  1. We engaged an established company to assist with our renovation. After the first meeting, the ID turned out to be aggressive and wanted to have his way. He refused to allow us to choose any designs we wanted and insisted that he is the interior designer and that he knows best. He refused to make amendments to the quotation and when we complained to the management about this, they mentioned that we have to agree to whatever they say, they cannot amend the contract and that they cannot re-assign our project to another interior designer. Truly shocking for such a large establishment. They forced us to cancel the contract so that they can walk away and take the easy option. Do not trust this company. They are not interior designers. They are HDB registered but not CASE or RADAC registered. There is no customer service here, they are only after quick bucks.

  4. Hi, I'm new here. We will acquire our flat in Aug. It is a 4A corner unit, resale. We are looking to get a contractor to renovate the unit for us but don't know where and how to start. We've contacted Aian Furniture and Renovation, Henry from Impress 21 and H2o Design. Any other contractors to recommend? We are not Mandarin-speaking. Please also advise us on how to start about. We aren't sure what to do. All we know is that if we hire an ID, they will do everything for us. But we're looking to cut costs. Would appreciate all advice, thank you!

Hi there, My fiancee and I recently purchased a ~20-year-old apartment in the East Coast, and we realize that there are quite a few tiles which sound hollow when they're tapped due to debonding/drying of the adhesive. See photos here uploaded. We've asked a few contractors to recommend whether or not we should hack and replace the wall and floor tiles in the affected rooms with new ones. So far, we've received mixed messages: some say that it's okay not to change them as long as you don't do any drilling on the affected wall. Other say that you should change them as they could pose a safety risk (popping out and potentially dropping on or tripping someone). Our question is: What are the pitfalls of leaving hollow tiles as they are? Thank you very much!
  7. This is my 2nd reno-t blog in renotalk. Well, I guess I might be one of the oldest member in this forum, I was already a member over a decade ago. That time I was busy with my HDB 5 room renovation and this forum has helped me tremendously during my renovation journey. However this time, it is slightly different; I will be helping out my mum's condo renovation. Although the scope of renovation work is smaller, I foresee there will be other challenges waiting for me.
  8. My HDB estate is currently undergoing Home Improvement Programme (HIP). HDB units (especially those just renovated their houses) who do not opt for toilet/bathroom upgrading must undergo a compulsory water proofing test. According to HDB, the toilet floor will be flooded to 2.5cm of water for 4 hours. If there is leak to the ceiling of the flat below then the water proofing test has failed. We all know HDB flats are strictly residential. I can't think of anybody who bathe for a continuous long period of 4 hours and able to flood the toilet floor to even 1cm of water. The diameter of drainage outlet is so much bigger than diameter of shower tap. Water outflow is anytime faster than water inflow. Is the criteria for HDB water proofing test a little too far fetched and UNREALISTIC. Also, are water proofing membrane done by HDB authorised contractors designed to withstand 2.5cm of water for 4 hours; because I never hear it mentioned when I talked to renovation contractors and it was never even in the terms and conditions. I have people in other forums insisting this is standard test. Since this criteria was never mentioned or noted in renovation contract, can we assume it is standard HDB requirement and so is IMPLICIT in the agreement. And suppose water test failed, can we get contractor to compensate/foot cost of repair ? I hope HDB, MND, URA, building professionals, and knowledgeable people can kindly contribute, comment, and advise on this matter. Thank you. Hi Everyone, Would like to share my terrible renovation experience with you to avoid such unpleasant experience that i had, and also to seek for your advice on what action I can take against my immoral and unprofessional contractors. 2016 Sep, I found an interior design company “Singapore Carpentry Spaces Pte Ltd” to do my shop renovation. From a few prior renovation discussion with the ID, I had a good impression on him. So I decided to award my project (shop renovation in a shop mall) to his company. The ID was sincere and told me that his company doesn’t have any electrician. Thus he could recommend his partner, SOH CHOON SENG (CS ELECTRICAL AND PLUMBING SERVICES), without any price mark-up for electrical work. I finally agreed to use SOH CHOON SENG‘s service and this has resulted in the nightmare thereafter. I don’t know SOH CHOON SENG and I want to keep one single of contact to make my job easy. So I told the ID from the beginning that I will communicate to him only for all renovation work related. He agreed for a good will, he would help liaise with his partner SOH CHOON SENG. Initially I planned to buy lights from China and shipped here to save cost. My ID suggested to help me buy from Johor as he knew a few shops there and the price is as low as half to one third of Singapore’s price. I thought it was a good idea and agreed. Until a few days before the lights installed, I was informed that SOH CHOON SENG bought the lights from some local factory at a lower cost. I asked for the price. It was not given to me until the final invoice. Attached has the invoice for lights. The spot lights are charged S$28 and S$38 separately. I also attached the photo of spot lights used. If the lights was good and worthy for the prices, that would be fine. In the first two weeks, three spot lights are spoiled. When I asked for warranty, he agreed to come back to change if they are spoiled. (see our conversation attached). However after he had replaced 10 spoiled lights within one month, he stop responding to me for spoiled lights any more. In the last 5 months, totally 30+ such spot lights are spoiled.. This really pissed me off. This was not the only thing. When he was doing the renovation, he found one of the electrical requirement was not fulfilled as specified in my contract with landlord. I told the mall management and my contractor it should be fixed by mall management. However I overhead the conversation between SOH CHOON SENG and his best friend and the LEW of my side, Ng Yue ham, at the shopping mall escalator. I happened standing behind them. SOH CHOO SENG saw me and keep silent. Ng Yue ham didn’t know me and kept talking. Ng Yue ham gave him idea of forcing me to fix the issue because both parties(mall managements’ LEW and they) will get paid. I was angry and told my ID what I heard. SOH CHOON SENG explained that Ng Yue ham was 胡说八道. And asked me don’t take it serious. To avoid further delay to my delayed renovation(this could be another topic of SOH CHOON SENG and my ID), I agreed to help mall management fix it at my own cost if the cost is 1k around. The fix involves the shopping mall’s LEW to shutting down the building electricity and update the drawing diagram. Building's LEW initially quoted me 2k plus, which I declined and refused to do. My smart LEW Ng Yue ham spoke to his counterpart and ask them to split the cost into two receipt and charge me separately so it would look cheaper. However the admin of mall management’s LEW company called me and told me about it. She explained that such method is not allowed and illegal. It once again updated me my impression on them! There is a lot to say about the immoral and unprofessional things that they have done. The project is really poor quality and pissed me off. I also felt that their price is super expensive considering its quality. However I didn’t sign service agreement with him. What shall i do to make him pay back for the terrible things done to me?   10. I collected the key from the legal firm in early Nov 2015 and excited about the renovation that's going to start in end Nov 2015. But the renovation which supposed to be excited about my dream home comes true became a nightmare at the end. I met 3 IDs and picked up one from that and went into details discussion. Then I kept received the call from an ID called Bxx asking me to give him a chance to meet up. That was a big mistake I ever made in my life. He convinced me with the photo shooting at the end of the reno to publish in a magazine that made me believe the good quality and workmanship he promised to deliver. When we went into the discussion on all the details, I realise that he is very careless and forgetful. Always make mistake here and there in the quotation, drawings etc.. Even my daughter also commented him. He and his boss told me the condo reno takes about 2 months (hacking started end Nov 2015) and it should not be any problem as my moving date was on 14 March 2016. The tilers and the ID kept making mistake since started the reno. The 1st huge mistake - the kitchen was lower than the dining hall by abt 1 inch and I requested and reminded the ID many times to further lower the kitchen as I wash the kitchen regularly. The outcome was they made it same level and did not realise until I pointed out to ask. His manager, Ixxxx was there and one of the solutions suggested was put some thick towels to block the water. When I finally get mad and wanted to hold back the 4th payment, Ixxxx asked me to make the payment and he promised will rectify all the problem and keep telling me " 有我在 你放心". The ID told me to buy storage heater tanks which I did not require, the worker hit the gas pipe and gas leakage without informing me (luckily I got Citygas to check on my gas pipe)..., all the things they admitted but twisted the story after that. The ID took a long time and can't come out the drawing with the correct measurement and asked me to sign on the wrong drawing. Luckily I refuse to sign on it. I hv to check on every detail and was so stressful that I miss out the mistake he makes... I regretted not taking down all the things they agreed and admitted on paper and ask them to sign. My moving date kept postponing til 9 April 2016 (can't postpone anymore as have to pay a penalty of 50% to mover). Painting condition incomplete and no chemical wash as quoted in the contract when handed over on 8 April. The unit was handed in incomplete and defective. That's a long long reno story... and I have to compromise with all the mistakes they made. It's no longer my dream house! Advice to all, do not believe what the ID says, include everything in the contract. If they make mistake and make sure they amend it. For my case, I kept telling the ID to amend but he tends to forget and then told me its ok will deduct on final payment. For my case, all the mistake they had done and things they had promised, were not in the contract and they deny everything... even I have it in whatsapp messages. Anyone can offer me some legal advice would be very much appreciated.

  12. Hi all! i am new in the forum, but have been following for a few months now. Just recently signed up just to share my humble experience in my reno journey. My 4rm BTO flat have been completed. I was lucky to have chanced upon this ID through our friend's recommendation. We fall in love with their proposal concept for our home and they understood clearly on the things we required like being space-savy with the looks of alittle zen/ scandi themed. They are actually a small start up company with her and her few partners with years of experience in this field. They are very knowledgeable on the renovation details and are able to point out concerns before construction and to advise better alternatives for us to choose from. It has been 3 months since the renovation is completed. My ID is still very helpful whenever there are any minor issues. Just sharing this experience as it has been a positive experience with her. Do let me know if anyone here is interested! She is also providing free consultation and advises even if you are not engaging them.

Milestones and Progress Updates 19 / 10 / 2016 - Flat Unit Selected 05 / 01 / 2017 - Submitted Appeal Form for Smooth Rendering Floor (SRF) *mine is a SBF unit, therefore no flooring is done prior, and since we're doing vinyl flooring, we need to get cement screed for our flooring, should take around 6-8 weeks to get approved, i.e. latest by 2nd March* decided to withdraw and appoint my main con screed instead 16 / 01 / 2017 - Collected Keys and Signed of Lease Agreement, Performed Door-opening Ritual 19 / 01 / 2017 - 1st Defects Inspection 21 / 01 / 2017 - Submitted Defects Feedback Form to BSC *takes around 9-14 working days to be rectified by BSC, i.e. latest by 13th Feb* 13 / 02 / 2017 - BSC confirmed 1st rectification completed, pending for 2nd defects check or close case with BSC 18 / 02 / 2017 - Rectification completion confirmed and signed. 16 / 03 / 2017 - Renovation and Hacking work commences! 18 / 03 / 2017 - Electrical work commences! 03 / 06 / 2017 - Final Handover from CX Reno (but still got some nitty-gritty touch ups to be rectified, so they will still be back a few times. And my walk-in wardrobe that is handled by another door contractor, still has not been installed, hopefully they can be installed by mid June, furnitures and electrical appliances are slowly coming in.)   23. Hi All, Anyone engaged ID Urban Habitat Design for their reno? How is the workmanship and service? We received a quote from them and is reasonable compared to engaging Contractors. However their payment term is not flexible. Asking 10% Upon confirmation, 40% before commencement of site and Masonry works , 40% before confirmation and fabrication of carpentry and 10% Handover. Although this is standard payment terms, we tried negotiating but not successful. 50% payment required even before starting any work. Appreciate any feedback.

  25. Hi Friends, I had a very bad and strange experience with a interior designing / renovation company in Oxley business hub, UBI. I am careful in revealing the name as I have initiated a legal process against this company, the company name has number '8' in its name :-). I will reveal the name by next week as soon as the verdict is out. here is how they cheat - In the name of preparing drawings, they first charge you SGD1,000 by claiming it is just for drawings preparation, which will be adjusted when you signup for the whole contract later. But there is no obligation to signup for whole contract. In case we choose an another contractor for renovation, we should consider paying this 1,000 for the preparation of drawings, which is a fair deal. This appointment letter has a cooling period of 7 days to cancel in case you change your mind. until here everything will be sweet and professional. Fun starts from here. I was trapped in to this trick and paid SGD 1,000 on 15th Jan'17 and later advised by an another friend who had this problem, I quickly realised my mistake and on 16th Jan'17 (well within the cooling period of 7 days) I formally communicated my intentions to cancel the appointment letter and requested him not to start any work. Then the true trick came out, he refused to refund the money and started wrong claims that he spent time in preparing one drawing already, ceiling plans etc. When signing he told me that he can only start my work after CNY as they are busy until then on urgent works. Just to assess the genuinity of his claims of preparing one drawing, I asked him to send the drawing as a proof. The then sent me an old drawing that he prepared for someone in Tampines HDB unit. For his cheating practices, duping clients with false claims and facts, I have already initiated a legal process against this company and also lodged a formal complaint in CASE Singapore. If you want more details, you can write back to me, I will provide my piece of advice and precautions about this company. Be very careful guys. Just a word of caution - be clear on what is chargeable and what is not when you deal with this company. After jury's verdict I will post all details about this company and their modus operandi.
