  2. Hi, I'm new here. I just need some opinion on how to find direct tilers for tile installation job. And carpenters for all kitchen cabinets and wardrobes. How do you search for them? Classifieds? Or any particular directories? I do not want all these contractors and interior designers who are just the middlemen and are in to make big commissions. Not everybody has a lot of funds you know. My friend who is an ID calculated my house at 841 sqft Supply labour and material to lay 3 in 1 prepack cement @Living, Dining and 3 Bedroom $? Supply labour and material to lay 600mm x600mm homogeneous floor tiles and skirting @Living and Dining $? Supply labour and material to lay 300mm x 150 mm homogeneous floor tiles and skirting @3 Bedrooms $? I really have a tight budget. So anybody can share some good direct contacts for tilers? Repeat: No contractors/IDs please.
  3. How much trust you can give them ? IDs/ contractors especially we do know them even if is your best friend introduce you dont know that guys current financial status so at all time do not give "CASH" give cheque is ok but not 90% even before the job start choosing the right company is hard
  4. Just received our keys this month to our 4rm BTO Standard flat @ Fernvale... YAY! After being a silent reader here for the past 4 months, I am so happy to be able to start my own t-blog. Hehehe. We talked to a few contractors and IDs before finalising on a guy who really impressed us with his responsiveness, his professionalism, and of course, the good reviews from RT! Hope he lives up to it! Although our budget for renovation is only $13K, we do hope to create our dream home according to our fave theme - Scandinavian!   5. Hi Everyone, Finally got my SengKang 3rm BTO key. Now here the question, should I engage ID or Contractor? Got around 15-17k budget to spend on renovation. A few basic thing that I want, Kitchen cabinetTV feature wallWardrobe for all room​​Include those basic concrete for cabinet and washing machine , piping and plumbing work. Etc etc... Add on Shoe cabinMbr platform bedStorage seat near the living room windowHeadache ah! Not to mention really not much time to go and look around.. Sigh.. Anyone can really recommend me any ID or Contractor that will work out thing with me and with my BUDGET (Most important)
  6. we have gotten our 4 rms BTO flat at greenleaf tampines. It has been in the news a while back for its poor workmanship and tons of defects so we were kinda sketical during key collection day on 2nd dec. haha lucky for us, the defects are pretty minimal and they are implementing this tour thingy where the BSC contractor will walk the house with you to write down the defects so you dun have to write down yourself. so it is kinda a good thing. the skirtings were a shade of dark brown and pretty hideous and we r considering whether to hack it or paint it over. the flooring were a off white shade of yellow and the brown skirting make it even more obvious. the kitchen flooring and walls were also a yellowish tint.. duno y hdb uses this kind of ugly tiles.. cheap perhaps? 2 months prior to the key collection date, i start to stalk renotalk and etc and try to come out with a design that i like. i like things simple and thus was fancinated by the japanese minimalist and scandanavian look. I want to keep the whole house to a 60 percent white, 30 percent wood and 10 percent black color combi and maybe a bright color funiture to pop the colors in the living room i am a 3D artist by profession so i spent countless night trying to find the right funitures and look. i intend to find a contractor instead of an ID since i have the design. hopefully it will be cheaper since i am on a budget as well. i came up with the following concept. now while the BSC is fixing up the defects, we am finding a contracter. trying not to rush and find a lousy one , espcially after seeing so many horror stories on disaster renovation on renotalk and fb. hope u like it =)

  8. Finally, my chance to start a thread of my own after about a year of scouring through fellow forumers' t-Blogs. Was supposed to be able to start my own thread slightly earlier but due to life's twist and turn of events... Well, change of story as well, and... nonetheless, finally gotten another home of my own! Sadly, not the initial BTO as planned but now a resale unit... Hopefully it's a blessing in disguise. Well, to be fair, it is as well, because I managed to get the dream flat that I've always wanted, no doubt had to squeeze my pockets dry and probably go the bread and butter route. Anyway, titled Part I because due to the twisty road that I went down, a hole grew in the pocket and... thus the super duper limited budget I have to work with for now. May not be a really fanciful t-Blog with much surprises though... Can only continue other parts/ stages when vitamin M is replenished. After the wait that caused my neck to grow really long, we managed to clear the Boss stage and obtained the ultimate... Set of Keys! Didn't come in any fancy leather pouch but in a recycled plastic bag though. Kinda unglam but as long as it works, that's the most important. Well start off the traditional way, by... posting the floorplan. lol... But before I start, I'd like to thank the fellow bros and sis' that took time to reply my queries on their t-Blog and respond to my PMs. Ok, here goes..... P.s. Titled Sand Castle In The Air because the initial planned makeover is said to be quite extensive, but due to the lack of funds to make the dream come through... thus, it's still a sand castle in the air project.. Will slowly but surely work to make the castle land.. haha. My plan was to cover this whole house in greys and monochromes. Hints at cement screed, plaster, concrete, you get the gist ya? I kinda like greys, but my wife prefers light and white. Will try my best to mix and create an end result which will be the dream home of the both of us.   14. Hi Guys! I started visiting RenoTalk last year when I began scouring for news online about Punggol Emerald, my home-to-be in the very near future. It has really been educational and I've learned a lot about the ins and outs of renovating just by browsing the different threads here. I noticed there were very little threads about budget renovating and I got a little worried. But after doing my own research, I realize owning your first home can be a very affordable affair (you see I'm a poor social worker and my wife is pursuing a full-time diploma in Physiotherapy atm). The key is to prioritize the things I want to renovate which would absolutely cause a lot of trouble if I were to do the works after all the furnishing is in. So for this first post I will share what I have prioritized as Phase 1 for our renovation. Another thing is to include as much as you can afford into HDB loan; if you can afford a DBSS, most furnishings and fittings come with the price of your flat; you have lesser you need to pay by cash. In our case, the previous bidder helped us out by opting in for HDB to do the flooring. As we are not picky with the look of our floor, we saved a lot. Just a little background; we bought this flat (Blk 266C) during a Sales of Balance Flat exercise in March 2012 right after I proposed to my wife. Fast forward to when we are about to collect our keys on the 28 January 2014, we look back and are thankful for how things have fallen in place one after another beautifully (if possible I will share it in another post). We will be meeting our contractor on the 11th Feb (CNY break; thus that's the earliest), submit approval for hacking, and begin the other renovation works from the 18th Feb onwards. Hopefully we'll be done by end of March for Phase 1! We think of our renovation in two phases; Phase 1 for the major works, Phase 2 for fittings and furnishings and other DIY projects. Here's what Phase 1 includes: 1. Hack off existing wall at bedroom 2 and install new 10mm tempered glass approx. 1500mm (L) x 900mm (H). Quoted Estimate: 1,800. 2. Laminated Flooring for all three bedrooms @ $4 psf. (this is a little pricey. There is another company who can do it @ $2.80 psf). 3. 2 sets of 10mm tempered swing shower glass door to bathroom. Quoted Estimate: 1,200 ea. The kerb costs an extra $450 / set. 4. Dismantle existing wash basin and replace new ones. Quoted Estimate: $90 ea. 5. Labor to install owner's light fitting: Quoted at $12 / no. 6. New PD door to bathroom. Depending on design, lowest quoted at $450 / no. Phase 1's total estimated cost: + 7800 As you can see, it's really basic but necessary. Once this is in place, it's in a pretty much liveable condition, minus the furnishing. Our furnishing inclusive of installation of air-con and ceiling fans is expected to cost another 7,000 or so. My wife felt that if it was affordable to hack off the wall in the living room (bedroom 2), it would be a very unique feature that adds character to the home. If you were to leave that out, you save another $1,800 dollars. Alright, that's it for the first post. The subsequent posts will have more pics I promise.   15. Hi, I want to achieve brick wall look for one of my wall in the living room (7100mm). Went to one of the ID and he quote me appx $7000 for that 7100mm wall. I thought it may cost 2K-3K. =/ I have no confidence in DIY as well as I read a few that some bricks may fall. so i wanna leave it to the experienced in the industry. But 7K is really overpriced and I am really on a tight budget. If you or anyone have a better quote, kindly reply/ pm me to share pls! Thank you!

Hi guys i would like to share my rollercoaster journey which was what i went through for my renovation and i am so happy it turned out to be stunning when it was, at the midway, destined to look like a war torn battlefield. i got my keys in july and one month prior to that around mid june, my wife and i started sourcing for ids so we went imm , toh guan, the hot spotrs and decided to sign with a reliable id firm at toh guan (or so that's what we thought!). upon signing i was asked for my ic and had to make a payment of 10%. ok this is where the nightmare begins. the date of commencement stated in the contract was 1st july. mine is a resale flat at jelapang so needed to demolish everything. when i called the id as i took leave on that day, he told me had to postpone as hdb didnt approve for the works. so i asked jack which was our id at this firm why dfidnt jhe notufy us of this delay, i mean my wife and i bothj took leave to prepare for this day. he said hdb informed them very late. so didnt want to make things difficult i told jack its ok but next time inform me pls. when i called up jack to check when was the commencement of my reno was going to be. the hp was off dso i called the office . and i was veery rufdely toldf off by the person at the end of the line. i told myself thats it, im going to case and how do u expect me to trust a unreliable person to do my reno in one piece. almost seems like all talk no reno wqhen they were telling me about my renovation b4 i signed. I was quite lost. i was staying in a rented room whivh will expire in a month and my renovation still not started and at least a week will be wated im sure to have to stay at a friends plc or hotel as i thought it would be impossible to finish by 3 weeks and not forgetting my wife and I both have full time jobs. i informed my mum about this and asked for advice as i was lost and it was turning to be a really bad situation, stress and all. my mum told me her friends all engage this id which have been doing their new houses and she van speak to him and will asks if he could help my situation out. within an hr i got a call from mr lee, he asked for more info and i highlightd to him the end of my tenancy agreement isuue and his exact wds was " ok mr leong, u free now?' "we go choose tiles now". he drtove down to pick my wife and i at our rented plc at chua chu kang and drove to balestier and we picked the tiles which we wanted and he also showed us the photos of some of the tiles combinations and also told us the pros and cons of certain tiles etc. which i den realuse, the previous id DID not even let me choose which tiles i wanted which makes me wonder even if the permit went through, how would theyt know what tiles i wanted? i mean im paying for my reno, i should be able to choose? my gosh.. by the next day mr. lee came up to my house with the quotation and work schedule which his gonna try to get everything done in 3 weeks. while speaking to us his hp kept ringing he had to either silent the phone or pick up and say call u back. this guy is really going all out for us! the best part is we didnt show him our quotation froim the other firm nor did he ask, mr lee quoted us $10k cheaper!! and true enough i got whatsapp messages daily on the progress and i practically saw my house hacked , to tiles laying to plastering .. all on his daily whatsapp update of pics and wds. everything went on so smoothly my wife and i knew that Mr. Lee may not be as flambuoyant as those animated characters at the over advertised firms but i tell u, his planning and management skills are second to none. After the hand over we invited mr Lee over he came for half an hour and u guessed it, he had to oversee an ongoing bsite on a saturday.. but one thing he said really made us feel so happy to know our house was not only renovated by Mr. Lee , it was SAVED by him too. this was his exact words which after that day Mr. Lee was not only our reno guy, he is also our family friend. Thanks Lee. hats of to u! "when i do any house, i put myself in the owner's position and ask myself how would i feel and is it reasonable. that was why i took the job mr danny" - Mr Lee as for the id firm that that was not even doing anything but took my $ , it has sinced closed and the case is still under investigation by cpib . fingers crossed. wish me luck.

    Diy Flooring

    Hi, I have been searching high and low for a DIY flooring guide in Singapore, but couldn't find any. I hope anyone can help me with this. Anyway, I'm pretty new in living on my own. My husband and I have decided to rent a place on our own and due to budget constrain we finally choose an old studio unit in Telok Blangah. To make it a little nicer and comfy, we really wanted to re paint the whole apartment and change the current PVC flooring which is old and sticky and too flowery for us. Again due to budget constrain, we are planning to DIY, but we couldn't seem to find a place where we could buy the new flooring without needing to package it with an installer. 1. Can anyone give us some advice on what type of flooring is best or us, in term of pricing, easiest to install and last the longest. 2. Where can we buy the type of flooring? Or at least where to buy a PVC flooring to replace our old ones. Thank you in advance or the inputs
  18. Hi seasoned renovation people, Need some ideas for renovations for a ground floor unit in Circuit Road. It's a small 54sqm unit with a narrow toilet. And it's a bare unit with only tiles in the toilet. Looking at spending max 18k. My lucky number. Have been quoted this amount already and it includes Hacking of toilet tiles & supply and installation Hacking of one room to extend hall. Hacking of mbr wall to extend room to fit in a study are and wardrobe. Tv console 7ft kitchen cabinet (abs trimmings n soft closing doors) incorporate hood,hob & sink Laminate flooring for living areas Homogeneous tiles for kitchen Full rewiring with ample power units & lighting points L box **** room Install chandelier centerpiece for dining table area.
