My unit is a 4-room flat of 92sqm (including AC ledge). It's considered really small but oh wells, this is what you get for a 4-room flat nowadays, and thankfully me and wife aren't that big size either. The bombshelter is located in the kitchen that in turn, gives us more space in the LR, which is exactly what we wanted. Can host mahjong session in the LR Initial Floor Plan Our Basic Requirements 1. Spacious MBR and LR 2. Walk-in wardrobe 3. Work area 4. Long mirror cabinet in MBR toilet 5. High Resilient Vinyl Flooring for LR and all BRs 6. Overlay of floor and wall tiles in MBR toilet 7. Bottom cabinet only for hob side, top and bottom cabinet on the opposite side 8. Scandinavian style, with maybe a little pinch of Industrial feel Contractors/IDs Selection 1. Chun Xiang Renovation Pte Ltd I shall skip the scouting process as I'm too lazy to recall each and every detail of them. In summary, I've approached a couple of IDs and Main Cons, but none of them fits my budget with the requirements, except for Edmund (in short I'll just call him E here) from CX Reno. Actually he was introduced to me by a close friend, and I've personally went down to their new house to witness their fine carpentry's workmanship. One thing good about them is that they're already a registered reno contractors with HDB and it will make the approval process of the reno smoother and faster. New Floor Plan with my Idea 1. Sealing up BR2 actual door, and hacking a door linking BR2 with MBR. Making BR2 into a walk-in wardrobe and work area. 2. Changing the direction of MBR door to have better accessibility into walk-in wardrobe. Milestones and Progress Updates 19 / 10 / 2016 - Flat Unit Selected 05 / 01 / 2017 - Submitted Appeal Form for Smooth Rendering Floor (SRF) *mine is a SBF unit, therefore no flooring is done prior, and since we're doing vinyl flooring, we need to get cement screed for our flooring, should take around 6-8 weeks to get approved, i.e. latest by 2nd March* decided to withdraw and appoint my main con screed instead 16 / 01 / 2017 - Collected Keys and Signed of Lease Agreement, Performed Door-opening Ritual 19 / 01 / 2017 - 1st Defects Inspection 21 / 01 / 2017 - Submitted Defects Feedback Form to BSC *takes around 9-14 working days to be rectified by BSC, i.e. latest by 13th Feb* 13 / 02 / 2017 - BSC confirmed 1st rectification completed, pending for 2nd defects check or close case with BSC 18 / 02 / 2017 - Rectification completion confirmed and signed. 16 / 03 / 2017 - Renovation and Hacking work commences! 18 / 03 / 2017 - Electrical work commences! 03 / 06 / 2017 - Final Handover from CX Reno (but still got some nitty-gritty touch ups to be rectified, so they will still be back a few times. And my walk-in wardrobe that is handled by another door contractor, still has not been installed, hopefully they can be installed by mid June, furnitures and electrical appliances are slowly coming in.) Been thinking long and hard if I should start a t-blog, because I’m not sure if I can commit to writing one between life, work, and the hectic reno process. But in the end I thought I should try to document the process of shaping my house into a home. Background This is a 3 room unit at Punggol, along the waterway. Key collection started on 14 March 2017 for the first 2 blocks, my block is next and I think we'll most likely get our keys in April. Different from most other t-blogs by couples, the house will be for myself, my mom and my younger brother. Since I’ll be paying for the place (+ reno and furniture/appliances) alone, I chose not to burden myself with a higher loan for my first home by getting a 4R. Hence my budget for reno isn't big at all; my challenge is to make it a nice place with everyone having their own space in a small house. Floor Plan I’m quite happy with the layout of the unit, even though it’s small. Kitchen is tiny but squarish, bedrooms are decent size and bomb shelter is not in front of the kitchen. Overall, I have no real issues with the positioning and shape of the rooms. It also has an open concept kitchen. Next few posts will cover my mood board, the space planning for the house and ID selection process. Can’t wait for my key collection! I was never too excited until the recent 2 months -

Hi everyone! I just want to share my own experience with this ID for design and renovated my new home at Whitehaven (Pasir Panjang). I know this ID- Mr. Chean from JCW Design Gallery via social media advertisement. He is a young man about late 30 ? Very patient and experienced, and willing to listen to what me & my wife want our new home to be. We met initially and I passed him the floor plan and roughly discussed. Over the next 2 meetings, I sent him photos of my inspiration designs that I saw online etc eg. how my toilet should look like and the cabinet designs and tiles. U know these days you can just browse the web and compile the things you like... Eventually we got the keys and we started the project! Overall I'm very satisfied as I feel I am able to design my own space without an ID, and Mr.Chean is able to source for the materials to build my place. He offered advice and gave us more options to consider for the budget that we had. Mr.Chean was able to complete the works before time as I requested to him if he could finish earlier as some unforeseen circumstances landed upon us. I was super impressed by the efficiency and quality of work that he delivered! My in-laws went to check on the progress of the renovation for us as we were quite busy working everyday, and even they commented that we made a good choice (; It's been more than a year now and my place still looks fantastic. And one Mr.Chean I'm here to share out the 3d perspective provided by this ID, also the progress photos of our lovely home. Applied this 3 room BTO on 30th May 2012, collected keys on 5th Oct 2016 (Wednesday). Layout Inspiration I love looking at Ikea's catalogs since I was a kid, and later I discovered Pinterest. It was the best thing ever! It fed my hungry soul for the design world and the words that healed me in this cruel world. View It was a little hazy that day. Taken from the highest level. Finding the one I find it exhausting telling people in details what I want, so, I am only going to tell my plans to the special one. I will reveal the special one when my project is completed.

Our home came much quicker than expected, cus I was 30 out of the units available and signed in April 2013, but we just got the HLE letter and saw that the fences have already been torn down. Apparently ours is the first block and it's only been a little more than two years (Nov 2012 BTO, though!). Anyhow, we chose a 3R because (1) We balloted for PLENTY of 4Rs and just didn't have the "luck" for it, so we thought maybe that's just not God's plan for now; (2) I was just starting a business then and we didn't want to carry debt. We are super young (23yo) and debt-free, and this house is quite low maintenance for us so we are quite happy with it! No plans for children but even if we have one it can take it. Haha! So I am quite excited to get the house going but we have a great place to live right now so we're not in a hurry to move. Having lived in an area that's surrounded by renovations / construction, I know how "vomit blood" it can be to clean it everyday. And I've heard stories from other RenoTalkers. But somehow, the people in my estate don't believe how hard it is to clean! Haha! We went down to see our block since it was unfenced (but stairs still sealed up, only got to go up to the carpark) and generally was happy with what I saw. Love the colors and placement of things, and love the way everything was built. Should be a happy 5 years (or more)! Starting with our floor plan: We are meeting 3 contractors next week, and probably a 1 - 2 more in the next few weeks. Met with an ID but I have such a clear vision of how I want everything to look in my head (I am a designer, albeit not interior designer, by trade) and the IDs really disappointed me and bombed us with ridiculous amounts like $44k even though I didn't need that much. London is my second home and holds a super important place in my heart. I've collected various London trinkets from our honeymoon and our longish trip this year, so I hope to bring a piece of it here. So many IDs keep interpreting it as "victorian" which isn't what I want, so hopefully the contractors can help me out! And this is also why our home will be "Little London" -- like Little India or Chinatown. Haha! Will update as time passes and link everything to a content post in the next post! Hope I can help fellow 3Roomers as we're SO hard to find but I personally love 3 Room transformations! -

I suppose I should just cut the story short as my BB girl is grasping at legs and exclaming "Papa, papa, I, I... I want to work!" (To her, hacking away at the keyboard in front of PC is working) As title suggests I'm trying to make my cosy 3rm be different from standard cookie cutter design. With any project, setting the budget is most important. My current cash flow allows for 50k expense. Its broken down 4 categories. 1. Electronics 10k 2. Furnishing 10k 3. iD/Reno 25k 4. Hihi, I am H - the husband... M is my wife... and so we are "H&M" (we are not that well known swedish retail clothing company). Warm - Our home is really very warm!! Or should I used "HOT" instead.. Haha... No wind at all despite that our living room is not block at the moment. ...view from our living room... Time seems fast forwarded once we got our keys. But before that, it was a looooong looooong....... 5 years wait! Every BTO seems building faster than our project. Greetings! Wifey and I applied for a 5RM HDB @ Canberra, which is situated between Yishun and Sembawang. Canberra is a non-matured estate with growing facilities. We hope that things will get better, especially when the new Canberra MRT is operational. So let's start off with our floorplan. As ours is from a SOBF: 1) No flooring is included for living and bedrooms - No issues as we wanted a different tiles design. 2) Kitchen wall is included - We wanted an open & close concept kitchen, so this wall must go. 3) Sanitary fittings are included - After looking at the HDB sanitary fittings (toilet bowls, toilet basins, shower heads), they are acceptable and we will not be changing them to save costs. Here is a video of the "Before" reno: Defects Rectification Fortunately, the number of defects are minimal. We had minor defects. The more notable ones are; hairline cracks on wall, rusty door hinges, low water pressure at service yard. BSC took 2 weeks to do the rectifications. Before planning for renovation, I read through this thread which contains useful knowledge from other home owners. We did not want our home to have a "hotel" feel. Therefore we would be going for a bright woody/scandi feel with shades of white, brown, grey. We have been reading the forum to do our research diligently. Thank you everyone for sharing your experience with us! Now is our turn to journal down our renovation journey in this t-blog. Here goes our floor plan: This is our first time owning a house. We are very excited about our renovation for the new home. However, we can’t help but feel the pinch, especially we going to spend a hefty sum when our renovation and wedding falls in the same year. We just started working for 2-3 years and I don’t want to spend all our savings to splurge on the renovation. Hence, I will try my best to stick within our budget and spend wisely. We also set our budget below: Budget for Renovation: 30-35K Budget for Furnishing and Electrical appliances: 20k Renovation Requirement We will keep our carpentry work minimal and simple. Save money on carpentry by going for off shelf furnishings and online shopping of home decorations to achieve the look we want. Also, we chose Scandinavian style as this theme is easily executed and it will never fall our of style. As some of the requirement are optional, we will finalize our decision only after considering the cost and visiting the actual site. I also try to think of other alternatives to save the cost. We applied for our BTO flat in Sep 2011, during that time, we were able to choose between Punggol Waterway Brooks and Waterway Woodcress. After some discussion with Missy, we have come to a conclusion, a 5-room Waterway Brooks flat will be our new house after our marriage. (One of the reason is because Waterway Brooks is closer to a LRT station in terms of walking distance and Sheng Siong is within walking distance)
