  1. hi i have seen afew of my friends home and my own home. on mistakes that renovators have made. really piss people off. i m listing it down on things i encounter and my friends exp. do share you exp also. too many fake ID posers and fake contractor out there with zero exp and knowledge . Really damage the reputation of the contractors or interior designer image. and still dare to call them self professional. LIST of mistakes 1. water basin right below the live power point ( really no brain. so the house gona trip everyday or my friend is gona die one day) 2. drawer edge friction on the gas rubber tube (this is really trying to kill me. really wish my ID have a brain) hope there is a safety course that all designer need to go for. like DO NOT put sharp EDGES NEAR GAS RUBBER TUBE. 3.false ceiling install but forgot to get the wiring done . heard from friend 4. 3D drawing wait for 3 weeks still not done. home renovation almost complete. still not done. tons of excuses 5. any how charge . existing also charge. didn't provide anyhow put something there to charge. example cove light didn't do charge but $900 for it. even charge $150 for each internet point. i even had to point out hdb already provided it. no reason to charge me since you didn't even do it . 6. keep asking me to proceed with loan drag everything when close to date of renovation. know that is in the rush to move in. any how pattern all come out. expecting that i got no choice liao. even threaten me at last me if i don't follow his way my house moving will be delay. he can do what he prefer or like. super irresponsible. i had to change a designer. can't believe how many homeowner he have cheated. who would want their neck be choke by ID while doing renovation. 7.Keep planning will have and should have and didn't bother about what the home owner wants. heard from one of my neighbours. keep saying do study room here do this here. do here there.. homeowner didn't even request for study room. 8. some renovators have very bad mouth. my friend refer me to use your service. you keep saying bad things about my friend to me. really bro? very disappointed with my current house. sad... to my friend that recommend me this .. really curse you bro. in the end i found out he refer just to earn money.
  2. Hi guys, I would actually like to share my experience with a contractor/id, give them a little shoutout in return as they really managed to give me the full package and i'm so so thankful. They are recommended by my friend. My house is a 4-room flat and have not changed for almost 20 years and kitchen has worn and torn. So I'm getting my whole kitchen and whole house painting done and on quite a tight budget as i can't take up loans and also on a tight timeline. Though my house is still undergoing renovation, but i can say the process up till now is very satisfying. My budget was $10,000+-. At first the quotation they gave me was nearly $12,000 but after i went down for further discussion and taking my budget into consideration, they were very understanding and considerate so the end quote is $10,020++. Their consultant especially is very friendly. I texted her almost everyday asking questions and even called her . I thought she would find me annoying. She was also the one who sent me pdf copies of all the quotation even after i keep changing my mind. Usually other people would ignore me or reply late and send their quotes through text. But she very was sincere. After that when i went down for further consulltations they even guided me in choosing materials and designs to best fit my requirements and budget. I can see they treat all their clients with care like a priority which is shocking as nowadays i've heard from my family friends encountering rude ids or people who just ignore you once they see the budget. Very pekcek when it happened to me. During renovation all i can say is their manpower 10/10. I know they have quite a few other clients to renovate for but despite all of it, the manpower are still positive plus i have to get all these done within 2-3 weeks. Whenever i have questions regarding certain works, they explained to me nicely. I know I know i'm kindof annoying when i'm unsure hahahaha... So overall for now im very satisfied with whats going on in my kitchen. Can't wait for it to be done then i'll post up the pictures and do a final review But for now heres the final quote they sent me! Do pm me if you want their contact! Oh and also surprisingly they have no hidden fees. So if any of you are on a tight budget i really recommend you them. Just explain your situation and i'm sure they'll understand. 1. Supply labour to hack existing kitchen cabinet ($250) 2. Supply material and labour to plaster master toilet walls ($950) 4. Supply material and labour to plaster common toilet walls ($950) 5. Design and fabricate to install kitchen cabinet with internal colour PVC and soft close system - Top hang kitchen cabinet cooker hood design cabinet with door soft closer 7ft ($840) - Bottom kitchen cabinet cooker design with 3 sets of carpentry drawer with innotech runner 7ft ($840) - Solid surface table top to cooker cabinet table top design 7ft ($490) 6. Design and fabricate to install kitchen tall unit for built in oven 6ft ($720) 7. Design and fabricate to install island counter at kitchen area with solid surface 4ft ($890) 8. Design and fabricate to install shelves in kitchen area ($1100) 9. I bought two PD doors from HDB Door Pte Ltd: https://www.hdbdoor.com.sg/promotions/ There was some initial confusion over whether the door will be retrofitted onto my old one with the old frame or will be installed without the old frame. I made clear to them that my old frame was very old, ugly and damaged at the start and there was no issue. They admitted their mistake and redid their doors so they can fit them to my toilets without the old, ugly frames. Wasted some time but this is still fine. Then come the day of installation. For some reason, after installing one side of the frame to the wall, they told me in order for the door to be straight and for it to close, the other side will protrude out if not the door will not close. So, I said you of course need to install in a way that the door will close. The end result is in the attached picture. It is very strange that the door needs to protrude out for it to close though. I later checked with another contractor the following day that this must be a mistake they made when they first install the left side. Now there is a sharp edge and my family said that is very dangerous and could hurt anyone. So for the second door, I told them to slant a bit so it does not protrude and the end result is in the attached picture. The whole door is extremely slanted and pretty ugly. What would you do now if you are me?

  9. Hello, everyone! I'm usually a lazy person so I can't believe I'm actually here doing this. I just got my BTO flat done up and the whole process of looking for an ID, going through designs and quotations REPEATEDLY to find the right one was such a hassle. We all working adults, where got time?? Every weekend burned. I heard terrible stories from my friends and colleagues of going with the wrong ID, aside from the obvious money loss, there was also constant worrying and bad fixture of lights, tiling, and water piping issues that made things far worse than you could imagine. Waste time and waste money in the long run. To help young couples like myself or any first time ID experience, I'm going to share with you guys my amazing ID that I chanced upon. I was discussing design plans with another designer (overpriced and not good, can PM me if u wanna avoid potential trouble) at Novena starbucks when I saw Kelvin. Hubby and I noticed he was on his laptop using AutoCAD. Hubby told me this is usually used by architects. We were super impressed with what he was doing (he was shifting furniture from many angles). None of the 4 IDs we discussed with were as professional as this. After our meeting ended, we approached K and asked him if he was an ID. Indeed he was and that was how our reno journey begun. Kelvin was beyond impressive and hardworking. To put simply, his work ethics is amazing His follow ups were really super. His prices were decent and in terms of carpentry, workmanship was good and cheaper than most. We found out that he studied architecture in NUS so he had extremely good knowledge in this aspect. Our reno was extremely user-friendly with no cock ups, especially toilets and kitchens (most of my friends horror stories, were that although the design is nice but not functional in LR. problems start popping out after time, piping issues like washing machine or toilets, as a lot of IDs don't have proper knowledge on how houses are built. they only know design from being a copycat is not enough, create a lot of problems underneath the surface). One thing that really stood out was this: most IDs I work with gave us designs sketch ups or drawings that look good and impressive. This normally drawn by hand. Make a small room look super big and nice. My friends tell me this just a trick, finished product usually disappointing and lousy. when I see drawings from IDs, I get very skeptical. My hubby: The room got so big meh? ID: This design will open up your room. Seamless finishing and more windows, blah blah. For Kelvin, all his designs and floorplans were drawn to exact dimensions. This really help us with choosing the right furnitures and improve our home. No disappointments at all overall, hubby and I are super satisfied and happy with how smooth everything went. Kelvin really gave us a peace of mind, glad to avoid horror stories and start our life in our perfect home. This was longer than expected so I shall end here.   10. Need help as I'm a newbie. Need to renovate my 2 room resale flat, and too many IDs have contacted me and given me quotes. Some quote me 18k to 16k. I'm hoping to keep within 14-15k. Anyone who knows someone good? No design in mind. As you can see no carpentry work. Some ID has recommended not to hack the flooring of living and bedroom, just overlay with vinyl flooring.   13. 5 years ago, I engaged a contractor (an ID company which was formerly at Commonwealth Dr but has sinced moved to Bkt Merah Central) to in-fill a step-down balcony area with cement and level it to the bedroom tiled flooring by removing the sliding door to the balcony and also enclose the roof opening to that area. Thereafter, the entire floor was laid over (without removing the floor tiles in the original bedroom) with wood laminate as recommended by him. We also engaged him to installed cupboards over this extended area which was formerly the balcony. A few months ago, we discovered the laminated floor around the cupboard (which was supposed to have in-filled cement beneath) was sagging and the the laminated floor over the original tiled bedroom area was 'popping upwards'. We called that contractor back and requested him for his opinion and a solution on the scary feel of the foor. He kept denying it has to do with his workmanship but kept pointing to possible water seepage or termites. He said he could not recall what was underneath the laminate and so he took from me a copy of the invoice of the works which I still kept in my files. He said he will go check his record and get back to me. After 3 weeks, I did not hear from him and so my husband and I decided to remove the laminate flooring to investigate what is going on under the laminate. We had to destroy several pieces of the laminates before we discovered that the original tiles in the original bedroom area were popping up. When we removed the laminates around the sunken cupboard area, we found rotting timber and wooden batten. There were no cement in-fill which was in the contract and which was also mentioned in the invoice we paid. We called in different groups of contractors for their opinion and we were advised to go back to seek redress from the errant contractor who did not do the cement in-fill that we paid for. One contractor told us that wood normally starts rotting after 3-4 years since dampness is trapped between the ground (this bedroom is on the ground floor) and the laminate (non breathable), and if the contractor does not want to do wet works, he will get away with it because the result will only shows up after many years like our case which was actually hidden under our cupboard. In order to rectify the situation, I was told the cupboards have to be removed, the rotting timber must be cleared out, cement in-fill done, water-proof cement screed done before a new layer of tile or laminate can be laid on. I sent the analysis and photographs of the whole situation to that contractor, hoping he will offer a solution....but it turned out worse than I expected - he kept denying he used wood at all. I attach here the whatsapp conversation I had with him as well as the photos I sent to him. He did not respond after I asked him "Where did u pour the cement then?" and I noticed he changed his whatsapp profile photo & status after that. Appreciate any forum members' advice on where and how I can seek redress to this situation instead of going the lengthy 'sue him' route. As the flooring is now in a big mess, is it advisable for me to engage another contractor to rectify the situation in the meantime? Are the photos I have taken and posted here sufficient proof to claim against him in the event I have to take legal action or do I have to take more photos after my carpenter removes the cupboard and before the new contractor does the cement in-fill?   14. The search for a home for my fiancé (S) and I began around 10 months ago. Knowing that we would be planning to get married sometime in 2017 and that we would want to move into our home right after our wedding, we wanted to get an early start on the house-hunt. Fast forward to July 2017, and as of two days ago, we are now officially (both on paper and in practice too – we just received our keys!) home-owners of an HDB executive maisonette in the west side of Singapore (: We’ll be doing some pretty extensive renovations (pretty much a complete makeover) – hacking, shifting layouts of the existing rooms, flooring, electrical works, a whole great deal of carpentry etc. The original floorplan: The 2 biggest changes to the layout will be: 1) Kitchen: As an avid baker, I know I'll be spending a great deal of my time here. So one of the prerequisites in our house hunt was to find a place that could accommodate a big kitchen. Thank God that HDB has approved our proposal to knock down the existing wall between the study and kitchen, so that we can convert the entire area into 1 giant kitchen (: 2) MBR: One of the first things we noticed when viewing the flat was that the existing corridor space outside Bedroom 2 is pretty much a dead space. So we decided to wall in the entire area, "reclaim" the dead space for a walk-in wardrobe, build a door from WC2 to Bedroom 2 and use that as our MBR instead. One more layout change is to make WC3 into a slightly more squarish layout, as this would improve the layout for the kitchen, and what will become the "corridor" to the yard area doesn't have to be quite so wide anyway. This is still pending HDB's approval though, but we're keeping our hopes up and praying hard!
  15. Can someone please advise me about a couple of things regarding combination of rewiring and renovation works. 1. Does it matter in what order you do it - rewiring first and renovation after; or renovation first and rewiring later? How is it done normally, rewiring first or reno first? 2. If I rewire first and after that reno contractor would need to smooth the walls (including walls where wires and cables are mounted and concealed) will cables be in the way and he might need to remove them from the wall? My guess is that wiring on the wall is not gonna be in the way during walls smoothing, because smoothing under concealed cables is not needed. But I'm not sure. Basically the problem is that current wiring in the house is 30+ years old and it's already spoiled/not usable for the most part, and we have to stay in that house for at least 1 or 2 more months before we can proceed with reno because we have to filter through things first, throw out tons of trash, furniture, clean up, etc. etc. But we need to be able to use electric appliances so we was thinking of rewiring that house first and then 1 month later once everything is prepared we do renovation. Just not sure would doing it in this order cause any issues or is it ok and rewiring is usually done before reno anyway. Thanks.
  16. Our resale 4 room flat renovation was recently completed and I must say we are really satisfied with the results. Through out the whole renovation process, our contractor was responsive and helpful. We have also met up multiple times to discuss on the renovation work and not even once he tried to hurry us or sounded impatient. The damage was close to 40K , however it is worth it and his prices are negotiable.   17. Hi everyone, Need some advice! anyone has experience dealing with GST registered ID firms that can waive off GST? Am about to sign contract with an ID firm, and was asking the ID about the GST since they are a gst registered company. She then said that if we pay in cash, she will be able to minus off gst. she will generate a separate quote for us with their non-gst registered sister company. but i am concerned about the company's accountability since the contract is signed with the sister company on paper.. is this a common practice? would appreciate any help or feedback!

This was the first ID that we found in renotalk. We hAd discuss the design, but not sure as this is the first time time finding a ID and have heard stories about running away with money. So please let me know if you have sign up and done the renovations with them?

  23. Hi all, I am new to this forums but has been browsing here since i was looking for a ID/Contractor to renovate my resale flat. We all understand the agony of finding a good responsive & responsible renovation contractor. I just want to share some of my experience renovating my kitchen which includes hacking + re-tiling works from this ID. To be frank, we are all afraid of cutting chopped due to us doing very little reno as compared to others doing their whole flat so we thought the cost might be slightly more pricey. Then we came upon this ID we saw on this forums posted with their promo package, we decided to give them a call. We talked and set an appointment the next day to share our ideas/concepts of our home. Like most of the people would say, most of the ID is only keen on making more money but instead he would actually explained specifically some of the more complicated design of how it will be constructed that might be costly. He would then suggest alternatively another similar concept but at a cheaper budget. We thought, “That was great!” We told them that we don’t really need any fancy design and proposed if they could come out with one based on our needs and budget. At the same time, we also choose our laminate and material in their office (which happen to be nearby our place also). With many variety to choose from, he will also offer different suggestion of which material will benefit and which is more of within our budget range. As much as we are concerned, it was really a pleasant meeting with him as he accommodate us without trying to upsell anything. However, end of the day, in fact we still thinks quotation is the last key factor if it is a scam or not. After a few days, to our surprised, it was actually within our budget and during our second meetup, he would explained in details of how each is being charged accordingly. We decided to go with them and proceed with the renovation work. Overall, he also provided us with a free rubbish chute which we are alarmingly surprised. We thanks him so much for the work done in this 2 weeks to help coordinate and keep the works on schedule. I will let the rest of the pic talks.   25. We engaged a HDB registered interior designer company for our renovation. After the first meeting, the ID from the company turned out to be aggressive and wanted to have his way. He refused to allow us to choose any designs we wanted and insisted that he is the interior designer and that he knows best. He refused to make amendments to the quotation and when we complained to the management, they mentioned that we have to agree to whatever they say, they cannot amend the contract and that they cannot re-assign our project to another interior designer. Truly shocking for such a large establishment. They forced us to cancel the contract so that they can walk away and take the easy option. Do not trust this company. They are not interior designers. They are not CASE or RADAC registered. There is no customer service here, they are only after quick bucks.
