because ur house involves hacking and demolishing, you would need a RRC, or registered renovation contractor. and the RRC will do all the wet works. the most u can do is, u coordinate the carpentry works yourself. that might save a bit. 

but for ur house to bring down to 40k, is a bit difficult. maybe 43-44k, as u dont provide a floorplan.

Difficult to cut to 40k as your quote from ID is not too high to start with. Maybe can cut down to 43k if go the contractor route.
