Inspection Before 2nd Appointment - Buyer's Agent Need To Be Present?

hi folks,

For HDB final inspection before the 2nd appointment, is it necessary for buyer's agent to be present? It's our first time buying a flat, we have gone thru our 1st appointment and are v unhappy with our agent.. so intend to fire/terminate him before our 2nd appt, and do everything ourselves, including e inspection part.. not sure if there's anything specific that the agent need to do during this period (between 1st appt n 2nd appt), other than fixing appt for us to go for inspection.. read the forum about some paperwork to be done on 2nd appt - can we liaise with seller agent directly? what exactly are the paperwork to be done?

It's optional for the agent to be present during inspection. That will be the add-on service. This will definitely differentiate the good ones from the bad ones. Mine did a great job throughout the entire process. From paperwork, to negotiation, to arrangement of appts (not 1st or 2nd appt), to getting keys earlier than expected, to hand-over / take-over. All these even before I pay him. Some agents want the payment during the 1st or 2nd appt. They find all sort of excuses, such as clearance at the agency takes a long time etc.

Have you sign the service agreement with the agent? If not, you can actually go to the 2nd appt on your own. Basically, the 2nd appt is done by the HDB officer. Agents are there to show face and coordinate only. But the agent will definitely not let it go easily. Imagine, getting his commission soon but lose it so suddenly.

Anyway, between 1st and 2nd appt, there's really nothing much the agent has to do. So, is there any other area where you feel the agent is not doing his job well?

You signed commission agreement? If you have, you lan lan have to pay him even if you terminate his service.

1. Have you and seller reached consensus and listed items to be kept or removed? If don't have, foget abt the inspection. Inspection just to "make sure" things still there, or no longer there when time draw near to 2nd appt.

To see the unit again better completion, can always call up seller or seller's agent directly, saying ID want to do some measurement....ask yr whoever to pose as ID and bring measuring tape along and......

2. Don't need agent at 2nd appt. But agent want to collect comm from you at this time, if you've agreed to the comm.

The final inspection is mainly to make sure that if the owner promises to empty the house, all the items were indeed removed and you do not need to inherit any unwanted items.

If it is an old estate, need to take note things like the toilet louvre window glass need to be those type which had embedded wire mesh in the glass panels. If the unit has bomb shelter, need to make sure that at least 1 ventilation hole is unblocked, etc. But if you're going to do a major overhaul for renovation, probably can ask your contractor to rectify these.

My opinion...

Good agent should advise and accompany the seller to SP services located in HDB hub to terminate the utilities account at specific date during the first appointment.

Good agent should advise and accompany the buyer to SP services to re-activate the utilities account. Renovators need water and electricity. Also, agent can also help to purchase the fire insurance while the seller/buyer wait for their turn.

HDB will do the HDB inspection to check if there have been unauthorized/illegal modifications to aprt and call the buyer to inform them the outcome.

Final inspection is up to buyers and sellers. This is because final inspection should be carried out after sellers have completely vacated from their flat. Coordination effort can be done by their agents or themselves.

If everything the buyers have to do themselves... engage agent for what?

If buyers have to engage an agent, at least get the agent to chauffeur you guys around to view flats. Cos after the signatures are penned on the comms agreement, you have pretty much agreed to pay them and some of them kinda provide lousy services after that.

If not inventory list created & signed before hand, "final inspection" is a waste of time.

Absolutely agreed. My previous owner removed everything that are not permanently fixed (even the bidet) and my wife thought they would leave the wardrobe behind. Regretted that we did not write the inventory list when we signed the OTP.
