Help: Tenant Created Partition In Living Room For Bedroom

Hi..,

i rent out an hdb flat with out agent.

in the lease agreement that have hdb stamp duty state:

not to make or permit to be made any alterations to the premises or to any fixture or fittings or deface any part of the premises.

but somehow within just 1 month rent, the tenant created partition in living room for bedroom without inform or seek approval from me.

when I tell the tenant to remove the partition, the tenant do not want coorporate/ agree to remove the partition and want to think about it first for 1 week.

any suggestion what i can do in advance?

to me it is clear the tenant has a not good intention for not coorporate/ agree to remove the partition and want to think about it for 1 week.

Hi,

I agree with deepakvali. If I were you, I would

(1) give warning for the panel to be removed by a certain date (tenant must comply)

(2) after the deadline, if tenant does not comply, kick him out with immediate effect and forfeit his deposit

(3) If he refuse to move out and yet refuse to remove the partition, call the police.

You may want to discuss with your agent to see what is the best way to approach this. Ideally, you should get the agent to go with you, so that he can be your witness.

There is no need to utilize an agent for rental. We asked about your Terms n Conditions, do you have one?

hi all,

thanks for all suggestion/ idea.

the problem till now somehow not clear/ solve 100%.

tenant agree to remove partition but since that never open curtain ot door any more as it used too, even for whole sat or sun.

headache :(

That's why you must engage an agent to help you, otherwise the problem is more than saving a few dollars of commission. No witness and no firm rental agreement for yourself. Worse still, if the tenant does something illegal inside your flat, no one to protect you.
