all the carpentry works. Finally came to an agreement of design, practicability and cost to satisfy all conditions. Painting of all the rooms are done. Last minor touch-up for the painting once the carpentry is up

    The kitchen walls are givenan application of epoxy to the cement screed walls. Its effect something that you either hate it or you will love it. Its due to the reaction of the epoxy together with the air and mixture content of the cement screed. The fine hairline cracks will be visible, the patching works especially to the corner of the walls and ceilings will all manifest. Its either you love the natural look if you are really into industrial feel, or you will hate it cos you think its dirty and patchy. Personally, for me it's a love/hate relationship. Have to wait till my wife see and comment on it.

    Next 2 weeks is no work. Just fixing up the vinyl floor strips. It will be 2 weeks of delivery of the rest of the items to be installed in the house. Guess we'll just have to wait and see.


  4. The first batch of TB items are here. Most of the items look good. Nice and simple. Here's some of the photos.

    Washing machine tap. Looks good and solid stainless steel. However the floor trap can't be used. Apparently the floor trap in china is a smaller size. Oh well, it's only $4 so i guess its fine. But if anyone wants a small size stainless steel floor trap, can PM me haha

    Next up, door bell. Battery operated so no need wiring.

    The kitchen sink is in a wooden crate. I got no tools to open. But here are the accessories. Very cool looking tap which comes with a chopping board, stainless steel drainer and 6 piece knife set as free gift

  5. Actually do you have THAT many clothes so much so you need a walk-in wardrobe at the expense of a storeroom? My take is throw away clothes you dun wear for more than 3 months, you will realize you have only a need for that one wardrobe. it's a fanciful idea with a walk-in but unless you have space in your home, I suggest do without, keep your storeroom and it will prove much more handy.

    Unfortunately the storeroom has already been hacked and gone. That was the debate me and my wife had about the storage. Actually the walk-in is for all family members including the children. And not all walk-in space is wardrobe. Quarter of it is actually a cabinet for storage purposes. Plus we are also going to have platform beds to stash stuff that we have to keep and can't throw for sentimental reasons. We don't really like to keep stuff at home, having the store only gives the wife more excuse to hoard stuff that we don't need.

    Not yet, my stuff are still sailing across the sea haha. I will write about all the stuff once I have them. So far from the pics it looks quite classy. I was choosing between this and another brand called Kraus. Kraus is from amazon, and very classy too. But together with shipping its about $600 odd. So I guess the TB one beats them in price haha. Kraus is deeper at 220mm. Heres the link if you want to compare.

    Their depth about 200mm. But just a note if you are buying from them. They charge extra if you want them to be delivered to the forwarder. About RMB 55 more. Paid seperately. And they say will take about 5 days before they send it out from their warehouse. So thot you might want to know.

    You buy from Taobao or Taobao SEA for using NETS and local CC as payment method?

    Which forwarder are you using?

    How much they charge?

    Any tips to share when shop at TB?

    I'm buying from TB SEA. You can actually choose eNeTS from most of the local banks in Singapore. Credit card wise I think they only accept DBS cards.

    I'm using Amcon as my forwarder. Charges as below

    - RMB $ 550 / Cbm2

    - Documentation $35

    - GST 7% base on your value of items

    Basically just have to be more hardworking and see thru the reviews and their ratings. Most of the items I chose are usually the more reliable sellers with those Crown or Diamond ratings. I also look out if they have Gold Medal awarded to them. If possible try to buy items from the same seller. It's more for packing and saving space to buy more items. Usually most of the prices are not much difference, maybe just $2-3. Do take note big items you need to arrange with them to send to Amcon warehouse if you are using them. Cos some items like my kitchen sink and WC don't help to send. You need to arrange and they may charge for additional courier charges as these items are actually self-collection at their designated collection points. Small items are not an issue.

    There's also a real-time internet chat where you can communicate with them or if you have any queries.

    But if you are still not sure on how to manage the buying and arrangement with the forwarder, I can give you a contact where everything can be done for you. Somewhat like an agent, but everything will be done from buying to delivery to your house. Of cos at a small fee.

    I have the same layout as this. Based on your drawing the master toilet can put a bathtub?

    I have measure at my place, if i open a new door for the common room as what is show in the drawing.

    I am left with very little space for the TV console at the living room, in fact only 1.1m

    Technically you can put a bathtub. But from what I understand, may need HDB approval and a PE endorsement. The PE endorsement is the one that may cost you quite a bit. It's due to the loading of the unit whether it can take the weight of the bathtub. I have seen a design that has a bathtub. Shd not be much of a problem. Just the PE endorsement. Might cost about 1.2k just for that signature. Hope your ID has a good and cheap one to recommend.

    As for the TV console, unless u custom make. It not most TV console is at least 1.2m and above. Plus if you getting a 40 inch TV, it's already about 1-1.2m in size. So overall look might seem a bit out of scale. Unless you getting a smaller TV, then proportionately looking shd be ok.


  10. Day 21 of renovation

    Came back to take a look at the house and found that I have no main door at all!! Its like an open house to a refugee camp, haha. House is now secured by a flimsy metal gate with a number lock. Wonder if this is common. They have cement screed the living and bedrooms. They are still in the process of waterproofing the common toilet and the kitchen. However tiles have already been placed in the MBR toilet. At least 1 thing is complete.

    I was told that the kitchen tiles shipment has also been delayed. was suppose to arrived on the 10th, but it looks like it will only arrive end of the week which is tomrw. ID said he will plaster the walls and ceiling first. It should not pose any delays so lets keep the fingers cross.

    My TB items have all reached Amcon. They are supposed to be shipped out today. So it shd reach latest 10 days from now. Can't wait for the items to arrived. Hopefully all in good hands. I must say most of the sellers or the delivery service in China are very good. The kitchen sink seller says it will take 7-10 days to reach the warehouse but they only took 5 days. It all is good, then the next shipments will be mostly furnitures.


  11. Finally, the long awaited revised 3D Drawings. Overall accuracy about 85% as some of the fixtures are not ours. But the look and the feel is what we are looking at. Found out that the TV console area is a bit bare as we didn't want a TV feature wall. But I guess we will do something about it later. The kid's room feature wall is also not flowing with the children's room theme. Have discuss with the ID and he will fix up something.

    Well we will see how the actual house will look like after it's fully completed.
