  2. Hi everyone: I am totally new in renovation and no idea about cost at all. There is a resale HDB and I haven't get it yet. I have very limit budget so I want to know the general cost of renovation on kitchen. So I can plan my financial first. Use contractor because budget. 4-room HDB 17 years. The house is not well maintained and dirty. But conditions of tiles are still good except balcony area. Below is a rough idea. Basically what I want is: hack some stuff and make new. relocated the basin tower, the hob, and the fridge. 1. Two walls(red area) are cracked on service balcony. What is the reason? Does it can be fixed by hack the wall tiles? 2. The house initially comes with a 1m wall between kitchen and service balcony. But the owner hacked it. Now I want make it back again. No window and no door needed. 3. At kitchen cabinet area, there is a lift to the floor tile (about 30mm). Possible to re-size it? I mean hack some portion and extend some portion. So no need to hack all floor tiles. 4. For the basin tower. Is it made by brick inside? I don't want use wood around basin area.
  3. Hi, my resale flat come with the old school concrete sink+stove support. I'm hoping I won't need to hack it away as it really is very sturdy. I saw once that there is a contractor who can retile it so that it looks modern, but i can't find that post anywhere now Most IDs/contractors I spoke with told me to just hack it off; but i would really like to save it.   5. One of the biggest fears people may have about natural stone is the maintenance it requires. With many individuals increasingly turning to the use of natural materials in the home, granite has become the countertop of choice. Synthetic solid surface materials are no match for the richness, depth, and incredible performance of real granite. Unlike laminates and solid-surface materials, a hot pot or frying pan has no effect on granite’s mirror-like finish. Most importantly, by choosing a granite countertop you not only give your kitchen everlasting performance and beauty, but you also increase the value of your home. Granite is also a very hard mineral and is virtually impervious to abrasions, impact damage and heat. However, the material is prone to cracking due to mechanical stresses caused by repeated heating and cooling. While the seams in between slabs provide some leeway for this repeated expansion and contraction, it is best to keep granite away from sources of large heat fluctuations. You’ll find caring for your natural stone is easy. The best care you can give your natural stone is preventive care. By following a few suggestions, your countertops will last a lifetime while maintaining a brand-new appearance. BASIC CLEANING AND MAINTENANCE 1. AVOID USING CLEANING PRODUCTS WITH ANY KIND OF ACID OR ABRASIVE. Avoid using harsh cleaning agents that contain strong acids/alkaline (e.g. bleach, glass cleaners, ammonia, degreasers) or abrasives (e.g. powdered ceramic/bathroom cleaners) as it can cause the sealant to discolour and scratch. Warm water, mild dishwashing liquid, and soft clean cloth are generally all that’s needed to maintain your granite countertop surface. 2. AVOID SUBJECTING YOUR GRANITE COUNTERTOP TO HEAVY WEIGHTS AND PRESSURE. While hard, granite surfaces are brittle and you should not stand, kneel on, sit or stack heavy objects onto your countertops as they could crack or break. This doesn’t mean that granite is fragile, however, and it’s perfectly capable of supporting microwaves, dish holders and other moderately heavy objects. 3. DO NOT PLACE HOT PANS OR OTHER OBJECTS DIRECTLY ON YOUR COUNTERTOPS. Again, hot objects can cause the sealant to discolour (mainly in dark granites) and/or cracking. Always use a protective barrier between any hot object and granite such as trivet or mat. Unsealed granite countertops do not have this problem, but are highly porous and come with other problems. 4. WIPE OFF SPILLS AS QUICKLY AS POSSIBLE. Sealed granite countertops are surprisingly resilient to stains from citric acid, coffee tea, alcohol, or wine. However, as a preventive measure, wipe up any spills on the countertops within a reasonable amount of time and do not let liquid sit on the countertop overnight. 5. Watch out for oil stains. Granite is most prone to staining by oil – be careful not to place any pots or frying pans with oil traces on the bottom on the countertop surface. Blot oil and acid spills as soon as they happen, and clean with mild soap and warm water to avoid any harm to your countertops. If the oil stains remain, there is a special cleaning procedure for the removal of deep-seated, time-set dirt and grime. A general poultice with baby or baking soda and water is the best remedy. First, moisten the surface of the granite with the same liquid that made the paste. Next, apply the poultice paste to the granite surface about half an inch thick. Tape plastic sheeting over the poultice area, and allow it to sit for 48 hours. Remove the poultice with a spatula, rinse the cleansed area with clean water, wipe off excess water, and allow the surface to dry. 6. RINSE SOAP AND WASHING DETERGENTS OFF TO PREVENT LIME BUILD UP. Rinse with hot clean water on a regular basis and use a paper towel to dry. Another way to remove lime build up , soap scum, stains or dried spills, is to use a straight razor blade in a gentle scraping motion. Do not use lime removal products or cleaning products that contain ammonia, as this will affect the seal on the stone. 7. AVOID HITTING THE SURFACE WITH HARD OBJECTS. Chips in granite are not a common occurrence. When they do happen, chips are most often caused by banging something into the edge of the countertop. Take care when you handle heavy pots and pans around your granite profiles as these are the most prone to cause chipping. If a chip does occur and you find the piece that chipped out, hold on to it. Most of the time it can be epoxied back into place. 8. APPLY SEALERS. The use of sealers is an excellent preventive measure and will encourage the preservation of your granite countertops. Some granite can be very porous. Sealers fill in natural pores and repel spills on the surface, radically reducing the rate of absorption. This gives you time to wipe spills away before they have a chance to penetrate your stone. After the installation process, the granite must be sealed. We recommend a re-application of this sealer annually, or more often for some light granites, to fully maintain the luminosity and avoid stains. Some dark-colored, dense granites (browns, blacks) do not require sealing. When the water or liquid spilled on your countertop fails to bead up when splashed, or you begin to notice a water darkening spot that dries out, this is an indication that your countertop needs to be re-sealed. 9. AVOID STORING CHEMICALS ON THE SURFACE. It’s risky to store chemicals on the surface of your granite countertop in case of spillage. This includes cooking oil, hair products, chemical cleaners and cosmetics.

  19. I started to look for ID since the beginning of Oct 2016, it was a tough especially I'm renovating partial of my house. To cut the story short, just want to share my encounters with some IDs and hope those who are looking for partial renovation can just avoid these IDs as they are totally not interested in small budget (not more than S$30k) 1) Everxxxxn (New co) - Simple and nice showroom which you get to see many material utilized in such a small space. Initial interaction is good. ID came to evaluate the work and dimension. Quotation received after 4 days. No portfolio as ID said he is still compiling. Only 4 to 5 messages exchange and we were pleased. We asked to view their current WIP in the same location which he mentioned. Initially he said ok. After we asked him to arrange, he stopped messaging and no respond thereafter. 2) Pxx Kxxxg - Very friendly and helpful uncle. He came to measure and give lots of advice which are really very practical especially some repair works done by my previous ID. His quote is reasonable. But as my spouse wanted more sleek design and needed more ID input, he wasn't that keen to go with PK. But I've seen their work with my friend and I must say the carpentry work is good. 3) U-xxxe - Saw their showroom and really impressed with their design and workmanship. Talked to Mr Wm for 1 hour. He sound keen to quote and all info was exchanged. After a week, nothing from him. And not expecting. 4) Mxxxx (Sxx Creation) - Spouse wanted to look at the materials, went there and was assigned an ID, most of the materials are quite common, perhaps 3-4 items was new to us. Halfway through the introduction of all the 6000 sq ft area. I'm already felt it's such a waste of time, as the focus should be on what we want then advertising for their suppliers. After a sit down talk using our layout. We realised ID didn't actually paying attention with what we want and kept asking the same questions and forgetting here and there. We constantly repeated ourselves. What put us off is that they required us to make a deposit of S$2k to process their quotation. And kept promoting some S$3k vouchers but refused to list the suppliers which this voucher can be used. We felt uncomfortable and insisted to leave. 3 hours spent just to realised that their carpentry work is really bad and apart from that, those sign with them just have to be careful that they use compressed wood as well. 5) Abxxxxxk - We had a good experience with the ID. Visited the showroom and immediately saw what we actually wanted. The ID came and likes our layout as it gives him lots of ideas and he mentioned that it will allow him to have full play to his professional knowledge. Unfortunately, his quote is sky rocket and what disappointed us was his 2D drawings. Nothing of what we wanted. After all the set back, we turn to Renotalk and found a very popular ID. I called him and he responded within a day despite his busy schedule. 6) Cxxxxx Bxx - He came and definitely we can tell his expertise is there despite his carpentry work is in JB. He gave some advise and to me sounds good because he emphasized on proportion and space planning which helps. I really look forward to his quote and even if its above my budget, I'm willing to stretch it as I believe all the positive review about him are genuine. He promised to give me a quote 4 days later, on the 5th day, I messaged him and hours later he responded that he was busy clearing back log and will give me the following day. But after a week, nothing from him. It's a let down cause at least, he should be professional enough to say he can't quote and not just MIA. We went back to source for ID in the web and found 7) All Axxxx Dxxxxx - Meet up at a residence showflat, nicely and impressively done. Wish my house is like that even it's smaller. Nice chat with the ID (boss). After understanding our requirements, he says he will quote. So we message him 3 days later, but he was in the hospital and without pushing away his responsibility, he frankly told us they are also having tight schedule and couldn't meet our deadline. But being a professional, he refered us to another ID company which he has checked that they have the time slot for us. I must say, such professionalism is hard to find in the Renovation industry nowadays especially he looks so much younger then No: 6. So we are now waiting for our quote again... So much time lost just because some IDs are not gutsy enough to tell us upfront that they can't quote unless its a $$$ amount of renovation.

  21. With so much activity in the kitchen, it's not surprising that the kitchen attracts grime like magnet attracts steel. Cleaning it is unavoidable, so the least we could do is to make the kitchen easy to clean. Choose spill-proof flooring - forget tiles, which are susceptible to stuck dirt in the grouting. Instead, go for engineered-wood or laminate flooring. 3. Get a water-resistant countertop - a quartz or stainless steel top works well to repel stains. 4. Avoid top mount sink - instead, get an integrated sink or an undermount sink to eradicate any chance of your food getting stuck in the corner again! 5. Use an induction stove - glass is the easiest to wipe! What are other tips that you all have to ensure that your kitchen is easy to clean?

We have several meeting at more than half a year ago just to confirm the budget and design, and execute to complete the project after 3 months.   24. Hi everyone! Wondering if anyone has tried or any thoughts about the Stainless Steel System Kitchen | CLEANLADY Series | Cleanlady Kitchen Sinks from Song Cho? It's a stainless steel sink with these dots all over that feels really sturdy and well made. I think the dots make it scratch resistant. It's very very expensive though so I'm hoping for some reviews before I make any decisions! Thanks!
  25. Any good ID to recommend for a living room makeover and construction of a dry kitchen in living area as well. Lots of carpentry and some carpentry modification work required as well. Prefer local carpenters. As I had a very bad experience when renovating my MBR as now the wear and tear shows badly after a year and got worse after 3 years. My cornice was dislodge and now dangling above the wardrobe. Wardrobe door also came off.
