Buying Resale Flat & Reno

Hello,

I am a newbie to flat buying and reno so I would really appreciate it if you guys can help me out.

What are the top 3 things that cost most when renovating a flat? For example, hacking down walls, carpentry work or tiling, etc.

What are the top 3 things you renovated that added to the value of the flat? For example, laying tiles on bathroom floor, a lot of storage in the kitchen, etc.

Would 35K (excluding fixtures) for total revamp of a kitchen and 2 toilets be sufficient?

Subjective, depend on requirements.

Usually, top 3 costly:

1. Flooring, inclusive hacking & laying new. easily 10k and above

2. Electrical- ppt, switches, lighting, easily 5k

3. Carpentry works - kitchen, doors, console.....

All add values to house, but do what are essential and what are unlikely to be re-do in mid term:

1. Flooring

2. Electrical system, include false ceiling, etc

3. Window.....

4. Piping, sanitary system

5. Doors....

Top 3 for me in terms of costs were:

1. tiling (floor and wall)

2. carpentry

3. sanity fixtures (taps, mixers, WC, water heater etc).

I think value add will depend on the buyer's preferences. Most buyers would probably want to renovate themselves.

35k for your job sounds reasonable.
