  1. We finished our rather major renovations few months back but just found time to share some pictures. We engaged an ID but in the end, he was doing mainly the wet works (hacking, cementing, marble, tiles, electrical, plumbing etc) and playing more the role of a project co-ordinator. We engaged specialist contractors directly for many parts of the works (cabinets, kitchen, wardrobe, glass works, painting, landscape, pond etc) with my better half doing a lot of the "interior designing" herself! The result is not too bad. Learnt quite a number of things which we can share. This will also serve as a record of our renovation journey.   2. Dear Readers, Fairly new to RenoTalk as I merely just read and see pictures of other's T-Blogs, therefore decided to also share mine journey with everyone. Had friends and family whom encountered contractors/ID that ran away, ended up their money was cheated. Therefore, we were very careful in selecting our ID by ensuring that they are accredited with CaseTrust/RCMA. This is to prevent our money from dissapearing after hearing all those bad experiences... We wanted a home to display our Lego collection, as well as a cozy home to look forward to coming back everyday after work. As I do some baking as my hobby, i will need an open kitchen concept with lots of space to do my stuffs. Here are some details of my home: Location: Woodlands Type of Unit: HDB 4 Room Floor Size: 93m² Theme: Modern + Contemporary + Scandinavian + 15 Shades of Grey (not 50..) Floor Plan: HDB's Proposed Layout: Our Layout: Original's HDB layout is definitely not the layout i'm looking at as I have quite a number of Lego sets to display. These are some of the pictures/feels that I like when i first sourced for ideas/design/layout Moodboard Like all of you, selection of ID is the great headache of all. We were all hyped out and too excited, therefore started looking for ID as early as 2015-2016 after we booked our flat with HDB. FYI, our home is only going to be ready 2Q 2017. ID Selection 1) 3D I****** D****** - Strike Off Been hearing and seeing aloton them via Radio / Tv (RenoAid) as they are getting popular. Been to their showroom, didn't like the vibes of the company as the ID forgotten my appointment with them. Didn't bother to follow up after that, as they seems "too popular" or busy. 2) W**ken - Strike Off Visited them for fun at Tampines, didn't have much interesting ideas from them. Therefore decided to just drop them, as they are unable to think of anything out of the norm as all the proposed design/layout is what i found online. 3) Ciss**n Interior Design - Strike Off Also another ID that is frequently found at expo shows, quite like the home they did up for local celebrity - Judy, which was displayed at the showroom. Person we spoke to was very aggressive and pushy, therefore got quite turn off as during the point of time we were just looking out and finding out prices only. 4) i-Ch*pter - Strike Off Happen to chance upon them at one Star Living Furniture event, the ID we spoke to was quite knowledgeable and has lots of great, creative ideas. If you are looking for great ideas, you can look for him. We didn't select him because the company only offer 1 year warranty and the package is not enticing enough, furthermore hekeep calling me the wrong name ever since day 1. 5) Sk* Cr****** / Mus*e - Strike Off For those that visited the Musee Interior Design Resource Library would definitely come know them, as they are partners with Musee. It's an eye opener for a newbie like me to know about all about renovation and planning for my home, for those wanting to gain some knowledge can go visit them. We didn't eventually chose them because we felt that they want a share in every bit of every business, which makes them too "messy" and not specializing in what they are supposing to do. 6) U**** ID - Strike Off As the raves of the famous K** and Sa***** goes, we decided to also make an appointment with them to find out how good they are. On the 2nd meetup, you can tell that they are very sincere and serious in getting your business. They even do up a mood board and 3D for you to visualize, idont think i have come across any other ID that does this so far. Pretty amaze by what they can do to make you feel pressured. Their ideas are so-so in my opinion, quotation was super over-priced for the amount of work done. Furthermore, every hinges/drawer track provided were not even Excel or Blum. Didn't proceed with them as they only willing to offer 1 year warranty for that overprice quotation. 7) Rezt and Relax - [Selected] Always noticed their expo exhibition, visited them and quite like the vibes of their showroom/style. Made appointment with senior designer JJ and after a few meetup, we feel that the price is slightly on the high side. However, we were made to believe that it was because of the lifetime warranty. We decided to go with them as they are the only ID that offers lifetime warranty and is also backed by CaseTrust 8) Abs*l**k I******* D***** Saw alot of Facebook ads on this company, made appointment with them to just kaypoh kaypoh. The ideas and quotation were quite reasonable, we even manage to negotiate to a 5 years warranty coverage and free upgrade to blum for everything. The quotation were within our budget and best of all, it includes hacking of the 2nd Bedroom to cater my walk in wardrobe! However, we eventually didn't proceed with them because we have signed with R&R. Therefore it has to be of the same brand/series... [Bathroom] - Rain Shower: Grohe Cosmopolitan 200 (Common) + Grohe Euphoria 180 (Master) - Basin Taps: Krisroz 43011C (Common) + Krizros KS35001 High Body (Master) - Toilet Bowl: American Standard AMS 2307 Acacia E Vortex - Bidet Spray: TBA - Accessories: TBA list to be updated, still looking around. Should be getting Grohe Rainshower and other stuffs... any recommendation? [Misc] - Eubiq Powertrack System - Evorich Flooring - Accessories: TBA - Deco Items: TBA Can you believe that we actually place deposit for Evorich Flooring back in early 2016, even way before anything else. We quite like the flexibility of Eubiq in the house (especially the kitchen), therefore we also went ahead to purchase the powertrack system and manage to negotiate a good deal to get additional stuffs.   3. hi, i'm new in this forum but actually i have been following for many month, just recently signed up to share my experience. i recently finished my home reno and i spent a long time looking for ID like you guys. i cam e across this ID by chance on instagram! there are too many IDs now so I was just randomly looking. then i immediately liked what they do (a bit modern raw+industrial but not too over). Actually its just 'she' and her husband, small company. they are very creative and really efficient in their work. i finished my reno (5-room bto) in less than 3 months (although its not alot of work la) i realise nowadys IDs in Singapore like to design alot of flashy and non-authentic things (especially those void deck ones) but i find my ID very original and very sincere in her ideas. for example my study corner sliding doors. most people will just go for aluminum, but its very thick and ugly and she refused to do it in alum, she found contacts to help me get it done in steel, i saw her drawings ver complicated for this part cus got alot of details but i really really loved how it turned out! super slim and sleek doesnt look like the usual HDB style! (picture below when it was just done) She does have a strong opinion in what she thinks is the best sometimes a bit stubborn but still willing to discuss and of course get my approval for everything before excecution. i have had very bad experienes before with ID so i just wanna share this very very positive experiecen with everyone. Hi everyone, we have been following renotalk for a couple of months now, and would like to first of all thank everyone for being so gracious as to share their stories so we first-timers know what to expect. Which is why my hubby and I thought why not share our journey with others too! After reading about the ups and downs many couples face, we are honestly very worried about how this will turn out. We don't have exactly a huge budget also.... So we finally got our keys to our new place at Dawson! Love love love the estate and how the flat actually looks so much like an EC Anyway, back to topic of choosing our id. Think we've read a little bit too much over the past few months until the point where we got confused... so in the end, we decided to go with the safest choice which is with the id who did my bestfriend's house. Their house is so incredibly well-done and we're really hoping ours will turn out just as well! *cross fingers* Plus, it was pretty reasonable considering everything was handled for by our id! During our first consultation with the id, we were asked what kind of look and feel do we like. After doing some research on pinterest/ the internet, we showed our id what we are looking for and specifically told him we want something "artistic yet cosy" you know how some places are really chic looking and stuff but not comfortable? We thought that's not how a house is supposed to be, if it's not cosy, the house is not really a home right? Haha. Here are some of the pics we drew inspiration from!   7. INTRODUCTION Hi everyone, I can finally start sharing my reno journey with you guys (project begins 6th Aug 2018)! This will be our first matrimonial home. We got married 3 years back but as I had a BTO with my mum, we had to wait till 5 year MOP is up before selling current 3rm to share our first home. Last year we also had a baby, so it is high time we get a bigger place as our current home got horribly cluttered without any planned space for 2 additional people. We actually handed over our 1k cheque on the spot within an hour of viewing this home (our 10th). It was spacious, nicely lit and breezy, high floor, nice marble flooring (thought we could save on flooring), not much direct sunlight and non-scheming-looking agents lol. Hope nobody minds I copy the style of presentation from various threads... Unit: 5I Resale @ 1,302 sqftTheme: Mostly Modern (thanks to marble flooring), some luxe, some scandiDuration: 8 weeks (so many holidays this period!)Budget: 80,000 (spending thus far: 79,396 ;_; going to go over budget...) Here is our floor plan: Our current living plan: Major hacking of kitchen and service yard walls for open concept Building cabinet to store ironing board, vacuum cleaners and clothing rail to hang clothes to iron infront of common bathroom Building Kitchen Island Boxing up wall recesses **** room and master bedroom Hacking away store room door, sealing its door and shifting 2 bedroom doors for wardrobe space Bedroom 3 is my work room for sewing, photography, art etc. Bedroom 2 is husband's working area mixed with some baby spaces (we foresee him only wanting his own room when he's 7 or 10, so he sleeps in our master bedroom) TV at study (now play area), will have baby's mat, toys and activity centres.
  8. I got to know this company :Country Concept through my friend's newly renovated house. Those photos are from her house, not mine. I was awed by such craftsmanship when i visited her house. As you can see, it was really well done therefore i decided to go down to the showroom at Tanjong Katong Complex to ask for a quotation. I told them I do not want the old country style and they assured me with their portfolio of recent projects which are mainly a fusion of modern and country style,( one example would be my friend's house) .They also explained to me and my wife the difference between them and others. Their pricing included everything from building of the cabinet doors from quality wood , carcass , painting , finishing which means the kitchen will be mostly completed by them rather than a plainly 'carcass look' by other firms. They studied our floor plan and accepted our custom designs for tables and chair and told us our quotation will be ready in three days. Cant' wait for them to get back to me !   9. Hi all, I was fond of looking for interior designs and renovation then came across in this website. Started reading some renovation recommendations and I just want to also share my renovation experience with this ID and they have their own contractor as well. I just want to help those who are looking for ID / contractors to transform their house into a home. My friend recommended them and scheduled for an appointment to discuss our reno. They were very open to our suggestions of what kind of design concept we want and they were also great at suggesting alternative concept to make the designs improve more but with a cheaper budget. They were very good at explaining the details and how they update the schedule of the reno. They were very accommodating and all the small issues were settled.   10. HI home owners, This is a long overdue shout out to Mr Ee, who did my home recently in balestier. Like everyone, i went through what was recommended in this forum. Shortlisted 3, but went with Mr Ee instead. He is the second cheapest among all, with 20 years of experience, and very experience in doing high end retail space. Had a good vibe about him la. Super nice uncle. When i was telling him what i want through mood board etc. he gets it. Guys he is not interior designer, so to convey what you want, it will be easier to show him reference or magazine clipping. He knows the trend in home reno now la. i wanted industrial style, mix with a bit of neon, playfulness in it. He is practical, and very easy going. He is not kekao, calculative. I have live i my new home for 1/2 a year, so far everything is good, except the outdoor blind, which was install by his 3rd party installer. He is not internet savvy, and dont do any marketing. thats why abit low profile. Also I am not related to his business in any way, i think this is my first post in renotalk.   11. Finally decided to start a thread after hanging around for couple of months though my reno has started closed to 1 mth already hehe...Think it will be like a reno diary! Let's begin with the original house floor plan. It's a very simple 2 bedroom unit, with a service yard & a store room @ Bedok area. After several weeks of research, i was pretty clear in the design direction I like a modern them, not a very "woody" person..and i dont want industrial or scandi. Also, i managed to find a studio design that i really like. 1. Layout with requirements 2. My reference studio design!!
  12. Hello everyone! Having seen the various blogs and excitement over home ownership and renovation, I decided to start this blog to account my own journey towards a place my wife and I would soon call 'home'. Ours is a cosy one bedroom condo unit measuring 527 sq ft or 49 sqm. Yeps, you read it right! It's small! But, with just the both of us and a little bundle of joy coming our way, it should be sufficient and easy to maintain for now! Below is the floor plan of our unit! We thank God that it's squarish and therefore easy to conceptualise in accordance to what we have in mind. The theme in mind we have is Modern English/French Classic. We didn't want it to be too Victorian or Baroque as those requires bigger spaces. Hence, we opted for a simpler touch with a mix blend of black and white as our main colors, thus invoking colonial style in mind as well. We were lucky to come across an exact same size junior suite when we stayed in Fairmont Le Montreux Palace in Switzerland for our honeymoon! We immediately fell in love with the whole mood, design and layout that we decided to replicate much of what we see there here in our own home. Below are pictures of the suite: As you can see, one of the practical thing about this layout is that the TV is able to swivel from the living room to the master bedroom. The other functionality about this is that the other part of the TV is a glass mirror. Hence, it can be used both ways - as a decorative piece in the living room if you do not wish to have your guests engaged in watching the TV or use it as a dressing mirror in the bedroom. We also love the white-washed wall beadings and cornices. No false ceiling either but just a central chandelier. Simple and elegant. What we intend to do different however is to have the cornices in black just as the picture below: Will leave all of you with that for now! Next up would be furniture inspirations!

We are currently in the sixth week of our renovation already, will try to recap and share as much as possible. Opps, we digressed for a few weeks because the to-do list is never-ending..... and we, or maybe myself, are/is very very very fickle. Renovation is full of life-changing decisions which will be cemented onto or nailed into the house, quite scary since these decisions might stay with us for the rest of our lives (if we don;t move)! Also, the need to balance between quality, aesthetics, practicality and price is very very very challenging. We can be pondering over the same issue for weeks, visit many many different (or the same) shops and look at many many different brands/designs for each item before we can finally make a decision. Our contractor is constantly chasing us to tell him our choice of colors, chasing us to buy the items and etc, but I guess we are pretty lucky that it is not the other way round hahaha! Hi Everyone, We finally collected our keys at the end of March and we hurriedly carried out all the necessary rituals (door opening & 动土) so that technically we have done what we should before Qing Ming festival. Hacking started on last Monday and we are so looking forward to completion and moving into our own place. My fiancé works in the architecture industry so he’s the brainchild of our place’s design. We will only be engaging contractors and doing all the coordination on our own. In order to get me involved and make me have a “we created this place together” feel, he asked for my inputs and we'll be doing some DIYs for our home as well. Our journey starts from here…. Original Condition of Master Toilet: Since we are the one doing all the coordination work, the poor fiance had to do all the measurements and works himself Self measurement indications for the reno contractors: The works has started and all the floor tiles are gone by now. We are currently waiting for the rest of the permit to go thru before further demolition can be carried out. Can't wait!!!!

  16. A beautifully designed room built around the conceptual idea of a black and white simplistic modern design which also reimburses itself in classical abstract lines. The contrast in lighting helps with bringing out the details of the room from the art pieces and interior decor material. Spotlights help bring out a gallery perspective on the elements of the room and can be seen to be a good way of completing the experience A stunning set of classical furniture flavored with artistic elements which are used to highlight the atmosphere of the room without taking too much away from the cleanliness aspect of the whole picture. Even the kitchen has an artistic feel to it that is thrown out of place with the floral-abstract wallpaper contrast and the use of a black fridge. The bunk bed is built in and non-removable with a hard thick design that matches the environment of the whole home. Opposing walls are textured or painted differently to bring out contra without much distraction from the main purity theme of the overall design. We can see here again that subtle black and white decor is the best preference to keep everything in line with the main theme of the design.   19. Hello everyone!!! Beginning I've been a silent reader for many months now and I thought it should be my turn to contribute what ever I can back to this community! I had this sudden urge to pen down my experiences since we are 3 days away from the ACTUAL renovation. I am surfing the net for all the nitty-gritty stuff for our house, stressing myself out over those and thought coming here might be a good idea at 3am! So here goes! How it started... After my 'then' boyfriend proposed to me last year, we started looking out for properties in the eastern and north-eastern side of Singapore! R (now husband) and I prefer a newly empty space for us to build a home together so naturally our first choice was to ballot for a flat through "sale of balance". We didn't pin our hopes too high cause our queue number was out of the number of available units and there were little units among them which we shortlisted. We started browsing through resale flats for months while R was still optimistic about our ballot (never say die). Months and months of waiting and finally our prayers were answered! We got one of our favorite units! Search Early this year, we finally locked in our first 'love nest' at TPY HDB Hub and we started searching (almost frantically) for both ideal moodboards and ID/Contractors. Before we started anything, we sat down and had a serious discussion about finance. Zero loans. So we have extremely strict budget to work with and we broke it down into 3 sections. Renovation (quote given by ID/Contractor) Electrical (wirings, sockets, switches, lightings) Furnitures & Appliances (Bed, W/C, fridge etc) I must say this budget has been working extremely well for both of us cause we made it as detailed as possible, itemised, and did quite a fair bit of comparison! Be as realistic as possible and ask around with your family or friends for quotes! Most of them are more than happy to share! Back to the search for ID/Contractors. Thanks to renotalk, my knowledge about renovation widened, deepened and saved me from looking too noob infront of those guys. lol. Both R and I prefer engaging an ID because we both lack quite badly in the creative department and we are hoping to minimize the need to liaise between different suppliers or contractors. Nevertheless, all in all we met up with 4 IDs and 2 contractors (semi-ID) over a period of 2 months. This is by far the most tedious process for both of us cause it fried our brains so badly. It's not until we met these professionals that we realised renovation has A LOT, A LOT, A LOT of details and factors to consider. 1) ID A A was the very first ID we met and we had no idea what to expect from the meeting! We met up near my place, he was early, dressed well, pretty young and speaks well. He nervously took out few sheets of papers with drawings on them and I could see his hands trembled a bit. When I saw those papers infront of us, I like him already! He came prepared with proposed space-planning sketches according to my specifications through a 20-mins conversation prior to our meeting! Of course, he also prepared a drafted quotation based on what he drew and the quotation wasn't too bad! Though not all details were captured, he was really patient in jotting down our needs/wants and identifying any potential difficulties in our ideas. We were having our hopes high on this ID and really excited in receiving his revised space-planning sketch and quotation but sadly, he did not send us till almost a month later. 2) ID B We met up with B right after ID A and we weren't really pleased. First of all, he was late for our first meeting, I refused to wait for another 30mins so I called the meeting off. R was being kind and suggested we should give him another chance since he apologised genuinely, we did. Okay, so our first meeting happened and unlike ID A, he is very down-to-earth in both his dressing and his personality! He was punctual, cheerful and very approachable. He also came to us with a draft and he is definitely way more experienced than ID A. As much as he would accommodate all our crazy ideas and wants, he would stop us nicely to inform us of the pros and cons of materials/ placements/ appliances etc and the potential roadblocks we may face. The first meeting with him took 2 hours and he didn't even at any point sneaked a peek at the time. I couldnt remember how long, but he came back to us within 3 days with a hand-sketched space planning + 3D of EVERYTHING we discussed via whatsapp. We could feel his eagerness in our projects and was pretty sincere. I shall continue the rest another day. it's 3.20am now and I should catch some sleep! Will try to post the visuals next time Night night!

  24. Hello everyone! My fiance and I have been following everyone's t-blogs ever since we decided to purchase a 5-room resale HDB flat for our first home...and now that renovations have just started, it's time to start our very own t-blog! It's also a good way to keep track of our renovation journey... We started house hunting in March this year, managed to find one which was acceptable to us and our respective parents and started the process of buying the flat. Once we exercised the option to purchase, we started looking for IDs and learnt quite a lot on renovations from reading this forum! Eventually, we settled on the ID we were most comfortable with and renovations started yesterday! So first up, our floor plan...we didn't want to pay HDB for it and so, we managed to get a copy from the previous owner! Pretty standard layout...only odd corner is in the master bedroom where there's a 45 degree angle corner right in the middle of the room...that corner gave us quite a bit of headache during the planning stage of our renovation. Initially, we had planned to put a dressing table there but after consultation with the FSM who advised us not to use that corner, we decided to seal it off with a glass door. Our poor ID had to make quite a few changes to the 3D designs after our consultation with the FSM...luckily, he was super nice and understanding about it
  25. Finally a chance for a breather after most of the works are done and a bit of time to share some good lobangs here. Hubby and i had to rush our ID as we hope to complete everything before cny, fortunately, he did not fail us. More on him later. First the story. Unit is about 1200sf and we predicted quite a bit of work done as the previous owner's design taste didnt fit us at all. We decided to source for contractors as we thought the cost was lower. After getting a few quotes from contractors and an Id, we were not too sure whether to still use a contractor as they are no frilles and generally we are on our own when it comes to any extra design elements. Somehow just didnt click. The ID was professional but we also felt the chemistry just wasnt there. Quite headache as we were trying to rush our reno before cny and it was already Nov.
