$25k for resale renovation (excluding electrical and carpentry)

Hi all,

Would like to ask if the below quote is reasonable for from ID. $25k..  3 room resale. We're excluding the electrical works(est 2.2k) and cabinets (est 5k) as we have our contacts to do for us..

Hacking Works

Hacking existing kitchen wall and floor finishing
Hack existing kitchen concrete sink and stove support
Hacking existing terrazo flooring ****, kitchen, 2 bedroom & storeroom
Hack wall between living and kitchen
Dismantle 2 bedroom and store room door
Hack and amend door arch to straight top **** area
Dismantle existing shelves/rack at store room
Dismantle existing door frame at 2 bedroom and store room
Dismantle all lighting

Masonry Works

Supply labour to lay homogenous tiles ****/dining floor
Supply material homogenous tiles ****/dining floor included wastage.
Supply labour to lay skirting for living and kitchen/dining room
Supply labour to lay homogenous tiles at 2 bedroom and store room floor
Supply material homogenous tiles at 2 bedroom and store room floor included wastage
Supply labour to lay skirting at 2 bedroom and store room
Supply labour and material to lay homogenous tile including 1 layer of waterproofing and 180 grouting cement at kitchen floor included wastage.
Supply labour to lay wall tiles at kitchen area (1500mm)
Supply material ceramic wall tiles at kitchen area included wastage.
SUpply labour and material to construct 50mm high cabinet base with side skirting finishing at kitchen

Plumbing/Miscellaneous Works

Supply labour and material to paint wall and ceiling with Nippon Paint Vinilex 5000 for whole unit
Supply labour and material to paint with (main entrance/master bedroom/bedroom/store room) door frame using Nippon glossy paint
Supply general cleaning cum 1 times chemical wash for whole unit
Supply labour and material to install inlet and outlet for kitchen sink
Supply labour to install kitchen sink and tap
Supply labour to install instant heater at common and master bathroom
Supply labour and material to install alum sliding window for living room and bedroom with frosted glass and powder coating
Supply labour and material to install alum casement window for master bedroom and alum sliding window kitchen with HDB glass and powder coating
Supply labour and material to install alum sliding window grille with powder coating ****/master bedroom/bedrom and kitchen
Supply labour and material to install 2 tracks black alum sliding door c/w normal glass with powder coating ****/kitchen area
Haulauge services
SUpply labour and materials to install s/steel pipe (cold only) for whole unit
To supply labour and materials to make good wall plastering for whole unit

25k for works as per mentioned is a bit high for 3rm. Maybe ard 20k. Most impt is also the renovation company and ID man. They can cause many delays. 

Avoid 3D Innovations & Design - Allan Chee.
