Dear Yoongf,

 

You are right, I have yet to finalise a licensed builder for the foundation work to follow-up submission of WP. Do you know of any licensed builder that can build concrete footings and bondek slabs for an extension of my shophouse (to fill the void of existing courtyard)? I have found one specialist builder to build structural metal frames, staircase and metal sheet roof but he does not do concrete footing and bondek. I have in mind a licensed plumber, licensed electrician and a few contractors for architectural works. My original intention is to attempt a DIY project. Thanks!

Am not too sure what u mean by DIY. Its a highly regulated industry. Either full compliance or totally no formal paperwork. 

Specialist subcons usually let the maincon handle the regulations like safety, environment, etc. if u hv a PP already, there is already an architect on board?

Dear Yoong,

Please allow me to clarify, I did not engage an Architect but had appointed a PE to come out with plan, take care of URA, BCA, SCDF, NEA, NPark submissions and to include RTO and RI fees. This A&A work is definitely on the path of full compliance. Our project was granted PP in Feb 2016 and I am requesting quotation from licensed contractor to build the foundation (i.e. concrete footings) and bondek slabs. I have a metal specialist contractor who can build the metal structure and roof, but he is unable to build the concrete footings and bondek slabs. As such, mobilisation work has yet to commence. I am hoping to engage a qualified maincon that can build the foundation, bondek and help out with site management. If main con has M&E trades working with him, I don't mind to put these work in his contract too. As for architectural and carpentry works, I can cut them out to award to the most qualified contractor / nominated subcon and main con can charge a profit and attendance fee. 

What I meant by DIY is I assume the work of Project Manager to co-ordinate various works at site if the main-contractor can only build the concrete footings and bondek slabs. The structural design is ready for submission to BCA for WP but I am only short of a BCA license contractor in our BCA submission for apply for WP.

Happy to see mrsyuki here and I think we have the same builders.  i believe she is also using chen+choi collaborative.

So can you also please include me in your group buy as i am sourcing original designer pieces to put in certain living spaces to our new home.  

My hubby and I have just returned from a Bali buying trip and now sourcing for modern designer ORIGINAL pieces.

Our designers source from SPACE and XTRA but the Singapore prices are high.  Sourcing from overseas can be cheaper but freight is the problem?  I think a group buy is the solution to this!

URA issues the PP and WP.

If your submission requires a maincon info, Then that shd be the BCA Permit to Commence Work. I suspect that the scope of works for the maincon maybe too small to justify using his licence. 

Usually the steel structure subcon wld hv worked with other maincon before and can recommend a friendly maincon.

Thanks Yoongf. This is exactly I hope to achieve. This steel structure subcon has helped to recommend a maincon to build concrete footing and bondek slabs and to use his license. However, we met some resistance with this main con as he insisted on a Tender Drawing to quote which I explained I have no intention to call for Tender and therefore no Tender drawing. The structural drawing from PE was given instead and this is the same drawing for BCA submission once we have maincon details on the forms. I am still looking for a friendly main con since receiving URA PP in Feb 2016. Would you happen to have a friendly main con to recommend? Thanks again!

yes we have appointed the same builders to give us our architectural dream!   Well, the next time when you're at their office, i suggest you look at their latest Patricia Urquiola catalog for Italian tiles.  We are using those tiles for the outdoor wet kitchen area and possibly some other places (still undecided). We're also keen to use travertine for our master bathroom.  Did you use any marble for your house and what type?

Happy to have found this forum and this thread as I will soon embark on my own reconstruction. Already locked in an architect and hoping to engage a builder in the coming months once the design is complete and approved. An exciting process indeed and looking forward to it. But am totally new to this so will have lots to learn.

yarwood and mrsyuki, if you could recommend me your builder, that would be great and v much appreciated! :)

Hi guys, sorry MIA for so long. haha...  

in the end I got my friend in Indonesia to design a colonial house for me, with some Bali design elements.

So my building route is like this. I'm a tortoise in design. Now that everything is ready, I hope the building is speedy.
If you want to go the same route, let me know. Perhaps I'll start a Facebook page to share some the progress if more people are keen.

- Bought house (Sep 2015)
- House handover (Dec 2015)
- Architect Friend to design and plan layout (started Nov 2015)
- Got a SG local ID to help refine space planning (started Jan 2016)
- Architect Friend produce CAD and 3D visualisation
- Appointed a local Structural Engineer with basic Architect services to refine the plan according to URA (Jun 2016)
- Appointed a Quantity Surveyor to prepare tender document  <<< I'm at this stage now
- Appoint Builder and start building

I figure I'll have to start building after Chinese New Year. 

is anyone still out there building? Would love to hear your tips and the route you went.
