If You Are Seller, How Much Cov Would You Ask For ?

Currently i have a 4A (95sqm) for sale.

In order not to sound like i am advertising here, I am not going to reveal the actual location.

*High floor, not top floor (above #12)

*Corridor unit

*Good unblocked view (kitchen, master and 2nd room)

*Good location (4 bus stops from Suntec City)

*Easy access to major expressways

*3 mins to MRT station (underground)

*7 mins to 24-hrs NTUC and wet market

*10 mins to good foods

*Peaceful and quiet neighborhood

Valuation is $580k, I am asking for $60k COV.

Reasonable or asking too much?

60k COV. It seems like a bit high to me.

What is a reasonable COV amount?

Bear in mind that this location is very near to town, like about 5~10 mins drive to Shenton Way.

So near to town, if your place is good condition...can even ask for more.

Sold my 4A unit (113 sqm) 2 yrs back. It's low floor unit but 3 mins to MRT with condo view (one bedroom is facing the condo pool) and new lakeside development going on near the mrt. Within 0.5km in one of the top primary school in that area...lol (we wanted to sell to young couple so they can make good use on this point but too bad). Well kep unit eventhough we'd stayed there for 9 yrs.

Initially we put up a 36k COV but we sold it to a middle age couple with 3 daughters for 16k instead. Basically depend on how sincere the buyer and also do u like them during the discussion. They need the unit urgently so we put in express transaction request and after signing the final papers, they did a simply alternation and happily move in to my old place. Both parties are delighted in the end. :D
