  6. We are in final planning stages of our house and my wife and I are having difficulty deciding where to position the main and secondary sink in our double island kitchen. Option 1: position the main island closest to the cooktop (current design). This leaves the second island clutter free for guests and family to gather. Also, it’s a quick access to the sink when you need to drop dirty skillets and pots. On the other hand, it can create a bottle neck when one person is cooking and the other is washing dishes. Also, opening the dishwasher (we might have 2), will severely limit the space there. Option 2: place the secondary (small) sink closest to cooktop. This provides room for prepping and cooking. Place main sink in the outer island, which frees up space for 2 people to work easily together. But then again, that limits counter space for family and guests to sit there and may be less esthetically pleasing. Any advice will be welcomed!

  8. Hi all, I was fond of looking for interior designs and renovation then came across in this website. Started reading some renovation recommendations and I just want to also share my renovation experience with this ID and they have their own contractor as well. I just want to help those who are looking for ID / contractors to transform their house into a home. My friend recommended them and scheduled for an appointment to discuss our reno. They were very open to our suggestions of what kind of design concept we want and they were also great at suggesting alternative concept to make the designs improve more but with a cheaper budget. They were very good at explaining the details and how they update the schedule of the reno. They were very accommodating and all the small issues were settled. Overall, my house turned to be a relaxing and cozy home! Below are the photos of my house. I’m happy to share their contact with you.
  9. I started looking for an ID in Dec 2016, three months before the keys of my 4-room HDB resale flat were ready for collection. I went through the postings in the forum on Renotalk.com to look for IDs with good reviews & eventually, arranged to meet a dozen of them. Most of them came with their quotations & were happy to discuss some details regarding the layout plan & my requirements. However, some of the IDs did not consider my budget seriously & proposed items which exceeded my budget; a few did not follow up on my queries and there were two who went MIA after our meeting. Randall Tan from NID Design Studio stood out from the rest right from our first meeting as he came with his laptop which he used to show me a 3-D drawing based on my house floor plan. I was impressed with his effort of doing that despite it was only our first meeting. He also considered my budget & proposed items which fit my budget, giving priority to basic items, such as vinyl flooring and kitchen cabinet. To ensure that my family members were comfortable with my choice of ID, I arranged Randall to meet them. Randall also took us to visit two houses which he had just completed renovating. Finally, I shortlisted three ID firms to discuss more specific renovation details at my new house. In the end, I decided on Randall as I was confident that he would do a good job. On top of that, my family was also comfortable discussing issues with him. Randall took my budget seriously & assured me that the total renovation cost in the quotation would not increase unless I requested additional work / items. Indeed, the total amount I paid for the completed renovation, compared to the initial quotation, had only increased by the extra items (a bigger wardrobe for my room & a fire-rated main door) which I had requested Randall to do after the renovation had started. I am happy to say that Randall is quite generous as there were times when he tried to absorb some costs, eg. I requested a few more electrical points & one more paint colour up from the maximum 5 colours. In my opinion, I think that the items & prices in his quotation are by & large reasonable. Although his price is in the mid range compared to the quotations from other IDs, there were no hidden / unspoken items that were chargeable during the renovation. It is a good thing that there was no unpleasant surprise & dispute during the renovation process. I am also happy with the workmanship which is of reasonably high quality. Randall is knowledgeable about renovation & gives practical ideas. For example, he not only advised the position & number of light points in the living room, but also proposed the light switches corresponding to the light points, so that the two light switches allow minimal, moderate, or extra brightness. This gives me & my family the flexibility to decide which switch to turn on based on the intensity of the natural light, thus provides some cost savings on electricity as not all the lights need to be turned on even when the natural light is very dim. Another example is how he advised where the electrical & air-con wires could be placed in order to minimize the amount of casing used to box up the wires, so that the entire house looks more spacious and aesthetically pleasing as the amount of unsightly casing that runs on the wall is minimized. Throughout the renovation, Randall always responded to my queries within 24 hours and gave clear explanations to my queries. As with any house renovation, there were some minor hiccups during the renovation process. When these happened, Randall focused on quickly resolving the issues either by rectifying them to achieve the original plan or coming up with the next best alternative. My house renovation took about two months to complete which was ok for me as I was in no hurry to move in. Post-renovation, there were some minor defects which I conveyed to Randall, and he was quick to arrange for the relevant people to fix those issues. For example, I was not completely satisfied with the plastering work in the living room as the wall surface was not smooth for most parts. Randall did not mind arranging the plasterer & the painter to come over to my house twice until I was satisfied with the wall. Randall has lived up to his promise to his clients, he treats his client's renovation like renovating his own house to ensure the outcome of the renovation is a comfortable and practical home. I strongly recommend Randall (his mobile number 9386 8081) to people who are looking for a good & reliable ID to renovate their home.

Since I have found a good one so I was thinking to share it here for anyone looking for a reliable contractor. They were very responsive & even took the extra effort to help me managed my aircon guy who was fixing up the new aircon when I got tied up at work. I recommended them to my brother & friend.   12. Why we built a Tropical Lifestyle Home with 3 Tips. It was just by chance that Jude, my wife and I stumbled upon this piece of land 2500 sq.feet on which a double storey intermediate terrace house of about 40 to 50 years old stood on. It sat on highland and dropped at the rear to a lower level, which actually formed a "natural basement." We had enough experience in this arena, as we had done this many a time and this looked like a, "Diamond In The Ruff" and it clicked almost simultaneously that this was it. We wanted to build our home and the challenge, as it was an intermediate terrace and to encompass the elements of a Lifestyle Home. Lifestyle Home - What's That? In our own terms, a Home is where families unite, congregate and find comfort and safety in. And to add the Lifestyle elements in, is to create features that would make this more than a house but one that would create additional pull factors that would give us all the more of a reason to stay and enjoy our home. The excitement began and within one night, a draft blueprint of our home was formed. Jude who has a keen attraction to beautiful homes and possesses a natural flair in decoration had set her sight to bring this home and nature close to us and to also provide a very open concept for the added ventilation so challenging especially inherent in intermediate terrace homes. This led us to creating Our Tropical Resort Home. The lure of Bali and the getaway feel got us thinking of creating a Resort Home, after all, Live A Perpetual Holiday Lifestyle. So the hybrid was born i.e. One that would encompass the open resort elements and our Singapore lifestyle put us on the road to creating our home, "Villa Gila Bali." Tip 1 : If you are redesigning or rebuilding, put in as much thought as you can to enjoy this place you create called, Home. This is a special place that families bond and memories are created and it is beyond sheer dollar and sense. I am a little embarrassed to confess that it took us 1 year 9 months to complete our home. However, I take full responsibility for the delay as it was a tough one to build and even tougher when the woman of the house, is the project manager. Haha - but totally worth the wait as it turned out as one unusual Inter Terrace Home that we so love and enjoy. Some features that we created, within the constraints : Driveway that parks 2 cars. Open concept Living & Dining Area. Integrated Wet/Dry Kitchen. Existing house connected to a 3 storey New Annex by a bridge - This created the open feel especially lacking in an inter-terrace home. A Large Airwell that spans the Basement to the 2nd Storey Basement - 2 rooms separated by Swimming Pool c/w Water Feature - that wakes us up to the sound of a running stream. Mini - Home Theater Room for Entertainment of our Kids and Grown Ups as well. A Gym Room that cuts out my excuses especially on rainy or hazy conditions. Open Sky Terrace Garden c/w an Attached Guest Room. We thought that we were being over adventurous at first but we finally made it happen. This was going to be our home and was our chance to break some minor barriers. Tip 2 : Costs have mostly been the primary consideration in rebuilding homes however, value - real and perceived play a sometimes intangible or priceless role, that sometimes gets lost in the budget process. Time, we spend at least 40% or more of our livable time in this abode, design it well with tailored facilities and the better the tailoring, the more you spend your time enjoying this place you call Home. I really do not know how our home will be valued but I do know, if you could make it functionally different, you could possibly get a functionally different valuation. It's 5 years now and we look back, we keep asking ourselves how could we make this any better and have set our sights on further enhancements to create maybe what could be called, "The Lifestyle Landed Condo" encompassing all the facilities you could imagine in a Home. Land Costs is expensive, no doubt and it is about optimizing the use and creating the added value that drove us to make the best of what we had. Tip 3 : Beautiful Homes do not necessarily cost, "An Arm and A Leg." It's about good practical design, space planning and then aesthetics that fit each of our individual needs that creates added value within the household. It's a lot about finding the common connection that pulls us back and brings the family together, be it a Movie/Entertainment/Game Room or just chilling together, that makes this more than a House but that of a Home. A quick FAQ on our project: What is To Build A Home (TBAH)? TBAH is a photography and videography project under the SG50 Celebration Fund that documents fresh home-owners moving into their homes for the first time. We want to show the customs and traditions that accompany the move-in as a way to engage and educate the audience, as well as highlight Singapore's rich melting pot of cultures and ethnicities. As a new home-owner myself, I was very intrigued by the intricate customs performed during the move-in, which I didn't know about until I was gently educated by my elders (mother-in-law, really), and I thought that it would be something very intriguing and unique to Singapore. I wanted to explore the meaning and significance of those customs. Who can join? Anyone who is moving into a new home - we don't want to limit it to only young, married couples moving into their new flat, but also explore Singaporeans of every stripe. We want to tell stories that highlight the diversity of our cultures and present the meaning behind the customs and traditions practiced by people moving into their homes for the first time. Instead of a nostalgic type of project, we want to do something that is forward-looking instead Do I have to pay anything? Short answer - no. As we're partially funded by MCCY under the Fund, there won't be any monetary costs on your end if you would like to participate. We would do a pre-interview together with you and your partner, and find out a little more about you and your new home. If needed, we'll arrange a meeting, probably at your new place, to discuss the shoot in detail and fill you in on what's going to be involved. We'll tag along on your official move-in date (when you would carry out the customs or traditions, such as throwing of the pineapple, to name one) and document the process, and do a few portraits along the way as well! What do I get from this project? We'll put together a little memento from the shoot - such as a portrait photo print - and any digital images we would take from the shoot.
