Hi All,

Currently waiting to sign off an EM deal at Yishun.

Val=$450k COV=$45K

Worth the deal?

if it is move in condition..i forgo my 1k deposit coz after 2 weeks deciding found out EM reno quite ex even though cov was 15k. 495k for yishun in my view quite ex but for personal reasons sumtimes bo pian..cheers

Actually, the whole unit need to reno. How much does it cost for reno an EM? (including hacking of flooring for level 1, 2, 3 toilets and balcony, kitchen cabinets, lightings, stairs...etc)

A simple design, all white, roughly cost how much?

Stairs can cost from 10 to 20K already.

Kitchen easily 15K.

Got a few quotations from several ID.

Add up total 30-40K. Really depends on what u want.

Ur Valuation is maddness.. Ur monthly installment must be crazy too...

yeah I know...but its one of the more "sane" prices I came across, so other COV requests for EMs were sheer ridiculous. My monthly installments are manageable, since I am selling off my 4rm...

B'coz his selling price is 950k

hmm the owner bought this unit @ 750k , must be high price at that time

before dot com burst or before Asian financial crisis. I would rather buy a pigeon hole studio in d9 then a hdb for 900k

NOT move in and 45k? whole unit need to so sumore? have u sign the dotted line yet..495k plus atleast 40 to 50k based on yr reno needs? 540k ...phew

I think i'm one of them whom paid so much for a 5 room.

Besok reservoir Blk 141 5 Room 122sqm

High Floor Year 1986

Val: $355k

COV: $60k :o

1st Appt in May 5TH.

Fully done up. The renovation and kitchen layout is to our liking.

No choice because buyer already OTP my 4 room in Tampines and we want to do a contra.

Got to submit both buying and selling application by end Feb. With 2 more weeks left,

we got to get a unit or end up renting a place elsewhere.

This area is my 1st choice on my list and quite rare to find it.

Been looking for that area for more than 2 months.

But I feel it's the location rather than the renovation that I am paying a high COV for.

The valuation is quite ok as compare to other units in Blk 700++ at Bedok Reservoir.

(Valuation can come up to $380k for a low floor unit) :o

Its a less than 5mins walk to market and beside mosque. Primary and secondary school

all less than 10mins walking distance. Easy excess to PIE. Future MRT otw but dunno when. :P:D

Anyway, malay ratio for this area is nearly full so count myself lucky as the owner is Malay.

Initially was planning a $25k renovation on any rundown unit we're buying so now we feel that

we're paying $35k COV just for unit alone.

End of day, me and wife are fully satisfied with our buy.

normally sellers of 5 room will try to reach 400k even though is quite far..in my case val 378k 33kcov. coz othes all value 400k.. i duno why this flat 378k..mine j east. #04

Hi Salavanun,

I got to know that reno an Em is not cheap, as such, I've already set aside 50k for the reno. ;)

Nowaday the val and cov from seller is set very high...

Actually, I think that I'm considered lucky as my EM is just 5 mins walk to MRT. Some other EM in Yishun, which is nowhere near MRT or even bus stop is asking $60k - 105k for their cov!! Scary... :unsure:
