Help Needed! Matrix Concept - Alvin

Hi Folks,

Just thought to share the work done by Alvin for my 3rm house, as I noticed there's not much reviews given to Alvin and especially for those whom might have approach him and wants to "see" his work.

Like Cain mentioned: My hubby & I faced the same doubt, when we compared his quote to 3 other IDs. Well, we are not disappointed lor and was extremely satisfied with Alvin's sincerity to do-up our house, especially since ours is only a 3rm (which I felt most other IDs are not interested to do such a small project) + the quality materials we had and well-done worksmanship.

A Little Background:

Our house is aged at 40+ yrs old and being the only 2ND owner of the house, I'm sure most of you can imagine the "retro-ness" of the house. :jawdrop:

The entire house concept is designed by Alvin once he knows what kind of lifestyle we want.

Anyway, I've done up a clip for our memory @

+ to "show-off" also... :paint:

Yes I have used Matrix Concept before. I have compared his quotation with 2 other ID and found his the cheapest. At first, I was sceptical why his quote is so cheap and thought maybe he will use cheap products or cut corners. To my pleasant surprise, the worksmanship and quality are good. However, he is always busy so need to book him in advance. Personally, I feel its worth the wait for the price and quality he offers. So have you used him?

Hi all, i had met up with Alvin from Matrix Concept after reading some post about him.

He is very friendly and he seems very interested and take pride in his work.

However, due to my budget of 25K.... the quote that he gave me was around 30+K without any electrical work included... So if i am to add up my electrical work, total damage will amount up to 32K plus....

Can anyone help me to see whether is the quotation reasonable? Or is there anyway to reduce it down to my budget... Seriously need help....

A) General Areas

Renovation Works

1) To supply construction sand for the entire house (for the flooring & wall area). - $ 450.00

2) To supply haulage service (eg. delivery of all tiles, building materials for ground

floor to the project site, cleaning of all the debris for project site, etc.). - $ 400.00

3) To supply & install 01no. system 1 to 3 (Panasonic non-invertor) for the main

bedroom, bedroom 2 & 3 (9,000BTU each) – including 01no. stainless steel

bracket & using high moist absorber black insulator tubes. - $ 2,270.00

4) To supply & install 04nos. Classic door panel for the main bedroom, bedroom 2,

3 & store (not including the door frames as the existing one is reusable)

– including door knobs but will be using special ‘flushed’ knob for the store. - $ 560.00

5) To supply the following works for the window areas :

ai) To hack & clear-off all existing window panels.

ii) To touch-up the affected wall areas after hacking. - $ 250.00

b) To supply & install white powder coated aluminium windows with either

blue/green clear glass panels :

i ) Balcony area (L+3300x H+1400mm, sliding)

ii ) Main bedroom (L+2100x H+1200mm, sliding)

iii) Bedroom 2 (L+2700x H+1200mm, sliding)

iv) Bedroom 3 (L+2400x H+1200mm, sliding)

v ) Study room (L+2700x H+1200mm, sliding) - $ 2,680.00

vi) Kitchen (L+1800x H+1200mm, casement) - $ 400.00

6) To paint-up whole house (excluding kitchen) using either Dulux or Nippon 3 in 1

7) To paint-up/re-varnishing the doors, door frames & P.V.C pipes. - $ 250.00

8) To supply whole house chemical washing – includes the windows & wall tiles areas. - $ 180.00

Pending Items (subjected for H.D.B approval)

1) To hack-off the entire existing kitchen wall panels. - $ 350.00

2) To supply necessary wall/ceiling touching-up after the hacking of the store

room wall panels. - $ 240.00

B) Living, Dining, Study, Store & Balcony Areas

Renovation Works

1) To level-up the existing balcony floor height using heavy-duty light weight foam

panels as the primary base (HDB requirement as for not exceeding the stated

p.s.f laden load weight). - $ 340.00

2) To supply & install 600x600mm China polished heavy duty homogenous floor

tiles in standard laying method for the entire living, dining, study, balcony &

store room areas – include skirting derived from the tile itself. - $ 3,570.00

(Note: For floor tile costing not more than $3.00p.s.f).

3) To erect 01no. gypsum partition wall panel attached to the existing hollow wall

(extension) at the left hand portion upon entering from the main door (W+500

x H+2200mm). - $ 280.00

4) To supply & install the following plaster ceiling works at the proposed living

area (nearer to kitchen area, based on the proposed floor plan lay-out & w/o

wiring/lighting set) :

a) Plaster false ceiling board using galvanised steel as internal support

(L+5170x D+600mm).

b) Clove light holder (L+5170mm, 01side). - $ 340.00

5) To supply & install the following plaster ceiling works at the proposed dining

& ex-study room areas (based on the proposed floor plan lay-out & w/o wiring

/lighting set) :

a) Plaster false ceiling board using galvanised steel as internal support, proposed

dining table area (L+3700x D+600mm).

b) Clove light holder, proposed dining table area (L+3700mm, 01side). - $ 240.00

c) Plaster false ceiling board using galvanised steel as internal support, proposed

above the sofa area (L+2700x D+1500mm).

b) Clove light holder, proposed above sofa area (L+900/2700mm, 02sides). - $ 380.00

6) To seal-up the existing door top louvers opening for both bedroom 2 & 3 using

plaster board panels. - $ 240.00

7) To supply & install 01no. wrought iron main gate for the entrance with superior

locking system (W+900x H+2100mm). - $ 450.00

8) To supply & install 01no. door lock, handle, viewer, ledge & magnetic door catch

for the new main door. - $ 120.00

Carpentry Works

1) To supply & install the following items at the main entrance area :

a) 01no. designed full tall shoe storage cabinet with adjustable internal shelving

(W+1100x D+400mm x up to ceiling height).

Finished in Laminate with A.B.S edge trimming - $ 740.00

b) 01no. designed seater unit with P.V.C cushion padded seat (W+500x D+400

x H+450mm).

Finished in Laminate with P.V.C padded seat - $ 200.00

2) To supply & install 01no. designed wall mounted T.V console unit with storage

compartment (L+1800x D+430x H+180mm) at proposed sofa area.

Finished in Laminate with A.B.S edge trimming - $ 740.00

C) Main Bedroom, Bedroom 2 & 3 Areas

Renovation Works

1) To carry-out primarily floor base cement screed for the main bedroom, bedroom

2 & 3 areas. - $ 570.00

2) To supply & install vinyl planks in standard laying method for the main, bedroom

2 & 3 – including MDF closed colour skirting. - $ 2,450.00

3) To seal-up the 02nos. existing top-hang window opening located at both bedroom 2

& 3. - F.O.C

(worth $200.00)

4) To supply & install the following plaster ceiling works at the proposed main

bedroom (above the proposed bed area, based on the proposed floor plan lay

-out & w/o wiring/lighting set) :

a) Plaster false ceiling board using galvanised steel as internal support

(L+3300x D+900mm).

b) Clove light holder (L+3300mm, 01side). - $ 330.00

5) To ‘box-up’ the existing wall recessed area in the main bedroom proposed bed

area using gypsum wall board panel with internal galvanised steel as support

(W+1200x H+2200mm). - $ 280.00

Carpentry Works

1) To supply & install 01no. designed built-in-wardrobe for the proposed main

bedroom area (L+3300mm x up to ceiling height).

Finished in Laminate with A.B.S door edge trimming - $ 2,180.00

D) Bathroom 1 (main bedroom) & 2 (kitchen)

Renovation Works

1) To supply & install 01no.each white powder coated aluminium bi-folding

door with acrylic panels for both bathroom 1 & 2 (total 02nos.). - $ 440.00

E) Kitchen Area

Renovation Works

1) To apply water-proofing compound onto the existing flooring of the kitchen. - $ 280.00

2) To supply & install either 300x300mm (unpolished) or 600x 600mm (polished)

homogenous floor tiles in standard laying method for the entire kitchen area.

(Note: For floor tile costing not more than $2.40p.s.f). - $ 1,050.00

3) To supply primary chemical cement screed process for the entire kitchen wall area. - $ 560.00

4) To supply wall/ceiling plastering with the use of plastic ‘L-corner’ protector for all

protruding corners of the kitchen. - $ 580.00

5) To construct 01no. L-shape concrete kitchen cabinet bases with tile finished. - $ 290.00

6) To paint-up the entire kitchen area using either Dulux or Nippon 3 in 1 paint with

no limitation on colour choices. - $ 200.00

Carpentry Works

- Internal solid plywood shelving

2) To supply & install 01no. full height cabinet for concealing the kitchen drainage

pipes (W+400mm x up to the ceiling height).

Finished in Laminate with A.B.S edge trimming - $ 350.00

3) To supply & install 01pc. L-shape solid surface kitchen worktop with backsplash

& extended apron for the entire proposed kitchen cooker & sink area. - $ 1,100.00

4) To supply & install 02pcs. of 5mm thick tempered epoxy glass wall panels for

the proposed exposed in-between kitchen wall & base cabinet bare wall areas

(L+2900x H+750mm). - $ 570.00

F) Electrical Works

1) To supply the following proposed electrical works for the above mentioned project

site (non-concealed) :

a) To install new light point with switch control. - $ 35.00ea
