  1. Hi all, I’m looking for contractors for my recently purchased 3NG resale flat. This what I would like to do: Living room & 2 bedrooms Overlay floor on existing one. Vinyl flooring. Master Bedroom New MBR cabinet, no hacking needed Kitchen Hacking and redo kitchen cabinet Hack and redo all wall tile and floor tile 2 toilets Installation of toilet accessories. HIP recently completed. Whole unit Change main door, 2 bedroom door, store room door, add kitchen sliding door. Re-route whole unit's electrical wiring. Lighting, switch and socket all change new. Wall painting whole unit.

  3. We engaged Stephen Yap from - to assist with our renovation. After the first meeting, he turned out to be aggressive and wanted to have his way. He refused to allow us to choose any designs we wanted and insisted that he is the interior designer and that he knows best. He refused to make amendments to the quotation and when we complained to the - management about this, Ivy Lim (Finance and Admin Director) mentioned that we have to agree to whatever they say, they cannot amend the contract and that they cannot re-assign our project to another interior designer. Truly shocking for such a large establishment. They forced us to cancel the contract so that they can walk away and take the easy option. Do not trust this company. They are not interior designers. They are HDB registered but not CASE or RADAC registered. There is no customer service here, they are only after quick bucks.

  5. My first experience in choosing IDs so far: I uploaded my floor plan on Renotalk website and requested for quotations. Initially, I was flooded with many calls from several IDs. Almost all of them AGAIN! asked me to send the floor plan to them, even though I uploaded the floor plan on the website in the first place. Also all the IDs wanted to meet me and see the site. I asked all the IDs to drop me an email with their first quote based on the floor plan and my initial requirements for me to consider before I can meet them up. If not, I need to spend next many weeks just to meet them all! Surprisingly, most of the IDs never send me any email after the call. Only a handful few sent me emails some with standard package offers inspite of me mentioning what I wanted to do! Few of them sent me intro email and after that no response! I was impressed by Vincent Blog (http://www.vincentinteriorblog.com/) on his knowledge and advice to new home owners like me. I reached out to Vincent and sent him my floor plan and requested for quotations. (similar to Renotalk). I was recommended to 2 IDs by Vincent. Unfortunately AGAIN, no response by both the recommended IDs, inspite of me waiting for over 3 weeks for them to respond! Looks like every ID in this business is very busy with loads of projects! Appears to me that ID business is a good business to be in! In the next part, I will write about my experience in shortlisting the ID’s – thanks to the Renotalk friends feedback and some personal contacts.

Most interior designers it seems incorporate laminated wooden floors to their 3 bedrooms packages.It can't be by coincidence that they do so.I believe it's due to the warm feeling and cosyness they it bring to the bedrooms outlook,ala resort style.Unfortunately consumers are mostly duped into picking up laminate but the non quality ones as most designers tend to promote China boards due to the cheapness of it but at the client expenses.There are many good quality Germany laminated floors in the market out there namely,Kronotex,Sensa Floors and Krono original which is fairly affordable.Do not be fooled by interior designers who just sales talk.get the facts right and protect your investment,which is your home.Buy smartly.

Hi fellow forummers, In our search for a responsible and honest contractor and/or ID firm to entrust the renovation of our dream home to, I would like to share my 2 cents worth on some often overlooked checks that we should absolutely be conducting:- Lawsuits against the ID/contractor - Google the company name and add the word “singapore law” (try many different combinations of the company name, e.g. XYZ ID singapore law, XYZ singapore law etc). If the company is currently and/or previously have been involved in a lawsuit, its name will show up in either the Supreme Court /State Court’s website and/or the Singapore Law website. From these websites, you will be able to read about the facts and/or judgement of the lawsuit. As the saying goes, there is no smoke without fire, the plaintiff must have been sufficiently aggrieved for them to decide to pursue a costly and lengthy lawsuit against the ID/contractor. Some lawsuits may get dropped along the way (NOT due to the lack of merits of the case) but because of how easy it is for some black sheep contractors to evade responsibility and liability by setting up and transfering assets to a new company (refer to the next point) ACRA search - do an ACRA search to find out who the shareholders and/or directors of the company are, and which other companies he/she might previously have been a shareholder and/or director of. Check out if these companies have been involved in any lawsuits or had any writs of summons issued against it (refer to the earlier point) during the director's tenure. For small and medium sized companies, the shareholders/directors are usually the ones running the day to day business and the person you might be liaising with. Extend the ACRA search out to the key decision makers in the company. This check with ACRA is essential due to the rampant practice of contractors/ID getting their spouse/bf/gf/close relatives to just start up a new company when the company gets into trouble and they shut down or leave the troubled company as an empty shell while they move assets and projects to the new company. These new companies may use a totally different name, or use a name similar to the troubled company. In my humble opinion, if a particular person is and/or has been involved in companies with seemingly similar type of business and operations, it is something to take note of. Any legal firm (regardless big or small) will be able to conduct the above-mentioned searches. Admittedly, there will be some small additional cost incurred but I believe this is a small fee to pay if it can help us to avoid inadvertently hiring an irresponsible and dishonest contractor/ID company.   9. Hi Folks, Have joined this T-blog big family for a couple of years now. Benefit lots from the lobangs and reno knowledge that the Shifus here have unselfishly shared. Wanted to start a blog to document the reno process for my family 2nd home in the east. So here I am Hopefully my reno info/experience would be beneficial to others as well. Ok kindly bear with the old man here, will start off with the usual loso part. . Flash- Back--> Background: I stay in the east for the most part of my life. Married and got a resale flat in Tampines. Decided two years ago to get a second property. Looked at other parts of Singapore but in the end bought one condo unit(3 bd rm) at Loyang. I guess I am kind of fated to live in the east. While waiting for TOP, I started to look through fellow senior renotalk bloggers' experience in reno and buy magazine for inspirations. Came up with a list of potential IDs, contractors, reno lobangs etc. Over the course of the wait, I decided that with this new house I would go with no ID path. With this decision I start to narrow down the items that I will be doing up and its designs. Numerous ppt pkg was created with images gather from various sources like Pinterest, Qavant etc. I think my theme would be Scandinavian and abit of industrial. Love the wood accent and the white canvas walls. Joined the FB page of my development to get regular update on it build progress which helps with the reno schedule planning. With completion in sight, I set out to get quotation and visit the shop shortlisted to narrow down the choices. Its not an easy task, some would see it as a waste of time as we do not have the actual unit yet. Everything is base on the drawing provided in the brochure. But to me, I get to compare the prices of various contractors and the quality of the furniture that I am eyeing. This is not in rush mode so you get to analyze things carefully and rationally. Since I am not hiring any ID, the bulk of my Reno will involved customize carpentry to utilize the storage space in a limited living space. The search for the right carpenter intensified when I got news that the keys will be ready to issue out in 2 months time. With my carpentry design in hand, I call out to 5 different carpentry contractors to brief them on my needs and ideas. Requested them to quote base on the rough estimate measurement I took from the unit floor plan. The difference as i found out is as high as 10k with same required items With a limited budget, I narrow the choice to two carpentry contractors(A &B) that offer value for $ with my carpentry requirements. Another meeting at their respective factory and further communication with the carpenters, I chose contractor A. The reason why i chose him is as follows: 1) Good rapport(Chemistry), able to relate my design easily to him 2) Workmanship is pretty good 3) Price is more flexible i more room to add in additional item(color PVC etc) PS: I would not disclose the names of the contractors that I chose as the works are yet to complete. I will reveal more info when the Reno completes which i think its a fairer assessment of the contractor capability Will try to figure out how to upload the floor plan over the weekend.

  11. Hi all, I'm planning to have a minor renovation at my family home, namely, my bedroom so my fiancee can move in once we're married, while we wait for our BTO in 3 yr's time. The details are below: 1) Area to renovate: 1 bedroom of a HDB flat 2) Removal of built-in study table, wall shelves/cabinets 3) Repainting of bedroom walls 4) Painting of 4 doors and gate in the house and some minor paint touch ups here and there 5) Planning to start end of Mar 2015 6) Complete within 1-2 days if possible Any recommendations, advice or contacts for my minor renovation will be greatly appreciated. They are building the last level of our block of flats right now, usually, how long more does it take to key collection -- and when should I start looking (like, any milestone to take note of? Is this the standard in Singapore contractors and IDs?? Am I the only one experience such issue??
  14. Hi guys, does anyone have a list of contractors NOT interior designers that he could share with me? I recently went to Space Define and asked him for a quote for my hdb resale flat renovation and the cost came up to $40k. Just the hacking of tiles and walls and a wall came up to $5k. So I guess I need to take his list and see if I can find a contractor who can provide everything on the list yet charge less than $25k. Thanks in advance.
  15. Hi all, I am mid way into my renovations and realised that my contractor will use inferior materials compared to what was promised in the quotation. E.g. We verbally requested for Nyatoh Doors, he promised nyatoh solid plywood doors in the quotation and in the end, he installed solid MDF doors instead. E.g. We had it in black and white that we wanted KDK ventilation 15 WHPC fans (we had the picture of the fan sent to us by him) and he installed the cheaper 15 WUD instead. E.g. We discovered cracks in our concrete kitchen structure and we are worried that he had cut corners again - see my post here: http://www.renotalk.com/forum/topic/29749-stove-and-sink-support/ These are the methods we tried to get him to fix stuff: 1) ask nicely - he will give a lot of crap answers like offer to saw the top off the doors to prove that it isn't hollow - but they key word is - we wanted nyatoh doors... 2) asked him to remove the items done, we will look for an alternative sub contractor 3) questioned why another 'product' was used instead of the promised one. 4) wife will mainly show temper as she has a shorter fuse - one person good cop, one person bad cop? 5) try to use whatsapp & email to ensure communication in black and white. We are now mid way through the renovation and still having issues with cost cutting done by contractor. Any tips on how to manage such contractors? Please share! Lastly, as a couple, we agreed not to quarrel over the contractor's works, i think it is very important. Read in the forum that contractors' bad work had caused some strife among forummers.

Hi my 3 room premium bto ( I have opt out the doors ) will be ready for key collection early next year.i have a tight budget and I just want to keep my house simple , any good contractor to recommend & any idea the cost will roughly be like ? Below are the stuff which I thought of doing : 1) kitchen - masonry (montar base), plumbing , carpentry work , installing of sink etc 2) service yard - montar base for washing machine , plumbing work , windows at service yard etc 3) doors - 2 bed room doors & 2 pvc toilet doors ( either cellular foam bi folding / folding doors ) 4) toilets - installing heater 5) electrical works 6) installing the lights 7) painting Seek all your advice & many thanks .

  19. Is it really more cost effective if u look for Contractor directly compared to Interior Designer? Interior Designer: Some have said that the first fee the IDs charge will be the design, concept, planning and maybe even decorating. Next, the IDs will get the relevant contractors to come in and the contractors may markup the price so the IDs can get a cut off it. Gd news is they will work hand in hand in most cases and give u lesser worries but that may also take away some of ur participation. Contractor: To go for a contractor straight, i would say you hv some form of an idea what you want in a hse. The material cost may not be necessary cheaper as usually they will not give u the discounted price that they give to IDs for them to mark up. Alot of participation may be required as they may not knw things like where to place the lighting or wiring etc as usually IDs will advise them. Some of the more experienced contractors may knw what u want and need and even give suggestions but would they cost more, im not sure... Any seniors here can share their thoughts on who is better or cheaper? Getting my keys in under 18mths. I would say i roughly know wat theme or decor i need in my hse but not sure does it gel up together in whole and currently trying to get as much ideas as possible.
