@trcd why would you have to restore it? I'm curious as you know I knocked 2 into one since one was a WC room and the other a shower...not WC in both toilets. My friend sold her 3 room corner which she had joined 2 toilets into one. She didn't have to restore. Or are you worried it's harder to sell having only 1 toilet?

@Catt I was advised that buyers prefer to have the option, so yeah, it's easier to sell off. Although I personally think that quite a number of people would enjoy having a bigger bathroom than 2 tiny ones!  Also, my mum feels that guests should not use the MBR bathroom haha... If there are 2, they can always use the common toilet instead!

  2. My HIP is approaching soon... Am in a dilemma and wondering if I should combine both bathrooms (knock down the dividing wall) and have a more spacious bathroom, or stick to having 2 separate ones. Haiz.

1 bathroom is much easier to maintain than having 2, but it's the same area. The thought of having to restore to original condition if I eventually sell, is quite the deterrent.

Anyone has done that? Care to share?

Thanks for the recommendation, @trcd! I hope to get track lights for the living room and kitchen, and pendant lights for other spaces. Just track lights would be kinda boring :p. Recently ordered this light for my MBR (via ezbuy prime). Thought it would go well with my platform bed!

Very zen looking! Love the warm light... The casing is frosted glass or plastic?

Hope some renotalkers can help with the following questions.

    1) my main contractor will be doing whole house rewiring as part of the reno. I assume the standard material they will use is pvc casing for the wires. If I want to use metal conduit pipes instead, will i be expected to to supply them myself? (Just like i am expected to supply all lights myself).

    2) any recommendations for decently priced track lighting in Sg? (I am planning to go to JB to looksee, but a bit worried abt installing non-sg safety certified electrical stuff in my home, so am still considering whether to just get em in sg)

I find Ch*n Hu*t quite reasonable and there is also some room for negotiation.

Are you getting track lights for the whole place?

I have heard of many who purchased from Malaysia and they turned out okay. I would think as long as you do not overload your outlets, there ought to be lesser risks. There are also members who get their lightings from Taobao. I was quite hesitant to deal with the problems (damage in transit, or its failure, or electrical risks) so I got my lightings from local shops and an online european lighting store.

    From SCDF:

Fire Safety Advisories to Prevent Electrical Fires:
    Never overload electrical outlets with electrical appliances;
    Always switch off appliances when they are not in use;
    Check the condition of wires regularly. Frayed wires or cracked cords should be replaced or repaired immediately;
Do not run wires under carpets or mats and keep wires away from hot surfaces; and
Use electrical plugs which carry the SAFETY Mark.

I was raring to start shopping months ago, but had to wait cos there would be no space for the new stuff in my current space. Finally got to start in late dec/ early jan, with my custom-made platform bed, followed by cooker hob and hood as the first major purchases. Also chose my fridge at courts toa payoh when i had to go to hdb hub to collect my keys 2 wks ago! Will write more abt those appliances in a separate post.

Sneak peek of my custom-made platform fm here: https://www.facebook.com/pnrcustom/.   It is made up of individual boxes which can be taken apart and moved to another room/house. The two boxes at the bedhead area are 90cm by 60cm while the rest are 60 by 60 cm. The middle box at the end of the bed is a drawer. The configurations can be customised to yr preference. Price is 2k plus. I am planning to sleep on it with just a futon mattress, jap style, instead of a thick mattress, so i can easily open up the boxes whenever i want.

Interesting concept, @bie18 ! Surprised that P&R are going into custom-made stuff! Are the individual boxes easy to dismantle?

Which hob did you end up purchasing? Actually you can start shopping and request for the items to be delivered at a later date!

I've attached a photo of my kitchen tiles on my t-blog (did not want to clog up yours!). Took the photo earlier, with lighting from a 28W LED :)

    Short Update 19 Jan 2017

So I have to share all the good, the bad and the ugly right?

On New Year's Eve, I discovered that my shoe cabinet was infested by wood-eating larva which develop into beetles when full-grown. The beetle looks black and the larva is off-white. I'm not sure what species it is.

Anyway, I discovered it as there were funny track mark-type bumps under the inner white laminate of the cabinet. And holes!! and sawdust at the bottom of the cabinet. And the body of a beetle-like creature! Argggh. I threw away the body as I was too distraught. Initially I wanted to just clear out all the holes (I found about 4 holes with tunnels) and then put in wood-filler and call it a day.

Then as I was applying the wood-filler, I noticed more bumps under the laminate. Since there were already holes, I decided to cut open the bumps with a penknife. There were soft bits of pulpy wood underneath, not solid like the rest of the plywood. I didn't see anything. Then I noticed a tiny hole in the tunnel and poked it with a toothpick.

YUCK!! A larva was pulled out. I tried to take a picture of it, but since it is whitish, it is hard to see, but I could see it there, stabbed by my toothpick, glistening in the torch lighting.

After that I discovered even more bumps and just threw my hands up in the air and called the contractor. That was almost 3 weeks ago. Luckily the carpenter came back and installed a new cabinet for me. I hope it is just this cabinet and not ALL the plywood built-ins in the entire house. I will just die. I guess the wood he obtained was not treated properly. And I am lucky they took responsibility to change it as they initially came with a tube of sealant to just seal the holes made by the larva.

    YUCKS See the worm??!

    zkhb4n.jpg

These were two holes made at one side of the cabinet and were smaller.

    bfpedx.jpg

Since the carpenter came down yesterday, they also sealed the bottom of the kitchen cabinets for me (yay no more entombing cockroach fears) and fixed one of the sliding doors of the wardrobe which had gotten wonky (Apparently the pulley/wheel inside broke or went off-track).

So the only thing I have to do now is to patch the paint around the shoe cabinet myself, as they had to remove the infested cabinet and the removal damaged the paint.

    Wheeew!

This is absolutely horrifying and disgusting!!  Glad that it's all resolved now.

What a nightmare when you should be enjoying the new place.

When morning comes, I'm going to scan my cupboards with a flashlight and make sure there are no tunnel bumps anywhere......

I suspect it's the heater.... I have to use the booster with that showerhead to get a full flow. My other half doesn't turn on the booster as she hates the noise. But without it like not shiok! Takes so long to wash hair. My kitchen tap pressure sucks. I tried going outside to turn up the pressure... didn't realise that the pipe is 'locked'. I wonder if I can call up HDB to turn it up? I think neighbours would have the same problem.

My kitchen tap pressure is ok - it's just the bathroom shower that has very poor pressure.

I called PUB who got the town council plumber to check on it - mine has been turned to the maximum apparently... You can give them a call. The uncle was punctual (surprise, surprise) and dropped by on a Sat.

AFTER (actually nothing has changed since I took the last reno pics..toilet only... don't think there's anything spectacular).

Ok let me take a moment here to gush about the showerhead which I bought from Qoo10. This is my 3rd showerhead since I've been really displeased with the water pressure and amount coming out at my floor level. I went through a Hansgrohe and the original showerhead that came with the Rubine booster pump instant heater. Together with this Qoo10 showerhead and the booster pump, I get a really decent amount of water for my shower. Wish I could do the same thing for my kitchen tap.

    Utility Room:

For completeness, here's a photo of our utility room now. We didn't change anything except to paint the walls and re-tile the floor. I also re-purposed the utility room into a pseudo sun-room. Initially I was worried that I had misjudged the use of the room as a sunroom because it is tiny. I was afraid clothes wouldn't dry fast enough. After a week of daily laundering, I'm confident to say that it takes cotton tees 2-3 hours to dry fully and jeans take 6 hrs to overnight. The wind coming in from Mt Faber/ Telok Blangah Hill is pretty strong.

    jhzy2u.jpg

There are two racks in this room (one is hidden behind the wall to the right), and the reason why we have one rack positioned in front of the door is because it didn't occur to me to install the ceiling clothes rack towards the left rather than right side of the room. If I put another rack on the right hand side of the room, it will hinder the lowering of the rack.

See. Never Plan Properly. But if I have folks over for a party, I guess I will close the utility room door. Out of sight, out of mind.

    That's all folks!

    Congrats on moving in!!!! :drunk:

I must say how I love the look of the kitchen floor tiles and the bathroom tiles. Looking sweet. If I ever have another reno, i'm getting those tiles.

Thanks for the link to the shower head! I'm ordering one as I type... My water pressure sucks and it's upsetting me so much that I'm contemplating changing the whole heater. I have no idea if it's the water pressure or the water heater that is causing that... Also very awkward to ask neighbours 'eh, how is your water pressure?'

And at least you have a utility room to hang clothes! Mine will be in the kitchen. Tak glam.

Thank you all so much for the useful inputs!

It has been a hectic month for me as I was overseas most of the time and had to squeeze time out for contractor/ID sourcing. Almost wanted to give up and just get the next person who replies my email hahahaha but thank god I had the privilege of getting a sincere contractor who don't mind helping me out with so many things.

What i was pretty impressed was that he has been very prompt in replying my emails, able to give me what I want, even tho some of the stuff I didnt tell him, I have no idea how he read my mind honestly speaking. So I'm gonna meet him this upcoming week on site to discuss further and hopefully able to seal the deal and start cracking.

Meanwhile, I have already started carting some stuff from Taobao and just settled my bed (very important item imo hahahhaa).

    Sneak peek!

    Will continue to update!!!

Till then, thank you for reading hehehehe

Looks comfortable! Are you getting the whole platform (as shown in photo)?

I use Goo Gone to remove stickers, price tags etc. Sometimes for glass, I use turpentine or thinner but need to be careful when using these.

I love Goo Gone! So far I've used it to remove the warning advisory sticker on the fridge, scuff marks on the new tiles, even-out frosted glass, wiped my shoes... ok ok..it's like the American version of the Singapore Tiger Balm/ Ax Oil. Probably can drink Goo Gone to cure illnesses too..joking!!

Hmm, may I suggest trying heat to remove? or rather, a hair dryer?

It's the only reason why I own a hair dryer - the heat melts the adhesive of labels, making them really easy to peel off without using Goo Gone. Be careful and don't burn your fingers though! But Goo Gone works for really stubborn goo from old labels...
