Resale Condo Unit Reno

Hello fellow forum members,

We have recently bought a resale unit of a condo and would bet getting our keys in a months time. We have been to the unit many times (obviously) and the current owner has been kind enough to let us in many times during this completion phase too.

We are looking to start the reno work as soon as we get the keys and given the unit if in very decent condition, we are not looking to do a full fledged reno. It think what we want to be done is a little bit of carpentry, little bit of electrical and a little bit of flooring touch up.

Here are the things which we are definitely getting done:

1. Polishing marble flooring in Living Room

2. Sanding and polishing old parquet in Bedrooms

3. Painting the whole apartment

4. L Box in Living Room and one of the bedrooms

5. Cupboards touch up

6. One small cupboard to be constructed below the staircase

Wondering if its better to go with an ID or a contractor who has sub-contractors under his banner. Kindly share if you have any useful contacts for us please.

I'll keep this blog updated on as things move along in the next few months.

I think the main different of hiring an ID versus contractor would be on a basis of budget and ideas.

ID will usually come with a higher quote for the same job but it is the ideas the ID provides that justifies this additional cost so when you hire the right one you would feel the money is well paid but if you end up with a wrong one then it can be a truly upsetting experience as a whole.

Contractors usually come with a more competitive price but their ideas would be more of the same mould or from past jobs they have taken and done with very little additional design flair that you can seek out of.

So the decision would truly depend on how strong is the idea you have in mind for your new home and how clear is it that it is what you want? If you are strong clear of what you want and what you want to be done then I'd say go with a contractor and there are many in this forum who have great reps. Kudos to great help from other fellow Tbloggers here.

But if you are unclear of how you want your new home to look like then searching for the right designer who can provide you the best plan to fit your intention would be the choice to go with. Of course getting them to adhere to your budget as well would be key.

So as for us it was more towards the ID selection as we knew roughly what we wanted but was unclear so we wanted someone to provide us with that aspect and "surprise us" with the possibilities that we are otherwise unable to see. Also with kids in tow it would be much easier hiring and ID to oversee the whole work of the project rather than going after the contractor on a daily basis for us.
