    Got my keys in late Dec 2013 and finally after months and months, weeks and weeks of meeting IDs, contractors of all shapes and kinds. When most of the neighbours in the same estate have already moved in.(Sometimes, do feel abit awkward when the neighbours have already moved in for months and we are at still at the prospecting stage of the renovation, meeting IDs,contractor at our flat for dicussion.)

    After countless of meeting, we finally managed to commission a ID to do up our BTO flat and the works will be starting on friday.

    Our ID have also drafted a plan for the delivery of the work.

    Friday- Haulage work

    Saturday-Tiling and meeting the electrician (Will consider to get my contact if the price is too steep).

    Monday-Build partition, Aircon installation, Aluminium work measurement

    Tuesday - Vesak Day(No work)

    Wednesday - Electrical work, Glass works measurement

    Thursday - Painting of flat

    Friday - Painting of flat

    Saturday - Painting of flat( Delivery of items required for renovation items, lights, storage heater,kitchen sink,tap,mini spray, spray valve, miscellaneous accessories, cooker hood and hob )

    Monday - Lights installations


  3. Today my window contractor came to measure my windows. I'm using my own contractor to do the windows cos it's cheaper than my ID. My ID also suggested to get my own contractor too as he also subs out to others. It's good to have such advise from ID who doesn't mind if u use another contractor. It's not like some ID/contractor who wants to earn on everything. He even said he would help co-ordinate with the windows contractor on the renovation schedule.

    In general windows and grilles contractor can be easily found and would usually be cheaper than contractor or ID. That is if the contractor or ID that you hire has this item as their own trade. Also usually windows and grilles doesn't affect the rest of the items that you are renovating. It's pretty much quite independent. The only thing that will affect is probably if u are tiling the walls in the kitchen or toilets. Otherwise once your hacking (if any) is done, they can pretty much start anytime.

    I got my window contractor from this forum. Quite reputable and despite not having a website, he does have a FB page to showcase his projects. Pricing is pretty much competitive but for reliability and workmanship, I guess paying more is fine. I even got him to do glass doors for both my toilets. I wanted to let him do my rubbish chute cover too, but he declined as he advise it's better to let my ID cover it for better interfacing. Another contractor who gives good advises and not try to earn as much as he could.

    Congrats on getting your own flat too!

    Oh, there is a seller's agent but he is not required to attend the first appointment with me la :dunno: .

    Without an agent, buying a HDB resale flat is do-able but just that needs to do up a lot of homework. I like the marble flooring. My MBR and common room flooring are terrazzo flooring though. Wonder if anyone has any lobangs on polishing?

  5. Today my breakfast table Crystal hanging lamp arrived, and the merchant had sent some replacement of the scratch crystal ball for my dining table. Now headache time, I need to self assemble all these crystal ....... Haizzzzz but worth it lar, pay lesser a few hundred dollars if comparing buying it in Singapore. I will try !!!

    Very lucky to met this honest seller in AE, a big LIKE for this store!

    Today my breakfast table Crystal hanging lamp arrived, and the merchant had sent some replacement of the scratch crystal ball for my dining table. Now headache time, I need to self assemble all these crystal ....... Haizzzzz but worth it lar, pay lesser a few hundred dollars if comparing buying it in Singapore. I will try !!!

    Yes, I saved a bit there but it came with a lot of headaches for not engaging buyer's agent.

    Had to go through a lot of heartaches (such as seller's agents refusing to follow up with me when they learnt I'm on my own or chancing upon unit that I like and advertised by agent who is not the appointed seller's agent etc etc) before I found this unit. Thank God I met this unit's seller agent. A very nice chap who happens to be staying in the same area for the past 30 years, same as me.

    My unit is at Jurong West St 52, 3A flat. Will upload the floor plan and before-reno pictures shortly.

    By the way, I'm really glad to chance upon this forum as I was wondering what to do with the marble flooring in my living room and terrazzo flooring in both my bedrooms. So glad I managed to pick up a tip or two on how to salvage these flooring ... ... another saving there! :good:


  7. 08.08.2014 8.45am - I attended my first appointment with HDB on my own; no seller agent, no buyer agent, no seller. Feels awfully happy that I am finally owning a property on my own! :good:

    03.10.2014 - looking forward to my 2nd appointment and keys collection @ law firm.

  8. Hi vuzu, I bought my unit consider cheap at $339k.Clementi Location most asking 370k and above for a 3 rm unit, Original Condition so alot of thing to be done.

    So nice of you to not charge your seller for extension, HDB recently change a rule that Buyer can charge Seller if they ask for extension to stay.

    My 1st Appt is 26th August so still quite far away from getting key.

    Congratulations on your new home purchase! I was also looking at Clementi but gave up after a while and chose Jurong West St 52. I'm getting my keys on 3.10.14 :) Look forward to seeing the transformation of your new flat!

  9. The look of the Solid Brass Water Power Kitchen Faucet Swivel Spout Pull Out Vessel Sink Mixer Tap after installed, and lastly the glass backing is up. I must say, the entire house is 95% similar to the 3D proposed by my ID. Mr Javerson will arrange his company Photographer for a photo shoot next week. We shall see how similar.

    Hi Bro,

    I like your kitchen's design a lot. Can upload pictures of how you place your washing machine? Can pm me your ID/contractor's contact? How much did it cost you for this renovation? Your house looks like a 3A design to me.

    Being a Buddhist, I had follow whatever knowledge I know gather from the website. I personally think that, all these are in our heart. So I follow some fellow friends advise for the Kai Men ritual. As this unit I bought belongs to JTC, so it doesn't have much to hack. Now the pressure is on my ID.......... The 3D drawing presented, we shall see how similar when the renovation completes, the renovation outcome will be update day by day!

    At this point of time, I will not say what company I engaged, which ID working with me now, but to state out the process during my meetings with IDS........... I had contacted almost 15 of them, but I only meet up 5.

    - The very first one is a lady from from Add design. She came with another ID during our appointment. A long conversation and is quite please to see them quite pro. But the reply isn't prompt. I text this ID and she took many days to reply my text, so I decide to give it a miss.

    - The second one is also a lady ID from 3D innovative, Miss Rachel. Very punctual, very well knowledge and very prompt in replying calls and texts. I meet this ID 3 times in total and whats app each other very frequent. A very dedicated ID with very good knowledge in Renovation. I decided to meet her in her showroom....... WoW....... impressed!!!! Straight away short listed her because her proposal is somewhere near my criteria.

    - The third one is the ID I engaged now. A cheerful young guy with very experience knowledge , proposal and pricing a little way off my initial budget but something impress me, his hardworking and patient . I will not write too much about him right now, judge him after the Reno completes.

    - The forth one is a young lady name Wendy, from (K@leido) a spamming ID firm Interior. A very young lady just came into this trade. A very cheerful and nice character. And one thing I am impress is, this lady is not pushy at all, she love to share and learn......... She knows that I will not engaged her, but we still talk for 4-5 hours. The quotation of hers is way too much my initial budget, so I give her a miss. But we still keep in touch. She will have room to be a great ID in future.

    - Finally the last ID I met is from (My de sign). Mr Roger. A ID with a lot of ideas. I met him twice, and the final day was the full quotation. When I read through the quotes, I found that his hacking works is 2 times more expensive than all the quotes, he told me his cost is higher, so I decide to give him a miss too as it's really the most expensive among the rest.

    At the end of the day, I shortlisted Miss Rachel & Mr J. Both designers ideas and proposal are quite similar, but Miss Rachel from 3D quotation is about 3k more expensive. So among this two IDs I have to decide on who to engaged. A very hard decision to make as both of them are the type of IDs I am expecting to work with. At the end of the day, I called this two IDs up, being very straight forward to them, asking them to give me the Final quote that they can offer and from there I will decide which one to pen.

    Conclusion, I sign with Mr J. As comparing apple to apple, Mr J proposal is almost similar to Miss Rachel, and the final price is lower by around 2.5k. I felt very bad as Miss Rachel is very pro and I did not engaged her for this project, if I have 2 houses to Renovate, Miss Rachel will definitely holds one. Thank you Rachel, you are one of the best ID I come across. Good luck to you!!!

    Hi,

    Your unit's layout looks a bit like mine. I also just bought a JTC unit and the facing is exactly the same as yours. And there's nothing much to hack as well. From the picture, I'm guessing your unit is located at Jurong West? I'm collecting my keys on 3.10.2014.
