  1. Just as many of you here I too am embarking on my renovation journey. Mine is a 4A room resale HDB flat in Jurong East. I learned that it would be better to engage a Casetrust accredited renovation firm. I would like to know the opinion of the experienced people here. I have a few questions 1) Are Casetrust accredited renovation firms really reliable? 2) Any Casetrust accredited renovation firms with ID (contact person) to recommend? 3) Apart from Casetrust accredited firms, any other renovation IDs to recommend?   2. Hi All This is my first time trying out a blog. I figured that we should document our journey of metamorphising our resale EM into our dream Sky Parlour. Kindly pardon if we get our formatting wrong. This is something very new to us. Just a bit of background. We have been married for many years, and have been living in a small 4-room HDB. Recently in the last few years, 2 little people suddenly appeared, and started running around in our house. There is a need for a bigger house for all our belongings now, as well as for the 2 little people to run around in. Hence we decided to move to a bigger house. But Singapore is so small, all our houses are merely pigeonholes, and getting private/ landed/ condo is definitely within the "Only in our dreams" category. So we decided to get an Executive Maisonette. This is only affordable after we sell our 4 room. But after taking all the financing / bank loan/ 20% down for the EM, we realised "Oh $#!Ϯ We forgot to budget in the renovation!!" Hence here we are, reading other people's experiences in their journey hoping to learn more. And now we're blogging our journey. Floor Plan Cheers!

Is there any recommended and reliable carpenters?

Hi fellow Renotalkers, I have actually been silently browsing through the renotalk forum for quite some time now, soaking in ideas and getting information and tips on what to do or not do during reno, and also what to buy and where! Having learnt alot through the t-blogs and posts here, I figure I should also share our renovation journey and perhaps some things experienced along the way. Perhaps 1 or 2 of you may also take something away, be it an inspiration or a practical lesson. Our story begins on the 14th of April 2013, when I successfully proposed to my then gf, now wife (who shall henceforth be affectionately referred to as "E"). Having successfully sealed that part of the deal, we set out looking for a place to call home, which as a lot of you know isn't the easiest thing in the world. Some of the factors we considered were as follows: - Near to either E's or my parent's home (easy for childcare needs in the future) - Within 0.5 km of an MRT station, especially on the North East Line (so that E can get to work easily) - Size of the apartment must be at least 1100 sgft (E grew up being used to lots of space at home) - Toilet must not be in the kitchen! - A yard area separate from the kitchen - Preferably North/South facing (so you don't get the evening sun) - Has to have sufficient natural light! We didn't want to ballot for a BTO because that would mean we would have to wait very long for our unit, but we were willing to do so for an EC. In particular, we tried balloting for some return units at The Topiary, but after umpteen failed attempts at balloting for 4-rms, 3 rm dual keys, we decided to look at resale flats instead. Plus, it's easier on the pocket. Our search was narrowed down to the following locations: - Upper Boon Keng opposite Kallang MRT (superb location for both private and public transport; flats which just finished MOP; but friggin expensive for a HDB) - Serangoon Central (great location but relatively old flats; expensive as well) - Potong Pasir (again, great location but the oldest flats out of our shortlist) - Sengkang (not as busy as Punggol, and valuations seem to be the cheapest here. Flats are also bigger) For those of you with more money and want to buy a HDB, you should really consider Upper Boon Keng and Jalan Membina in Tiong Bahru, but that's just my opinion haha. We viewed over 20 flats before we stepped into our current home. In fact, we put in an offer for 2 other units before this one. The first unit that we liked had a condo style layout on a high floor, relatively close to Sengkang MRT. BUT, the owner was then asking a COV of 100k (crazy!!). I think it was because he had marble floors through the living room and real parquet elsewhere. We put in an offer which was slightly in excess of half that amount, but was rejected. On hindsight, it was good that he didn't accept because that would be an insane amount just to pay for COV. The second unit was a fair bit away from the MRT, but the layout, space and facing was just superb. We put in a bid for less than their asking, but was quickly told that somebody offered them their asking. A bit of regret felt on not being able to get this unit. We were starting to get a bit tired and exasperated with the search when our agent suggested another area in Sengkang which we had not personally scouted in Prop*rtyG*ru, and we went down not expecting much. You know that feeling where you step in and feel so comfortable that you know it's home - that's the feeling that we got when we first stepped into our new home. It also helped that the former owners were very warm and nice people. We sealed the deal that evening when the owners accepted our COV offer which was a bit less than their asking. It isn't by any means the perfect home in terms of fitting all of our criteria, but it certainly comes close to it.   8. Hello, everyone! I'm usually a lazy person so I can't believe I'm actually here doing this. I just got my BTO flat done up and the whole process of looking for an ID, going through designs and quotations REPEATEDLY to find the right one was such a hassle. We all working adults, where got time?? Every weekend burned. I heard terrible stories from my friends and colleagues of going with the wrong ID, aside from the obvious money loss, there was also constant worrying and bad fixture of lights, tiling, and water piping issues that made things far worse than you could imagine. Waste time and waste money in the long run. To help young couples like myself or any first time ID experience, I'm going to share with you guys my amazing ID that I chanced upon. I was discussing design plans with another designer (overpriced and not good, can PM me if u wanna avoid potential trouble) at Novena starbucks when I saw Kelvin. Hubby and I noticed he was on his laptop using AutoCAD. Hubby told me this is usually used by architects. We were super impressed with what he was doing (he was shifting furniture from many angles). None of the 4 IDs we discussed with were as professional as this. After our meeting ended, we approached K and asked him if he was an ID. Indeed he was and that was how our reno journey begun. Kelvin was beyond impressive and hardworking. To put simply, his work ethics is amazing His follow ups were really super. His prices were decent and in terms of carpentry, workmanship was good and cheaper than most. We found out that he studied architecture in NUS so he had extremely good knowledge in this aspect. Our reno was extremely user-friendly with no cock ups, especially toilets and kitchens (most of my friends horror stories, were that although the design is nice but not functional in LR. problems start popping out after time, piping issues like washing machine or toilets, as a lot of IDs don't have proper knowledge on how houses are built. they only know design from being a copycat is not enough, create a lot of problems underneath the surface). One thing that really stood out was this: most IDs I work with gave us designs sketch ups or drawings that look good and impressive. This normally drawn by hand. Make a small room look super big and nice. My friends tell me this just a trick, finished product usually disappointing and lousy. when I see drawings from IDs, I get very skeptical. My hubby: The room got so big meh? ID: This design will open up your room. Seamless finishing and more windows, blah blah. For Kelvin, all his designs and floorplans were drawn to exact dimensions. This really help us with choosing the right furnitures and improve our home. No disappointments at all overall, hubby and I are super satisfied and happy with how smooth everything went. Kelvin really gave us a peace of mind, glad to avoid horror stories and start our life in our perfect home. This was longer than expected so I shall end here. I noticed the sliding door seems quite expensive (to be fair it is spanning the entire kitchen width, it is quite a big door).Thanks for your expert advice!

Since I have found a good one so I was thinking to share it here for anyone looking for a reliable contractor.   16. Hi, I'm new here. We will acquire our flat in Aug. It is a 4A corner unit, resale. We are looking to get a contractor to renovate the unit for us but don't know where and how to start. We've contacted Aian Furniture and Renovation, Henry from Impress 21 and H2o Design. Any other contractors to recommend? We are not Mandarin-speaking. Please also advise us on how to start about. We aren't sure what to do. All we know is that if we hire an ID, they will do everything for us. But we're looking to cut costs. Would appreciate all advice, thank you!

Dear all fellow new home owners, I have been a silent reader for the longest time and we are estimating key collection to be somewhere around the last quarter of this year Recently we have started looking around for IDs, asking them for quotes, shortlisted a few, and so far it came down to 2 IDs: 1.) 9 Degree Construction 2.)   25. So... I decided to do this. I have actually finished my reno and moved into my place. I thought I share some thoughts on this forum about my reno experience. I don't think I will write a lot of posts, but will try. My journey started about a year ago on 13 Oct 2014, when I first viewed this 4 room re-sale HDB. Made a very quick decision and issued the cheque on the very day after I viewed the place. I am actually very happy with my purchase. Near to MRT, parents, city and high floor. The flat is about 31 years old, so would need some major reno. Will show you guys more photos of the old place in my next post when I upload all the photos! Below is the layout plan of the flat. I started to look for an ID in Nov 2014. Only met up with 3 but already felt so tired! Appointed my ID in around early Jan. Collected my keys on 21 Jan 2015! That was a very exciting day! Next post I will show the photos of the place before reno, and the experience with the 3 IDs.
