My dad is a retired carpenter, so after all the "interview" done by my wife, we finally agree to let a old-master contractor to take our troublesome case, and my dad get his friend to take care of the wood work. We(70% my dad, 20% me & 10% wife) agree to use American white oak for our room flooring, which scare the layer so much that he dare not guarantee us. Homogeneous tiles end up "have to be" from *cough cough* china due to lack $$$ and selection from Italy & Spain

One issue with the "old master" we engage, he's not willing to do illegal stuff like conceal piping.

yes i think ur quote is expensive. shower screen usually about 500. and how come ur plumbing and electrical is very high? actually to save cost, electrical no need to redo unless its more than 30 yrs. electrical wires can last very long if used normally in households as our electrical load is not high.
