To start off, we have come a long way since getting ROMed in February 2013, my spouse applying for PR in April 2013, held our Customary Wedding in KL and then a dinner in Singapore for my family and friends during August - September 2013 and finally, PR approved in November 2013. We started looking out for resale 4-Rm HDB around Punggol/Sengkang area initially during October 2013 but unfortunately, our budget does not allow us to do so. In the end, we settled for a resale 4A HDB in Woodlands/Admiralty (near 888 Plaza) during November 2013 which is within our budget and considering the fact that there will be future developments that might increase the estate's value. Upon completion in February 2014, we went in search for our ID. To our dismay, none of them fits the bill within our budget and comfort. Our main concern is our renovation loan. Finally in April 2014, our renovation loan got approved! We confirmed our ID and gave the green light to start our renovation immediately. We believes in a Chinese sayings "Man Gong Chu Xi Huo" which means something like slow and steady works produce good workmanship. Thus, we told our ID that we are in no hurry to move in as we can still live off my mum. LOL! Below is my Floor Plan.   4. Hi there, I just got my keys to my resale flat and I have actually been getting renovation quotes and surfing the net for ideas and reviews. Has anyone used D'esprit Interior before? Out of all the quotes, theirs is the most affordable and within my budget but I can't seem to find any reviews on them.
  5. Hi Everyone, I chanced upon Renotalk when I was scouting to buy a flat and since then have been faithfully following the forum. I wasn't in a rush to move in and decided to take my time in looking for a ID/Contractor. Met up with the legendery Mr K and Alan and also contacted a few new start-up ID firms. Being a single female owner, it can be an overwhelming exercise. I was lucky to meet up with my current ID, Foo from Custombox, an earnest young man who is open to ideas and importantly patient with first-time home owners like me. So far the process has been smooth and I'm looking forward to the end result. I had a penchant for mid-century modern design with a bit of scandinavian influence. I love things with a bit of history but didn't want my home to look like a museum:) Right now, design plans are still fluid but with a few key ideas set. Will try to post up floorplan next.
  6. Hi guys, i'm new to this forum, new to renovation. I initially wanted to buy a "ready-to-move-in" type for my 1st home, as really knows nothing about renovation. The only memory of renovation is when i was in school, helping my father repaint our old house many many years ago. But it is really difficult to find a house have everything you like, hence after several viewing - end up I bought a 30yrs old house with a good price, and have to do renovation inside out. I have to worry about how to do RENOVATION now!
  7. On the 14 Feb 2014 will be heading to HDB for my 1st appointment to purchase a HDB resale 3 rooms unit at Bedok North. The floor plan is as following: The whole unit need to be renovated and had been meeting up with IDs & contractors (yet to finish) and the estimated minimum amount is $28K. Each meet up require at least 2hours and repeating the same thing, but the good things about it is having different solution to the same issue. Please stay in tune for the next update.

Hi fellow Renotalkers, I have actually been silently browsing through the renotalk forum for quite some time now, soaking in ideas and getting information and tips on what to do or not do during reno, and also what to buy and where! Having learnt alot through the t-blogs and posts here, I figure I should also share our renovation journey and perhaps some things experienced along the way. Perhaps 1 or 2 of you may also take something away, be it an inspiration or a practical lesson. Our story begins on the 14th of April 2013, when I successfully proposed to my then gf, now wife (who shall henceforth be affectionately referred to as "E"). Having successfully sealed that part of the deal, we set out looking for a place to call home, which as a lot of you know isn't the easiest thing in the world. Some of the factors we considered were as follows: - Near to either E's or my parent's home (easy for childcare needs in the future) - Within 0.5 km of an MRT station, especially on the North East Line (so that E can get to work easily) - Size of the apartment must be at least 1100 sgft (E grew up being used to lots of space at home) - Toilet must not be in the kitchen! - A yard area separate from the kitchen - Preferably North/South facing (so you don't get the evening sun) - Has to have sufficient natural light! We didn't want to ballot for a BTO because that would mean we would have to wait very long for our unit, but we were willing to do so for an EC. In particular, we tried balloting for some return units at The Topiary, but after umpteen failed attempts at balloting for 4-rms, 3 rm dual keys, we decided to look at resale flats instead. Plus, it's easier on the pocket. Our search was narrowed down to the following locations: - Upper Boon Keng opposite Kallang MRT (superb location for both private and public transport; flats which just finished MOP; but friggin expensive for a HDB) - Serangoon Central (great location but relatively old flats; expensive as well) - Potong Pasir (again, great location but the oldest flats out of our shortlist) - Sengkang (not as busy as Punggol, and valuations seem to be the cheapest here. Flats are also bigger) For those of you with more money and want to buy a HDB, you should really consider Upper Boon Keng and Jalan Membina in Tiong Bahru, but that's just my opinion haha. We viewed over 20 flats before we stepped into our current home. In fact, we put in an offer for 2 other units before this one. The first unit that we liked had a condo style layout on a high floor, relatively close to Sengkang MRT. BUT, the owner was then asking a COV of 100k (crazy!!). I think it was because he had marble floors through the living room and real parquet elsewhere. We put in an offer which was slightly in excess of half that amount, but was rejected. On hindsight, it was good that he didn't accept because that would be an insane amount just to pay for COV. The second unit was a fair bit away from the MRT, but the layout, space and facing was just superb. We put in a bid for less than their asking, but was quickly told that somebody offered them their asking. A bit of regret felt on not being able to get this unit. We were starting to get a bit tired and exasperated with the search when our agent suggested another area in Sengkang which we had not personally scouted in Prop*rtyG*ru, and we went down not expecting much. You know that feeling where you step in and feel so comfortable that you know it's home - that's the feeling that we got when we first stepped into our new home. It also helped that the former owners were very warm and nice people. We sealed the deal that evening when the owners accepted our COV offer which was a bit less than their asking. It isn't by any means the perfect home in terms of fitting all of our criteria, but it certainly comes close to it.   10. Dear all I have been following renotalk for more than 2 years and finally it's my turn to write down my experience. In May this year, I saw a nice ad with full pictures of the unit on sale. Immediately I was attracted by the location, upkeep of the house, layout......everything. Decided to get it at second viewing and was even willing to extend 3 months after completion cos a unit like this is hard to come by. 6 months went past and finally started Reno on 14 Nov. Will write down my Reno journey from doing just the toilets and kitchen till now basically rip off everything (except the windows) and redo. From modern theme to Scandinavian to industrial. Before I start, I need to figure out how to post pictures. Can I post using ipad?
  11. Hi everyone, I have been following Renotalk for some time and now being eligible to purchase a flat of my own, the time has come for me to make some contributions. After viewing more than 10 units, I finally found the place I would call home at Yishun. Although the COV was quite high for a 3 roomer, the location is excellent and the layout, clean and simple. After going thru months of flat "hunting", finally found an unit which meet my ideal location except it is much older than me Reading lot of other's blogs their experience of sharing their new home. I will like to share my too . After 1st appointment with HDB The 1st thing I did was purchased the flat layout online. and try to think how shall I layout my toilet and kitchen with the limited area. At the same time, looking for contractors. In the end I got 3 contractors (1 from friends' recommendation, 1 from LEDs lightning's boss and 1 from Renotalk). While waiting for 2nd appointment, the only important things is to do "home appliances homework". There's always electrical appliances sales held at Expo ( 1-2 times quarterly or shopping mall). Expo is like my once in month hanging up place There's furniture fair, BHG/JL/Robinson/Metro Sale.... "SALE". 2nd appointment I had my 2nd appointment with HDB not long ago. Immediately, the next day after collected my keys collections I arranged to have my 3 shortlisted contractors to view my place, took measurement, told them what I have in mind for toilet, kitchen layout and my budget. And fast enough, they are able to provide me their details quotation next day. Having a tough decision who shall I select as all pricing, material they provided are very closed and all 3 are friendly people. In the end, I choose a lady contractor who got to know her thru' a LEDs lightning boss. Agreement signed! 1st deposit done... hacking next, more updates coming up. *PS: It is important to know your neighbour. They will help you to decide to have air-con install in the living room
  13. Hi all, I need some advises as to whether my kitchen quotation is reasonable for a resale 4A! I will only be doing up my kitchen cabinet, changing it from long layout to L-shaped instead. I am not sure if my quotation is considered steep for such renovation as I will not be hacking off my walls and floors. Appreciate fellow friends who are experience in renovation to help!   14. We are new here going to take over the 1st resale flat in our lives, a 3NG flat at AMK. Plan to only change all windows, doors, toilet bowls and perhaps the wall paint. Since im not going to change the rest of the house, is it still advisable to look for a contractor? or just find my own windows supplier etc and ask them to install as well? First timer here so not very sure. Greatly appreciate all advise from everyone here. Concerned with both quality of work and budget here.
  15. The journey of starting a new home can be pretty daunting. Having missed the BTOs, to viewing of resales, to haggling of COV. We are happy to come to this stage of transition.
