  1. hi i do not intendcto get ID as my requirement & budget is not high. i intend to install ceiling fans, false ceiling in living room & lights, whole house nippon painting & some very light plumbing. i already have basic design. i anticipate my budget to be around $10k. no reno needed for kitchen. no need feature wall. shoe cabinet, tv console from ikea. no need for floor or toilet reno. mimimalist design. 1. is there some thing as bca or hdb registered or licensed contractor? cos this will give me some quality assurance. 2. a ID will cooridnate design, hacking, painting, carpentry, plumbing & licnsed electrical works. does a contractor do all this? what i scared is if electrical works, which is hidden, if not done properly then big trouble. thanks in advance for advice & if possible pm me any ctc for good contractor. eugene

  7. Hi, I am newbie to the forum. I would like to ask for some opinions and recommendations. I am receiving my keys next week, 4 room BTO at Punggol Waterway, and I chose to keep the HDB flooring and tiles. I am going for the parisian chic apartment, the one with moulded wall panels and a gilt gold mirror. However my budget is low at $20k and lower. Here are some HDB BTO french design inspirations: From the blog at http://dayre.me/serenaong/ISBhoTdq38 the designer quoted this design to be around $60-$80k. I also like to take inspiration from another BTO example, From this forum at http://renotalk.com/forum/topic/70330-classic-european-american-mixed-home/?page=4 , on renotalk. This cost about $40k according to the poster. Few key elements that I want to have, is: 1) the wainscoting aka chair rail paneling 2) a classic/shaker kitchen cabinet (not the flat laminate) Any recommendations for contractors? or suggestions? I read that IDs are more costly and that would not help me with my <$20k budget. Thank you in advance.
  8. hi all, I went to a few ids and quote price varies a lot from 63k to 72k for my resale 4rm whole house hack, i duno which is reasonable or overcharged. Therefore my friend recommended me his contractor. I find it reasonable and their quality is very good because i saw in my friends house. really nothing to complain at all even to such a fussy person like me. i dont mind paying a bit more on good quality and workmanship.   9. Hi forumers Am not a blogger or writer by any means but I do believe in giving back to the community of renotalk who have provided great insights and advice. Also, to give credit where it is due - hence the short shout out to Alan Design who has done a great job doing up my place. Alan is a contractor with 20 years experience and it shows. His professionalism is commendable e.g. short notice meetings on Sundays, late night replies, patience and understanding. While his strengths lie in contracting (vis a vis Design), his workmanship and pricing is one of the best I have seen. What impressed me the most is his insistence on doing things right despite us constantly rushing him (we were doing marble flooring among many others). For those who have clarity of design and are looking for responsible and capable contractors, I cannot recommend him enough. Am in the final stages of touch up and I have no complaints (thus far). Hopefully i can upload some photos once the house is fully done up. In any case, his mobile is 9889 XXXX. Cheers and best to those who are embarking on their renos.

  11. 5 years ago, I engaged a contractor (an ID company which was formerly at Commonwealth Dr but has sinced moved to Bkt Merah Central) to in-fill a step-down balcony area with cement and level it to the bedroom tiled flooring by removing the sliding door to the balcony and also enclose the roof opening to that area. Thereafter, the entire floor was laid over (without removing the floor tiles in the original bedroom) with wood laminate as recommended by him. We also engaged him to installed cupboards over this extended area which was formerly the balcony. A few months ago, we discovered the laminated floor around the cupboard (which was supposed to have in-filled cement beneath) was sagging and the the laminated floor over the original tiled bedroom area was 'popping upwards'. We called that contractor back and requested him for his opinion and a solution on the scary feel of the foor. He kept denying it has to do with his workmanship but kept pointing to possible water seepage or termites. He said he could not recall what was underneath the laminate and so he took from me a copy of the invoice of the works which I still kept in my files. He said he will go check his record and get back to me. After 3 weeks, I did not hear from him and so my husband and I decided to remove the laminate flooring to investigate what is going on under the laminate. We had to destroy several pieces of the laminates before we discovered that the original tiles in the original bedroom area were popping up. When we removed the laminates around the sunken cupboard area, we found rotting timber and wooden batten. There were no cement in-fill which was in the contract and which was also mentioned in the invoice we paid. We called in different groups of contractors for their opinion and we were advised to go back to seek redress from the errant contractor who did not do the cement in-fill that we paid for. One contractor told us that wood normally starts rotting after 3-4 years since dampness is trapped between the ground (this bedroom is on the ground floor) and the laminate (non breathable), and if the contractor does not want to do wet works, he will get away with it because the result will only shows up after many years like our case which was actually hidden under our cupboard. In order to rectify the situation, I was told the cupboards have to be removed, the rotting timber must be cleared out, cement in-fill done, water-proof cement screed done before a new layer of tile or laminate can be laid on. I sent the analysis and photographs of the whole situation to that contractor, hoping he will offer a solution....but it turned out worse than I expected - he kept denying he used wood at all. I attach here the whatsapp conversation I had with him as well as the photos I sent to him. He did not respond after I asked him "Where did u pour the cement then?" and I noticed he changed his whatsapp profile photo & status after that. Appreciate any forum members' advice on where and how I can seek redress to this situation instead of going the lengthy 'sue him' route. As the flooring is now in a big mess, is it advisable for me to engage another contractor to rectify the situation in the meantime? Are the photos I have taken and posted here sufficient proof to claim against him in the event I have to take legal action or do I have to take more photos after my carpenter removes the cupboard and before the new contractor does the cement in-fill? Hi all, I have a good experience to share regarding my journey to find a good ID/contractor for my condo, I have been searching for about 3 months through online, reno magazines, referral from friends. Initially i was stuck between choosing a contractor or ID. I met up with 4 or 5, and finally settled on my main needs which requires marble tiling and carpentry, with an L shaped wardrobe in my master bedroom, cabinet in my toilet and kitchen. Ernest from Sg carpentry is very creative about my space planning & out of the box designs. He is very sincere to show me his previous works which made me trust him to sign with him, and also advise me what can be done better. No hidden cost unlike some other IDs. Since I have found a good one so I was thinking to share it here for anyone looking for a reliable contractor. They were very responsive & even took the extra effort to help me managed my aircon guy who was fixing up the new aircon when I got tied up at work. I recommended them to my brother & friend.   16. We were surprised that the same ID we engaged is still with 3D Innovations after 5 years of moving in to our 4 room re-sale flat. That goes to show the morale, stability and productivity of the company. We needed experienced ID / contractors with good management and tried our luck to touch base with Jimmy once again. After leaving my request for a free quote in RenoTalk, i received more than 10 phone calls from various IDs. It was quite overwhelming initially when unknown numbers start calling up and introducing their company. I had only a budget of $15k for a re-sale 4RM Flat. Being a newly wed couple, we do not have a big budget after having to pay off the resale flat COV and the wedding expenses can be quite a big plate to finish. We also knew that finding the right ID is so impt as we have heard alot of horror stories from our friends. Out of 10 calls, there was only 1 ID, Jimmy Tan from 3D Innovations that gave us the assurance that with our budget, he can do alot for us, depending on the various elements of reno. We were quite encouraged to hear that and agreed to meet him up. He is a Chinese speaking ID who has impressed us from the very start. As we do not drive, he took the initiative to pick us up from Paya Lebar MRT to the showroom in UBI & vice-versa. He also drove us to the various suppliers to get our home needs. During the past 4 consultations, he was very professional, honest and responsible, gave u a lot of creative & sensible suggestions. He can clearly identify the functions of various spaces and gave us a good visualization through the 3D drawings. Most important thing is-This was done with the best interest on cost-savings for us. Although we exceeded our budget of $15k, we spent a total of $19700. This includes 2 wall features and a false ceiling...and of course the basics like hacking of 2 toilets, changing of kitchen cabinet n built in wardrobe etc...We still find it quite reasonable as he customized to our needs, not just adhering to a standard package. In short, i would say that he is a follow up and follow through ID. He does not recommend unneccesary items to you but instead, assist u to save wherever possible. I would definitely recommend my friends should they required renovation services.

  18. Hi, I'm new here. We will acquire our flat in Aug. It is a 4A corner unit, resale. We are looking to get a contractor to renovate the unit for us but don't know where and how to start. We've contacted Aian Furniture and Renovation, Henry from Impress 21 and H2o Design. Any other contractors to recommend? We are not Mandarin-speaking. Please also advise us on how to start about. We aren't sure what to do. All we know is that if we hire an ID, they will do everything for us. But we're looking to cut costs. Would appreciate all advice, thank you!
  19. We engaged an established company to assist with our renovation. After the first meeting, the ID turned out to be aggressive and wanted to have his way. He refused to allow us to choose any designs we wanted and insisted that he is the interior designer and that he knows best. He refused to make amendments to the quotation and when we complained to the management about this, they mentioned that we have to agree to whatever they say, they cannot amend the contract and that they cannot re-assign our project to another interior designer. Truly shocking for such a large establishment. They forced us to cancel the contract so that they can walk away and take the easy option. Do not trust this company. They are not interior designers. They are HDB registered but not CASE or RADAC registered. There is no customer service here, they are only after quick bucks.

Hi Everyone, Some helps needed here, about a month ago I have engaged a ID company(I shall not reveal the name yet until we have complete our renovation process) after signing up the service provided by the Renotalk. We previously found a ID and had his hand drawn images and measurements but he told us he cannot complete within our time frame so he had to back out. Thus this sudden change had led us needing a ID asap as we no longer want to delay the work. Btw, I got my keys on the 30 Oct, we had asked about 10 different companies for quotations and we are only renovating the entire kitchen with cabinets, granite surfacing, one study table, one wardrobe and false ceiling for living and dining area. My house is resale 4A flat about 93sqm. So we found this ID after finding his quotations are quite similar to our previous ID and after much negotiation we decided to sign the contract with him. However, this is one huge mistake made by us that we did not ask him to state the completion date on the contract and some of the details like granite measurements because we are pretty rush on that day. We signed our contract on the 12Nov, he told us that they will need about two weeks to complete the works. However, we did not want him to do everything on a rush so we gave him 3 weeks to complete, till 5 Dec. After signing the contract, our nightmares began. They started knocking off the old kitchen 3 days after signing the contract and another 3 days after to complete fixing the tiles at the cabinet area. (We did not change our kitchen floor tiles so no permission from HDB required as according to them, thus should take lesser time). We wanted a 3D drawing for the kitchen, they promised to give two days after signing of contract but 3D image of kitchen only came up after about 1.5weeks with the first draft which everything is incorrectly done!(We provided them with our previous ID's hand drawn pictures with measurements.) After another 3-4days they finally came up with a proper drawing but still some amends needed. Two weeks has passed, kitchen base checked, false ceiling was done within a day, checked, some electricity work and power points are done and nothing else going on. For the entire process, we keep calling them asking them to update about the process, but they ignored us most of the time until we got really irritated with them and they start updating us a little. The person who signed the contract with us whom suppose to be the interior designer(he can't even draw free hand) and company's manager did not even come down to check on the progress for the 2 weeks! How irresponsible!! And finally, on Monday 1st Dec, the start of third week, they decided to came down and settle the measurements of the cabinets, wardrobe and study table with us. We settled that day with us requesting hand drawn pictures of the wardrobe compartments and study tables. We clearly told them and give them the green light to start with the kitchen cabinets that night. They told us they might need about 3 more days to complete with the cabinets and installation. We are ok with it just three more days, we are fine. So guess what, they took 3 days to came up with the hand drawn pictures for study table and wardrobe like what?! Other ID we went to only took about a min on the spot to draw out! After confirming the measurements and drawing we gave them the green light for wardrobe and study table. We are prepared for a bit of delayed then. We were too tired with the process and did not bother them for the past 2 days and asked about their progress tonight(6 Dec). Guess what? They only started preparing materials for cabinets and not even start doing them! For wardrobe and study table, don't even mention they did not even bother telling us they did not start with it and suddenly they want to make a measurements again. What the... we were so angry tonight and keep asking them when will you complete the cabinet, until then, they finally said they need another 2 weeks to complete the cabinets! That means we are preparing to wait another 3 weeks to complete everything?! That will already be Christmas! We wanted to move in ASAP but how do we?! I looked through the forum previously and found some good ID. However, when we approach them, they told us they cannot meet our deadline and thus we did not use them. For the one we used, they promised and assured they can complete everything by 5 Dec. We have given them all measurements and drawings and did not even require them to design for us.(I guess they can't design anyway). Now that in the contract we did not state the completion date but we have voice recording of them assuring us it will be done by 5th Dec. I'm not sure what to do now,will you please give me some advise, I'm too tired for this... ):
