Can Help To Advice Quotation For 4Room Hdb Renovation

Hi All,

Need your quick advice for the quotation that I got from 1 ID.

But after I reviewed it, seem like the quotation bit ridiculous especially on payment term and it's not negotiable for the term.

Anyone has experience to build new brick wall for 2.5 meter length? He quoted me $5,200 for it...... Is it so expensive just for 1 brick wall?

Demolition Works - $2,800

Supply & Lay 30cm x 30cm for Kitchen - $2,800

Cement Screeding whole wall at kitchen - $1,800

Supply * overlay 30cmx30cm floor tiles for 2 bathroom - $1,600

Supply and lay 60cmx60cm tiles for living, dining and 3 bedrooms - $12,000

Supply & Construct kitchen base, shower kerd for 2 bath room, fridge & washing machine base - $500

Electrical Works (re-wiring only follow design floor plan) - $3,500

Supply & Install 2no bedoroom door with level lock - $700

Supply & Install 2no bi-fold door at 2 bathrom - $600

Paint whole house - $1,800

Application of sealer base at selected ceiling - $250

Ceiling for living, dining and master bedroom - $3,700

Plumbing (supply * install exposed water piping, and installation of basin / closet & accessories ) - $1,420

2ft full height cabinet in laminated finishing - $700

10ft Full height feature wall - $3,000

Master Bedroom

- 12ft full height wardrobe - $3,600

5ft Study Table - $900

Laminated platform - $1,800

8ft full height headboard - $2,800

8ft full height TV panel + sliding door - $2,400

Bedroom:

Wardrobe 6ft - $1,800

Bathroom:

- Vanity 3ft + 2ft $750

- Surface Vanity worktop $400

Total = $60,100

Additional:

Bedroom #2:

Build new brick wall to replace existing partition (2.5m) - $5,200

Payment Terms

- 50% upon signing and confirmation

- 25% upon commencemnet of works

- 20% of commencement of carpentery works at factory

- 5% of upon completion

- 20% of commencement of carpentery works at factory ( its always after its fixed at ur place, not as it is ready at factory)

- 5% of upon completion

I just did a major renovation and the ID is Space Alchemy. Very reliable person. Small company so u deal with the boss direct.

Dont get one that keep chasing u for payment...

The payment terms is as follows:

10% downpayment for confirmation to proceed with drawing

40% upon confirmation of contract

25% upon completion of tiling works

20% upon confirmation of carpentry works

5% balance

Most of the prices are typical ID price, which to me is too expensive. Some items are indeed absurd though.

As for the payment terms, you could end up having paid 95% without seeing much work done. The risk is just too great.

When sourcing for my home reno, any IDs who insisted on such payment terms were rejected outright. In the end I settled for a contractor with much more flexible payment terms and was able to provide far better materials at lower prices.

Not Worth at all, If looking for ID, they should give u a very detailed quotation.

Reliable or not? Casetrust? SQC? they have?
