What Is The Reason Price For This Resale Flat

Hello RT members,

I saw a a PT block quite near to AMK centre, my question is what is the kind of COV that is reasonable and realistic that i should pay if the condition is as below. How do you guys negotiate your COV if the owner ask for a high COV?

Build: 1979

floor: 21 to 25 unblock view

renovation: need to redo 60% at least.

location: quite near to AMK MRT

Your advice please.

You can offer seller a cov price (lower than asking price) that you are comfortable with. The seller will either reject or accept your offer.

There may be zero or a few other buyers who compete with you.

Take a look at the recent transacted prices of that area.

how much the seller asking for the COV?

Offer 10% below valuation price? Seller will ask u to fly kite

AMK pt block , floor: 21 to 25 unblock view some more.

Build: 1979

hmm should be Blk 71x or 72x these block.

AMK not many pt block.

In term of location, Blk 71x , 72x are great.

yes. In fact i am seeing a few block in AMK and Bishan area. 1 of the seller is asking $90k and the other one is asking $65k. Both condition will need heavy reno and also it is in the LUP. I am not so sure how much is reasonable and i am definitely not going to pay $60k for COV for any of these 2 blocks even if they in the centre as valuation should already factor in the layout, condition, location, high floor etc.

u can offer any price that you feel reasonable to you.

Accept or not. It is up to the seller.

We can't read the seller mind.

my guide is less than 10% of the evaluation...

I think what yaolong mean is COV offered is less than 10% of evaluation.

For a flat evaluated at 600k, he will offer not more than 60k for COV.

you mean to ask the seller to sell 10 % lower than valuation?

i mean to take the evaluation as a guide... say $500k

then the cov i offer will be maximum $50k (10% of evaluation)
