Good Lawyers To Recommend?

Would anyone recommend lawyers they had used in transacting their private properties who are efficient and thorough in ensuring transactions go smoothly?

Normal your banker will "insist" that you use the lawyer that they liase with. If your lawyer doesn't have such a requirement, then maybe you may like to consider A. Ang, Seah & Hoe. http://www.aashlaw.com.sg/ The paralegal, Katherine, is very helpful, firendly and efficient. She helped me to expedite my case as I had bought a soon to TOP apartment. She also helped to chase the developer's lawyer when the first buyer of the apartment failed to remove the caveat he had lodged after forgoing the purchase. She is also very clear in her explanations and very organized person.

I haven't reached the stage of legal process yet but thought best to find out this aspect as well. I also didn't know that banks will "insist" on using their lawyers.....can they do that and why?

bank will not 'insist'

Bank will 'suggest' customer to use the lawyer from their bank panel

Only lawyer from their bank panel will entitle for the legal subsidy.

1) Different banks have different law firms on their panels.

2) Some law firms are on multiple panels of banks.

3) Every law firm has a different level of indemnity that they purchase to allow them to act for loans up to certain amount.

4) Using the law firm on the bank panel will typically time and cost instead of you using one and the bank using another one.

5) You can choose to submit your law firm to be on the bank's panel but then again it might not be advisable because that could take time for the bank's compliance department to approve your law firm on their panel and could delay your plans.

Most law firms would be able to assist on conveyancing matters. If you are afraid, you could ask friends to recommend or even go for law firms that are larger or more reputable.

Legal fee is a sticky one because sometimes banker can negotiate lower rates sometimes they jack up. Same for mortgage brokers etc.

Talking abt lawyers, i had a bad experience. After the deal is over, when you called them asking for some advise which related to the purchase they give u attitude. So make sure u get the good one. Good luck!!!

My agent from ERA reconmended a Malay lawyer inspite of fact that I

have my own.

The reason, she gets a commission from the law firm.

But that is not all, the Malay lawyer that she reconmended ran away

with my money and until today cannot be found.

I have exhausted all avenues of legal approach, ie seen the law society, seen ERA and the agent and they all say that they cannot do anything afterall I was not forced to use this Malay lawyer.

So what can you say about reconmendations.

how much did you lose and for what? and what do you mean the law society cannot help?. First thing is to report to the police and get a statement.

I lost about $30,000 being deposit held in trust by the lawyer for my new place.

The law society said that they have investigated and confirmed that the said layer has absconded with a few million dollars and part of it was my money, and that they cannot reinburse me.

I reported to police and got another lawyer to act on my behalf, and now the case is still pendeng.

the law society is correct, they are not liable for the lost. As they have acknowledge the issue and you have made a police report, your best bet is that this lawyer get caught and face justice. As to your $30k, i think colder than water, sorry but that's the reality.

Don't stress yourself but complete the transaction and move on. :)

Goodness! so you are one of the victims from this incident?!? ****!

I'm using WLAW LLC, they are one of the panels from UOB whom I'm getting my loan from. They are also apparently the same lawyers used by CPF board. Very powerful!

can consider Pkwa. Office at suntec. They deal with mostly property transactions. They are on all 3 local banks approved panel of lawyers. They know what their job well because I think that's about all they specialise in.
