Back to the topic, both @ChrisTanNK & I had the same contractor as i gotten the number from a friend that request for the contact from him. My parent's flat was renovated by this uncle called "chew". He is a down to earth & honest uncle such as that when i play joke on him, he get really nervous instead... uncle chew tag team with his daughter & actually gave honest opinion about some of my "hilarious" ideas. they are not those direct person that immediate oppose to your idea but they actually give u an other alternative way instead. they give me a "worryfree" renovation period & my parents is very pleased with him too! They will write their quote in details where we dont have worry if there is any hidden charge. They also provide us 3D drawings & different range of materials to choose. below will be some pics of my hse reno & some of other ppl's hse renovation which they send me. nowadays ID price are extraordinary high where i would really suggest to go for this contractor instead. in terms of PRICE, QUALITY & CHARACTERISTIC, i believe my contractor will win for sure:D:D:D:D

Prices of renovating a home is getting really crazy in singapore. Me and my husband went to 10+ big firms ID and 3 renovation contractors to get a quote for our new house in matilda edge. All the prices quoted by big firms ID was really huge, came in close to $45-$50k just for my new 5 room bto. My husband and I simply could not afford such huge budget as getting a home had already caused us to wipe out our entire savings and cpf. Listening to most of the horror stories of renovation scams and bad contractor, we went with the more reliable contractor which my sister used for her renovation 2 years ago As we had already know what we want in our new house renovation, we decided to went with direct contractor, the prices were also quite similar other than my contractor which actually give us quite a decent price to work with. We managed to squeeze in quite alot of things from our contractor. My total cost of renovation costed me close to only $35k for vinyl floor, 2 toilet overlay, kitchen cabinets, 3 wardrobes and feature wall + all electrical and plumbing works. So I guess we saved about $10-$15k from the next nearest cheapest quote, and we took the remainder to buy our furnitures and lightings. I guess thats not including that the chances that desginers will charge me extra for every things not listed in the contract. My contractor did alot of extra stuff for us even though it was not listed in the contract. Even though the whole renovation was to be done in 2 months as stipulated in the contract, my contractor did it with 6.5 weeks allowing us to move in just before this chinese new year.

Hi guys, I am getting my bto flat next year. Wish to extend my hdb bto toilet. Wish to ask if anyone has wrote in to hdb and done this successfully before? I dont mind voiding the warranty and do waterproofing on the extended areas. Also appreciate if anyone has a letter template to write in to HDB on this too. Thanks much!

Just want to share my experience on finding a contractor to renovate my new 4RM bto located at Canberra Street. Myself I am not able to take bank loan as my credit report is not good. So I only about to ask my Friend to apply for me a 3rd party renovation loan from the bank. But sad to say the renovation quotation I received from some ID and contractor was around $24k to 26k. My loan from the bank only can approve at $16k. I have no choice to put the renovation on KIV. One day I was looking at internet and Facebook I saw a contractor posting saying that they are able to let client to pay partial amount of the renovation amount in monthly installment. I contacted him and have a met up with him. He quoted me for my renovation @ $23k and I am so lucky that he allow me to pay the balance 7k in monthly installment. The renovation work is still going on and now is awaiting for cabinet to be install. For those who have tight Budget or not enough money for renovation maybe you can pm for my contractor contact. Anyway the amount for installment is base on their comfortable amount. Thank you for reading my post and have a nice day.

Hello everyone!!! Beginning I've been a silent reader for many months now and I thought it should be my turn to contribute what ever I can back to this community! I had this sudden urge to pen down my experiences since we are 3 days away from the ACTUAL renovation. I am surfing the net for all the nitty-gritty stuff for our house, stressing myself out over those and thought coming here might be a good idea at 3am! So here goes! How it started... After my 'then' boyfriend proposed to me last year, we started looking out for properties in the eastern and north-eastern side of Singapore! R (now husband) and I prefer a newly empty space for us to build a home together so naturally our first choice was to ballot for a flat through "sale of balance". We didn't pin our hopes too high cause our queue number was out of the number of available units and there were little units among them which we shortlisted. We started browsing through resale flats for months while R was still optimistic about our ballot (never say die). Months and months of waiting and finally our prayers were answered! We got one of our favorite units! Search Early this year, we finally locked in our first 'love nest' at TPY HDB Hub and we started searching (almost frantically) for both ideal moodboards and ID/Contractors. Before we started anything, we sat down and had a serious discussion about finance. Zero loans. So we have extremely strict budget to work with and we broke it down into 3 sections. Renovation (quote given by ID/Contractor) Electrical (wirings, sockets, switches, lightings) Furnitures & Appliances (Bed, W/C, fridge etc) I must say this budget has been working extremely well for both of us cause we made it as detailed as possible, itemised, and did quite a fair bit of comparison! Be as realistic as possible and ask around with your family or friends for quotes! Most of them are more than happy to share! Back to the search for ID/Contractors. Thanks to renotalk, my knowledge about renovation widened, deepened and saved me from looking too noob infront of those guys. lol. Both R and I prefer engaging an ID because we both lack quite badly in the creative department and we are hoping to minimize the need to liaise between different suppliers or contractors. Nevertheless, all in all we met up with 4 IDs and 2 contractors (semi-ID) over a period of 2 months. This is by far the most tedious process for both of us cause it fried our brains so badly. It's not until we met these professionals that we realised renovation has A LOT, A LOT, A LOT of details and factors to consider. 1) ID A A was the very first ID we met and we had no idea what to expect from the meeting! We met up near my place, he was early, dressed well, pretty young and speaks well. He nervously took out few sheets of papers with drawings on them and I could see his hands trembled a bit. When I saw those papers infront of us, I like him already! He came prepared with proposed space-planning sketches according to my specifications through a 20-mins conversation prior to our meeting! Of course, he also prepared a drafted quotation based on what he drew and the quotation wasn't too bad! Though not all details were captured, he was really patient in jotting down our needs/wants and identifying any potential difficulties in our ideas. We were having our hopes high on this ID and really excited in receiving his revised space-planning sketch and quotation but sadly, he did not send us till almost a month later. 2) ID B We met up with B right after ID A and we weren't really pleased. First of all, he was late for our first meeting, I refused to wait for another 30mins so I called the meeting off. R was being kind and suggested we should give him another chance since he apologised genuinely, we did. Okay, so our first meeting happened and unlike ID A, he is very down-to-earth in both his dressing and his personality! He was punctual, cheerful and very approachable. He also came to us with a draft and he is definitely way more experienced than ID A. As much as he would accommodate all our crazy ideas and wants, he would stop us nicely to inform us of the pros and cons of materials/ placements/ appliances etc and the potential roadblocks we may face. The first meeting with him took 2 hours and he didn't even at any point sneaked a peek at the time. I couldnt remember how long, but he came back to us within 3 days with a hand-sketched space planning + 3D of EVERYTHING we discussed via whatsapp. We could feel his eagerness in our projects and was pretty sincere. I shall continue the rest another day. it's 3.20am now and I should catch some sleep! Will try to post the visuals next time Night night!

Hi everyone! After a 4.5 years long wait, I have finally gotten my keys to my new home. My BTO is located in the west but due to privacy reasons, I will not be disclosing the exact location of my home. I have been following the forum since a couple of years back and today I have decided to start my own thread. I will be sharing my renovation journey, my thoughts and reviews. At the same time, I hope to gain valuable learning points from fellow forummers. This is my floor plan, 3 room 65sqm BTO. I will be sharing the unit with my sibling. Will be doing a tempered glass swing door at the entrance, did considered a bifold door but my ID advised not to use a bifold door as it will make the whole area smaller with the kitchen completely segregated from the living room. Entrance to service yard, love that there is ample amount of sunlight streaming in throughout the day as this area is relatively unblocked as seen by the vast area of trees opposite. However, I heard that the area is slated for further developments so I will enjoy this scenery while it lasts. Only downside is my white cabinet might turn yellow easily due to the sunlight. Service yard, planning to do the auto pole system as this pulley thingy is so annoying.. I will also do a basin here for washing of dirty laundry and shoes, may also do a kerb at the bottom. The problem is, the contractor will have to run a pipe across from the other end.. The pipings will be quite unsightly.. Washing machine will be on this side. Common washroom. Will be doing a vanity cabinet and sliding door shower screen. Tiles and toilet bowl will remain as it is. I'm quite relieved that the tiles design look quite ok. Master bedroom washroom. Similarly for this washroom, tiles and toilet bowl will remain as it is. Will be doing a vanity cabinet and mirror cupboard, as well as a swingdoor shower screen. Master bedroom (it's so small!) I just got my BTO flat done up and the whole process of looking for an ID, going through designs and quotations REPEATEDLY to find the right one was such a hassle. We all working adults, where got time?? Every weekend burned. I heard terrible stories from my friends and colleagues of going with the wrong ID, aside from the obvious money loss, there was also constant worrying and bad fixture of lights, tiling, and water piping issues that made things far worse than you could imagine. Waste time and waste money in the long run. To help young couples like myself or any first time ID experience, I'm going to share with you guys my amazing ID that I chanced upon. I was discussing design plans with another designer (overpriced and not good, can PM me if u wanna avoid potential trouble) at Novena starbucks when I saw Kelvin. Hubby and I noticed he was on his laptop using AutoCAD. Hubby told me this is usually used by architects. We were super impressed with what he was doing (he was shifting furniture from many angles). None of the 4 IDs we discussed with were as professional as this. After our meeting ended, we approached K and asked him if he was an ID. Indeed he was and that was how our reno journey begun. Kelvin was beyond impressive and hardworking. To put simply, his work ethics is amazing His follow ups were really super. His prices were decent and in terms of carpentry, workmanship was good and cheaper than most. We found out that he studied architecture in NUS so he had extremely good knowledge in this aspect. Our reno was extremely user-friendly with no cock ups, especially toilets and kitchens (most of my friends horror stories, were that although the design is nice but not functional in LR. problems start popping out after time, piping issues like washing machine or toilets, as a lot of IDs don't have proper knowledge on how houses are built. they only know design from being a copycat is not enough, create a lot of problems underneath the surface). One thing that really stood out was this: most IDs I work with gave us designs sketch ups or drawings that look good and impressive. This normally drawn by hand. Make a small room look super big and nice. My friends tell me this just a trick, finished product usually disappointing and lousy. when I see drawings from IDs, I get very skeptical. My hubby: The room got so big meh? ID: This design will open up your room. Seamless finishing and more windows, blah blah. For Kelvin, all his designs and floorplans were drawn to exact dimensions. This really help us with choosing the right furnitures and improve our home. No disappointments at all overall, hubby and I are super satisfied and happy with how smooth everything went. Kelvin really gave us a peace of mind, glad to avoid horror stories and start our life in our perfect home. This was longer than expected so I shall end here. Key collection was easy, we got quite an early time slot @ 8.15. Took up the Eqtia fire insurance the night before(online payment), so chop chop go down HDB sign HLE>collect keys>open water and electricity>pay town council bills. My ID is from Absolook, Took up a package from them in Dec 16. just the basic package with a few add ons. Decided to outsource the rest as i believe i can get a better deal. Hello fellow home owners! Mr Z (aka The Boss) and I (aka The Secretary) have been silent readers of this community for quite awhile and started stalking t-blogs since 4 years ago (ever since we applied for our flat)! However, we have only started to be more "hardworking" in sourcing for ideas, concepts and IDs / contractors 2 years ago. We have learnt much from all the valuable sharings from this blog, and would also like to contribute our bits. Our BTO is located in Ang Mo Kio, and it is the first BTO that offered a open concept kitchen. Open concept kitchen means a bigger living room space without having to hack any walls. Sounds good, and so we opted for it But, this option has also resulted in many of our sleepless nights (trying to crack our heads for ideas on how to prevent cooking smells from the rest of the house) for the past 2 years Here's the floor plan: We received the keys in end January this year, a week before CNY. Here's a picture of our house (Can you spot The Boss in this picture? ) The whole renovation process took us 3 months, not inclusive of the delivery of our furniture. We must admit that it took a lot of time and effort to build a house to turn out the way we would like it to be (and also to make our hard-earned $$ worthwhile); nonethless a beautiful and enjoyable experience that we would not regret when we looked back now. Greetings! Wifey and I applied for a 5RM HDB @ Canberra, which is situated between Yishun and Sembawang. Canberra is a non-matured estate with growing facilities. We hope that things will get better, especially when the new Canberra MRT is operational. So let's start off with our floorplan. As ours is from a SOBF: 1) No flooring is included for living and bedrooms - No issues as we wanted a different tiles design. 2) Kitchen wall is included - We wanted an open & close concept kitchen, so this wall must go. 3) Sanitary fittings are included - After looking at the HDB sanitary fittings (toilet bowls, toilet basins, shower heads), they are acceptable and we will not be changing them to save costs. Here is a video of the "Before" reno: Defects Rectification Fortunately, the number of defects are minimal. We had minor defects. The more notable ones are; hairline cracks on wall, rusty door hinges, low water pressure at service yard. BSC took 2 weeks to do the rectifications. Before planning for renovation, I read through this thread which contains useful knowledge from other home owners. We did not want our home to have a "hotel" feel. Therefore we would be going for a bright woody/scandi feel with shades of white, brown, grey.
