Hello!

Likewise, been a silent reader of RT and since "Ghost month" has ended thought to start my T-Blog and be diligent in updating it :sport-smiley-018:

Showcasing my floor plan (tad dirty coz of the scribbles *lol*)

Technically, my reno has kicked off but I have been quite shabby and slack in my Reno journey so items are delayed here and there. Another thing, It is definitely way costly :jawdrop: to get an EM done so doing a budget size reno if I can - (struggling actually but I will pull through!! :sport-smiley-003:

Ok, let's start from the beginning on how my EM first look like.

This is Level 1 and the previous owner hacked away the walls and made it into their living room. Alas for me, I will need to build the walls back :furious:

Flooring = CMI (Cannot Make it) . Initially, stingy me wanted to save the flooring cost since it didn't look so bad when I did my viewing. BUT after everything was removed, OMG the scratches on the floor seemed to be everywhere and really visible!! The photos look like nice white flooring but reality is uneven and deep deep scratches.

I swear I didn't see a pet monster hiding somewhere when I viewed the place.

Blue tiles Balcony which looks so wrong - That is going, no money also must make money to get that removed. There is an altar within the living room, so more hacking to be done to get it removed to create more space.

This is the 2nd level - Keeping the Parquet flooring (though the pet monster attacked the parquet in the master so repair needs to be done. Painting the doors - salvaging where can be salvaged - part of my project is to distressed the doors next time :sport-smiley-018: .

Walls will be white!!! No more rainbow brite colour theme :thumbs up:

the 3 Bathrooms - I kept staring at the bathrooms wondering how does someone use it everyday. No offence but it is really that worn down and old.

Sequence - 2nd bathroom , lower floor bathroom (very small) and master bathroom

Now moving on to my Shabby Chic theme which I am hoping to achieve!

Why Shabby Chic? I love love whites and light pastels! Kind of influenced by Europe and Rachel Ashwell. Things which are old but not retro. Things which has a distressed look. SO you can foresee, my EM will be drenched in white :wub:

Not sure how I am going about my shabby chic theme but these are the moods which I have searched on.

I have no drawings another cost measure thingy plus I have my own ideas so thankfully my ID is flexible to let me go whatever I want (with his advice so it doesn't go wrong :P)

What is being Done:-

  • Hack and replace flooring for the entire 1st level (covers living room,dining, balcony, kitchen)
  • Hack wall/floor tiles +Re-tile +water proofing for the 3 bathrooms
  • Hack wall tiles balcony and kitchen
  • Hack away the 2 built in cupboards in 2 rooms
  • Hack the cement at the altar
  • Hack way the cabinets at the kitchen
  • Hack the wall between the balcony and kitchen
  • Tile 1 side of the kitchen
  • Box up the pipes in the kitchen
  • Repair and polish parquet for 2nd level (save cost)
  • Build partition wall to create the 4th room
  • Remove the sliding door between living and balcony (the sliding door doesn't slide well and had cracks at the sides
  • Wet works for bathtub at master bathroom
  • Build partition wall for master bed room
  • Build partial partition wall for 2nd bedroom ( my 2 girls)
  • Build partition wall in the kitchen
  • Polish and re-varnish staircase
  • Re-paint entire house Odour-less & Easywash and balcony will be using Weatherbond - This is done directly with Nippon Paint
  • Replace main door - NO CHOICE - it is in a broken state
  • Wiring for bathroom and kitchen and adding additional light points
  • Air con for 3 bedrooms

Cost saving measures in my books:-

  • Not touching the staircase - Major cost
  • Kept 2nd floor flooring
  • keeping the doors for 3 rooms - repaint it - shabby chic anyways , looks distressed is fine :P
  • Keeping the main iron gate - those old skool type!
  • No top cabinets - I am short anyways. can't reach them even I have them
  • Pondering limiting kitchen carpentry - more storage means more junk and more things which I will buy and store. with limited space, will throw things out faster or think twice
  • Re-painting the door for the small storeroom under the staircase
  • Keeping windows - whole house including bathrooms and grilles
  • Doing partial wiring to reduce cost. previous owner did new wiring before.
  • Not removing the cornice - looks nice i think when painted white.w
  • Wanted air con for 1st level but way too costly. Sticking with fan instead.
  • No boxing up in the 3 bathrooms
  • No tiles at the balcony nor kitchen.

My Pantry hehehe! I always wanted this pantry and finally found a way to incorporate it into my EM! :sport-smiley-018:

The carpentry would be super "siong" so need to crack my head for cost - cutting measures
