Renovation Quotation For Terrace House

Hi All,

Could you kindly comment on the renovation quote I received. I'm planning on knocking down the 2 bedrooms on the 3rd floor and converting the current attic into a usable space. There would mean making the floor on the attic walkable and also building a staircase up. Here's the quotation I got for general contracting. Only the 3rd story and Attic would be worked on.

1 Preliminaries and Insurance $4,300

2 Demolition. Hack and Clear Debris Incl MOE Fee $4,800

3 Hoarding and Protection works $1,300

4 Structure Works $18,300

5 Staircase and Railing $7,800

6 Tiling work for 2 toilets $5,600

7 Brickworks and Plastering $7,300

8 Toilets waterproofing 2 toilets $1,200

9 Plumbing works for 2 toilets $3,200

10 Ceiling works $4,300

11 Electrical Works (Lighting Not Included) $3,800

12 Painting Internal $5,300

13 Painting External $4,500

14 Scaffolding and QP Fees $5,200

15 Shower Beneer(?) for 2 toilets $1,900

16 Floor and Staircase Seneeding (?) (Floor finishes not included) $2,800

17 Aircon Not included

Total Cost $81,600

Is this the only quote you got?

It's hard to compare apple to apple because each house is different for a landed property. My suggestion is to get 3-5 quotes and compare item by item from each contractor, then you can question the differences and ask for requotes. You can even tell the current contractor that someone quoted stairs at 4k, yours is 7.8k, why?

That way, you will be able to work towards a better overall costing and force them to look for a cheaper subcon..

that's what i did.. hope it works for you too.

Did you engage an interior design, or are you dealijng with a contractor directly?

The internal and external paintworks are definitely expensive, though. That much I can tell you without doubt.

hard to tell without more info (eg) actual dimension etc ... example "Tiling work for 2 toilets $5,600" will depend on the size of your bathroom and the tiles chosen right ? Alot of difference between a $2 tile and $3.50 tile

but agree that for inter-terrace the painting is quite expensive

i guess you a rough guide would be something closer to 10-15% off this $81K.

best to get at least 2-3 quotes to compare ...

also good to be as specific as you can to get an accurate quote ...

for example, Painter A might quote you $5000 and Painter B quote you $7500. Why ? Becos Painter A is quoting based on emulsion paint vs Painter B's better 3-In-1 ?
