How Much To Renovate A Resale 3A Or 3Ng Flat Into 3 Bedroom Space?

Currently, I am staying in 3I upgraded with utility room. I am buying a 3NG or 3A so that we can have 2 toilets. I need 3 rooms. But the budget is too tight for a 4rm HDB. So targeting 3NG or 3A with at least 74sqm, and constructing it into 3 room space. How much do I need to set aside for such renovation?
