  4. Dear all, I wanted to ask for more feedback on design and build contractors who specialized in landed property. This is not about general contractors. Just in case some people are not sure, here are some notes about D&B contractors - Only contract with 1 company to do the whole package of A&A/recon/rebuild for you from consultation, design, construction etc. - They usually also work with limited number of templates for the house - Cost is cheaper than doing the other route which is having separate contracts with the Architect, general contractor, PE, QS etc - Time from start to finish is also faster - Still does offer some level of customization within the templates. - Biggest cons are limited designs and no truly competitive tender system I have looked through this website and searched online. I so far can find only 2 names. The rest do not have design and build construction for landed housing as their main business hence i didn't mention them. - Meridian Homes - Nic& Wes Builders Appreciate any other names and feedback and experience if possible. Would appreciate if i can get response only from actual home owners and not marketeers of the company so as to keep the discussion authentic. Thx
  5. The Nest We had been scouting around for our own place for quite a while and looking back, it did seem that we were taking forever to nail down a place we want to call our first home. Our requirements for our own property then were simple - BIG and cheap... Probably that explained why we were forever looking for our property back then! In Singapore context where land is scarce, it's almost mission impossible to find one that is big and yet cheap... Well... Unless, it's old!!! And so our quest for such property brought us to our current home - an ex-HUDC apartment in the west. At 1,700 square feet going at less than $700 psf, it fulfilled exactly the 2 main requirements that we were looking for in our first home. Never mind the fact that it's coming to 30 years old. To add icing to the cake, all the 3 rooms and the living room have unblocked view of the scenic Chinese Gardens in front of us!

Hi fellow forummers, In our search for a responsible and honest contractor and/or ID firm to entrust the renovation of our dream home to, I would like to share my 2 cents worth on some often overlooked checks that we should absolutely be conducting: Lawsuits against the ID/contractor - Google the company name and add the word “singapore law” (try many different combinations of the company name, e.g. XYZ ID singapore law, XYZ singapore law etc). If the company is currently and/or previously have been involved in a lawsuit, its name will show up in either the Supreme Court /State Court’s website and/or the Singapore Law website. From these websites, you will be able to read about the facts and/or judgement of the lawsuit. As the saying goes, there is no smoke without fire, the plaintiff must have been sufficiently aggrieved for them to decide to pursue a costly and lengthy lawsuit against the ID/contractor. Some lawsuits may get dropped along the way (NOT due to the lack of merits of the case) but because of how easy it is for some black sheep contractors to evade responsibility and liability by setting up and transfering assets to a new company (refer to the next point) ACRA search - do an ACRA search to find out who the shareholders and/or directors of the company are, and which other companies he/she might previously have been a shareholder and/or director of. Check out if these companies have been involved in any lawsuits or had any writs of summons issued against it (refer to the earlier point) during the director's tenure. For small and medium sized companies, the shareholders/directors are usually the ones running the day to day business and the person you might be liaising with. Extend the ACRA search out to the key decision makers in the company. This check with ACRA is essential due to the rampant practice of contractors/ID getting their spouse/bf/gf/close relatives to just start up a new company when the company gets into trouble and they shut down or leave the troubled company as an empty shell while they move assets and projects to the new company. These new companies may use a totally different name, or use a name similar to the troubled company. In my humble opinion, if a particular person is and/or has been involved in companies with seemingly similar type of business and operations, it is something to take note of. Any legal firm (regardless big or small) will be able to conduct the above-mentioned searches. Admittedly, there will be some small additional cost incurred but I believe this is a small fee to pay if it can help us to avoid inadvertently hiring an irresponsible and dishonest contractor/ID company.   16. Hi, I have engaged an interior designer to work on my new home. This designer was from a reputable design house in the east and has been in the industry for quite some time. They are always in Singapore expo during furniture fair. The prior experience has been positive and things can always be worked out, until we have signed on the line. For a home reno, the first step is to get the electrician to do up the necessary lighting points. I gave the ID free play on the design, lighting etc. To save him some trouble, I even agreed to use his electrician, if the ballpark price he offered was 3K plus. When the electrician came down, he looked through and gave a quote of 5K, which is after a discount of $4XX dollars. To make matters worst, I asked for a quotation and the pricing in the quotation was wrong. This made me hunt for another electrician for a second opinion. The second electrician price quoted was at least SGD 1K difference. Out of due respect, I decided to offer the quote to the ID and his appointed contractor. I offered 4K max sum. But they did not give in. Now the ID said that if I were to get the third party electrician, he will not warrant the damages to the flooring, carpentry, walls etc in the cause of renovation as these damages maybe caused by the electrician. The whatsapp message was very threatening, in my opinion. Any suggestions on what I can do?

  25. Looking for help. We are unhappy with ID. After signing contract never gave design. Only gave one pathetic design for masterbed wardrobe 3 weeks after signing contract. We finally designed our wardrobes ourselves. Gave ID our design. She input in autocad and print out. At-least hope price is not too bad. ID quote us 1) For masterbed wardrobe 2300 $ for 8 feet using lamitak, with 2 sliding door, and one casement door. 2) For one bedroom, 1750 $ for 7 feet using lamitak but only casement doors (no sliding door). 3) For another bedroom, 2100 $ for 7 feet using lamitak, only casement door. So for casement door wardrobe price is 250 $ per foot for one bedroom and 300 $ per for another bedroom For sliding door wardrobe price is 341.6 $ per foot. We understand IDs take 25% to 30% of price quoted. Because they give design service. But in this case we have to design ourselves. Anybody sign reno package recently? How much they quote for custom build wardrobe using laminate for sliding door and casement door? Is the price right? Thanks.
