Hey all..

Thinking if i should reno my condo when it TOP in June.

What are the bare minimum i should do?

What would be the rough estimate for a condo reno.

Move in condition less loose furniture

In some cases... they come with less than desirable built-in wardrobes. I hated those at The Quartz.. so didn't buy in the end and went for a cheaper resale condo where it's not so painful to decide to hack away the wardrobe. haha

Whatever you do.. ie. tv console, feature walls etc.. I personally think that you have to watch out that the ID/Reno Contractors etc. inflate your costs too much. They tend to believe that people who buy condo have more $$$ so can chop more.

I have gotten a few quotes from a few IDs.

Cost for feature wall is around 1.2 to 1.8K. Is this consider the normal range? What are the things I will need to look out for ?

Cost for TV console ranges from 600 to 800.

Would anyone bargain with the IDs on the price quoted?

haa ... how to avoid be "chop like cabbage"..

market price for cheap ID is around 20% mark-up. Most ID house which can advertise daily/weekly type probably can convince owners to part more thus, can earn 30-40%. Your provided costs above is considered normal for me - industry personnel.

then again, sometimes u pay for peanuts to get peanuts. pay for cashew nuts, u got honey roasted ones as well. Just be comfortable with the ID, i think is most impt.

when we moved into our approx 1400sq ft EC some years ago, we didn't employ any designer, just got our contractor to do according to our designs. The $14k bill includes

- suspended TV console, about 2.5m long

- display shelves abv console.

- 1m wide partition cum display wall

- light box in living and 3 bedrooms

- false celing in dining

- installation of lightings (cost of lights themselves not included)

- additional circuit breakers in DB box

- additional power points

- concealed wiring for the additional lights and power points

- painting whole house

- mirror in dining

- dresser/mirror in master bedroom

- suspended bed side table in master room

- changing switches for the extra lights

bulk of the cost came from the electrical work. hacking and running of additional power points cost more.

Oh my god I think I am the one kena chopped. The contractor quote me for 1.3k for feature wall and 900 for TV console
