Hi everyone, first time poster here. My wife and I had just collected our new 4 room BTO unit from HDB (without floorings and doors) and we have sought out a few ID for quotations. We are looking for a Scandinavian style and was quite interested in a particular design from an ID.

We have received the quotation from the ID (after the second meet up) and a lot of items were quoted in lump sum without breakdown. ID did not seem keen to make further amendments to the quotation as what was quoted was supposed to be the "maximum quotation".

Would appreciate feedback or advice for forumers on the following quotation (if it is reasonable or steep), please.

 

Interior Design Consultation ($500 X 4)

Floor plan consultation / Material Selection / Design Details

Hacking and Haulage (1 lump sup - $2,200)

Hack and demolish existing kitchen wall / Clearing of debris and haulage to HDB approved site / make good of all affected areas after hacking

Masonry Work

Kitchen

1) Supply and construct kitchen cabinet base with side tiles (1 lump sum) - $750

2) Supply and overlay selected designed homogeneous floor tiles  ($4.50/ psf) (1 lump sum) - $1,600

Master Bathroom

1) Supply and overlay selected 300 X 600 homogeneous floor tiles  ($3.50/ psf) (1 lump sum) - $750

2) Supply and overlay selected 300 X 600  ($3.50/ psf) (1 lump sum) - $3,300

3) Supply and construct shower kerb with full tiles (1 lump sum) - $200

Living / Dining

1) Supply and lay selected 600X600 homogeneous floor tiles (1 lump sum) - $4,200

2) Supply and install wood skirting (1 lump sum) - $600

3) Supply and lay selected brick feature wall (1 lump sum) - $2,500

Bedrooms

1) Supply and lay selected vinyl flooring in master bedroom - $900

2) Supply and lay selected vinyl flooring in bedroom 2 - $900

3) Supply and lay selected vinyl flooring in bedroom 3 - $1000

4) Supply and install wood skirting for al three bedrooms (not 100% matching with vinyl) - $900

Carpentry works (*All in laminated finish with ABS doors/ colored internal, 4X Blum drawer tracks for kitchen , 8X Blum drawer tracks for bedroom and door hinges only)

Entrance

1) Design and fabricate top cabinet in selected laminate (6ft) - $2,800

Kitchen

1) Design and fabricate top cabinet in selected laminate (18ft) - $3,240

2) Design and fabricate bottom cabinet in selected laminate (15ft) - $2,700

3) Supply and install workshop in selected series quartz (15ft) - $2,700

4) Design and fabricate unit in selected laminate (LS) - $800

Master bedroom

1) Design and fabricate full height casement wardrobe in selected laminate (7ft) - $2,660

Bedroom #2

1) Design and fabricate full height casement wardrobe in selected laminate (6ft) - $2,280

Master Bathroom

1) Design and fabricate top vanity cabinet with selected laminate (3ft) - $750

2) Design and fabricate bottom vanity with solid surface top in selected laminate (3ft) - $900

Common bathroom

1) Design and fabricate top vanity cabinet with selected laminate (3ft) - $750

2) Design and fabricate bottom vanity with solid surface top in selected laminate (3ft) - $900

Plumbing works (1 lump sum) * exclude main sewage and PUB gas pipes - $1,100

1) Supply labour and install kitchen sink and mixer X 1

2) Supply labour to dismantle and install wc X 1

3) Supply labour to dismantle and install basin and tap X 2

4) Supply labour to dismantle and install rainshower set X 2

5) Supply labour to install bidet sprayers

6) Supply labour to install accessories

Glass works

1) Supply and fabricate sliding shower screen in 10mm tempered glass in master bathroom (1 lump sum) - $700

2) Supply and fabricate sliding shower screen in 10mm tempered glass in common bathroom (1 lump sum) - $800

3) Supply and fabricate tempered sliding glass door in kitchen (1 lump sum) - $2,500

Painting works (*exclude wall sealer paint and outdoor paint)

1) Supply and paint wall and ceiling of whole unit up to 4 colours (1 lump sum) - $1,800

2) Supply and paint bomb shelter door and all door frames of whole unit (1 lump sum) - $400

Miscellaneous works

1) Supply labour to lay floor protection for whole unit exclude wet areas (1 lump sum) - $350

2) Supply labour to acid wash and general cleaning of whole unit (1 lump sum) - $350

3) Door - $300 each

4) Glass bathroom door - $600

Total cost -$49K approximate

Prices for the respective items are very high. With those quoted prices, the Interior Design Consultation ($500 X 4) should be waived. 

Another aspect to look at is the miscellaneous works: door at $300 each. what is that door made of? comes with handle and lock? Include installation? 

Neg for waiver of GST and what is the warranty period? 

Besides pricing, you should consider other aspects like transparency of the ID / company, workmanship etc. High price does not mean unethical. High price might translate to better quality, better service and better project management?  

Always remember to have black and white on these types of details. If not, during renovation times, these will be your hidden costs. Your ID can claim that he / she assume you know which we (newbie in renovation) could not foresee everything.

My contractor only quote $100 pfr for kitchen cabinets.  Yours is $180.  Even with Blum hardware it is a also not so high. The others just as high.  My guess is that you can easily save 10K if you find direct contractor ID.

You can always explore more quotations from renovation contractors instead of ID since you already have some ideas in mind.  Quotation depends on material chosen too.  But nowadays Scandinavian style furniture and soft furnishing are quite common and easy to purchase.  Experienced renovation contractors will be able to do a reasonably good job with the fixed furniture.  

You may wish to consider giving a go for smaller renovation contractors who are committed to deliver good jobs for reputation building.  They have lower overheads to cover and are more likely to give better quality products for same price or give a more competitive quotation.  They will also be more attentive to you and your home.  Still, you will need to meet up with them to have the "chemistry" feel for yourself.

There are many bad eggs in this industry. Please be careful of this "interior designer" by the name of Eugene Tan. (Mobile 9***3882). 

Uses alot of vulgarities and threats of violence. Police report was made against him. He also claimed some lower grade supplier is a partner of the company when it is not (probably to get commission from the supplier). Very unethical and gangster behavior. He jumps around to various different ID firms so I will not state the ID company name.
