haha. ya lo. like roller coaster. excited to get key, but dissapointed cos cannot hack wall. so many things happening over that week. hopefully this week will be more peaceful. juz hope hdb approve everything soon, n den can reno lohey congrats to ur new place~~!! btw so how long does it take to apply for the reno permit??

thanx.yeah. 2nd appt have finally been arranged to be on 3rd oct after i sent in an email to my hdb officer asking for de confirmed date.
ID have submitted reno permit application today n indicate that hacking will start on 07.10.08
now i'm waiting for ID to draft the reno shedule for me, so i can arrange the buying of lights, aircon n arrange for furnitures to be delivered. this is de happiest day of de mth for me

yup. i haven gotten my date yet. i believe only late nxt wk, den i'll know de date. according to the officer, it's usually juz de wk before ur 2nd appt den u know one.anyway i will get my ID to submit de reno permit application nxt wk. cos it requires like 10wking days to be approved? so by de time i get de keys on de 2nd appt, i can immediately start wk n not waste more time
huh so late? i heard from my ID, the reno permit only takes 3 days to approve? sigh.. how i wish my new home is undergoing reno now~~~

i called. she say 2nd appt date pple in end sep, some haven get their date. mine early oct. need to wait longerso means haven get date too? let us both cross our fingers, hope by next wk we get to know.

de whole mbr bathroom tiles is 3.63psf or something. common toilet, only de reflective mirror tiles is 11psf. the rest is only 2.60psfyea the reflective black tiles.... (looks abit metalic grey).. over our budget.. so how? checked ur 2nd appt? tried calling the officer.. she's not ard.. sighs.....

very nice floral tiles. but non reflective one. so scared it'll be abit dark. de black black thing on top of the vanity is my mirror. fully black liao. worried. but really love the tiles. so gonna give it a try
Common bathroom:
choose this black glossy tiles to match this reflective floral tiles. 3d drawings dun look good. but got a feeling the end product will turn out alot nicer. with de assurance of my ID, decided to give it a go

added a lightbox on top of my vanity area. but need to add money. dunno how much. might not go ahead if too ex
ur toilet tiles looks really cool.. must be ex rite? i wanted to choose the glossy tiles (to run a line for kitchen) but the price if i nv rmb wrongly is abt $11+/psf?

You can constantly check 'myHDB" webpage on the HDB website... Logon through Singpass about 2 - 3 weeks before the 10th of Oct...did check.. but no updates yet.. may i know when was ur 2nd appt confirmed? i read from HDB website, they will inform you of the 2nd appt within 2 weeks from your 1st appt.. quite anxious during this waiting period.. sigh

At the 1st appointment, both the buyer and seller will be there. The officer didn't ask you about your choice completion date? We wanted the earliest completion date which is 4 weeks but ours was a bank loan so it would take at least 5 weeks. We didn't need to be there for the 2nd appointment so the seller just decided to put it on the 16th to his convenience. Note that the confirmed date may differ up to a week. If nothing goes wrong, most likely the choice date would be given.The samething happened when I sold my place. We wanted to drag it to the maximum of 8 weeks but the buyer requested to move in earlier at 6 weeks. We met in the middle and decided on 7 weeks completion. The officer then calculated and said the date would be either on the 8th and 9th of Sept. Eventually the confirmed date was on the 8th as there was no delay met during the completion process.
hi, my 1st appt was the same date as urs!.. but still no news of 2nd appt too.. but the agent wrote an "appeal" letter to state the completion date on 10 oct.. the officer calculated and said it can be done around that period.. but sigh.. when will the letter for 2nd appt reach us?

may i know for instant water heaters, are there any factors to consider b4 purchasing?
as in water pressure or anything? or all instant heaters works the same it's just the diff in price and design??
anyone using the alpha instant heater (the one that is the slimmest and a lot of colours)?

need help! have been looking around for bench chairs for our dining table (which is custom made)...
our ID have quoted too ex (abt $500 for one chair) for custom made ones thus have to source for it ourselves..
i dun like those that the whole piece is wooden type..

i think 15k-20k may not be enough.asked around for 5 to 6 quotes to renovate my 3NG resale flat at hougang all quoted me 30k & above. the highest being 44k! contractors were all telling me the same story that cost of raw materials are increasing.
wah thats alot leh!! alot also say their materials are increasing in cost.. thus price may increase soon. all also ask us to tink and sign up (pay deposit) so as to "lock the quoted price"...
i've went ard checking.. if to do my whole 3NG flat inclusive all flooring/wall tiles will be ard 20k too..

i come across 2form at tradehub last weekend also , the showroom is very impress , very nice design which i like it very much . so i talk to a lady there , which service is good too , given her my floorplan n now waiting for her to get to me ! was topld within a week will get back to me , think will soon . will keep u people inform ! mine is a resale 4room flat in jurong , not thinking of spending too much money , hope she will give me a good price ! hehethey are also one of my shortlisted ID.. their showroom really stylo.. and prices are quite reasonable too
their responses are quite quick too.

Aiyoh, you are not poor at all lah, can budget 1.5k for your dinning table some more.My dinning set was $200 from IKEA. My bf was sooo happy when I agreed to buy it. He feels that, wah so cheap for a solid wooden dinning set
bcos we wanted our contractor to build one for us... but well.. if really over budget then dun make loh hehe

mine at jurong east st 21..signed the OTP in March 2008. we paid $16K COVin jan & feb the COV in this area was like $20-30K we keep on tong-ing until COV drop a little (cos we asked for 2 months extension from my flat buyer)
the flat i got in super original condition and is 1st owner (son inherited from parents' flat) so reno is a major 1, cannot siam..we had a budget of $30K for reno but add this and that and ended up with $5K more
Inzen is just located opposite the SPC..from main road you can see the shop liao..
the spectacle guy is the designer, he does all the drawings and yes Jonathan is 1 of the partner. We being served by Roy, the other partner...
reading is 1 thing, you have to meet more IDs to get a feel of everything..since you are so much on budget, you have to make your stand clear and know what you want / dun want to do. either
1) give them your budget, tell them wat you want and see if they can do it
2) tell them wat you want and compare their quotes
i doesnt want to spend on much on reno in the 1st place but thinking back, i will be staying at this house for long time and of course i want my home to be comfortable..so hack lah just spend once and for all..
some forummers mentioned that your house is your house is not a showroom...kkekekekke somehow agreed
other than budgeting for the reno, you still need to set aside some $ for furnitures, lightings, fixtures, toilet / kitchen accessories...all these are $$$$$$...you can click on the link under my signature and see the reno whether worth it or not..kekkekkeke 100% completed HTHs

yea.. i tink your reno 13k for those basic masonry, tiles etc is what we're looking for (very worth the $$$).. but i did approach the guy wif specs and told him all those i wanted.. he say maybe will cost up to 18k.
went to 2form @ tradehub.. tink their showroom quite nice.. they have a 3 rm resale package that includes most of the essentials like hacking of flooring/wall tiles for whole unit, plumbing works, supply and labour for wash basins, WCs and 1 false ceiling n L-box, 1 20 ft kitchen cabinet with 10ft solid surface. 1 6ft built in wardrobe and stuff like tt.. $16,988 which i tink is very reasonable.. so was thinking to take that package and top up a bit for re-wiring (1.6k), plastering (1.2k) and our dining table prob 1.5k with lighting constructed?
so far they're quite good lah. drew on our floor plan and showed how will the layout look like from what we wanted.. but how do you all bargain for FOC things when u decide to sign up that package?
we went to zhi sheng (quite recommended by forummers here), but quoted 15++k for what we wanna do BUT w/o hacking costs for kitchen/BR flooring, haulage and permit fees and also no wall tiles hacking/laying too.. so.. shang nao jing loh..

eh i got my JE at 206K, still cheaper than yours leh, still say JE expensive??i think mine is 27yrs old..you can ask owner if they ever did wiring before or not lor..the wall tiles in good condition or not?? i think those old flat wall tiles are the small small ceramic tiles right?
i think there is also 1 thread talking about NOT having wall tiles in the kitchen or half height tiles..you can go and recce..from there maybe you get some ideas

which part of JE? i searched high n low.. ever since govt announce Lakeside gonna develop all flat price + COV rise loh.. eh.. yours is really a good buy leh! when i find the unit i like, the COV is too high.. and when the COV is reasonable, the unit is not what we like.. *headache* yea old flats is those olden stylo white small tiles loh.. even if hack wall tiles will also increase in $$.. thats y i very sian when i see the old type cement sink support in the kitchen.. sigh..
i read alot good remarks abt inzen.. its the shop at je yuhua village rite? but a guy wear specs served us.. we merely told him what we wanted and all he said what to get his boss, jonathon to get back to us.
sigh. and when i ask the indicative price of what we gonna do, their price is quite steep...

not very far from me leh..you just brought ah? how much?? when getting your flat?wats the condition of the flat? how old?
can still save a little if you are not changing the wall tiles..
if the flat like 10-20 years old liao hor better change the piping and wiring leh in terms of safety
when i brought over the toilet pipe is CAST iron, so imagine how old is the flat..change to PVC for all, costs about $800 alone for the PVC...
have you visited any ID? i think you should go and visit 1 so that you will roughly know how much it will cost to do the reno and from there you can work according to your budget..do NEEDs and avoid WANTS..

yea .. 24 yrs flat.. got for 210k.. actually my 1st appt only on 6 sept.. but kiasu lah so do some reno research and look ard at the price loh.. cos prev owner stayed for like 5 yrs? so im not sure if they have done all these piping/wiring already not... the sink sure gotta relocate for kitchen cabinet.. so gotta see how to save cost for covering up the patches after hacking.
may i know which ID you engage??
i visited some IDs and got some quotations already.. some say can do within my budget whereas some quote 20k ++ imagine i gotta do those re-wiring and plumbing.. **FAINTS** add on like 2-3k alr..
i very scared gotta re-do wall tiles for kitchen/BR.. so bo hua... sigh.

mine is a 3NG and allover reno cost 35K..20+ years old and nothing can be used...hacked everythingalso depend on whats the current condition of the resale flat

dear all, this is our 1st ever lovenest and of cos being a young couple, am on budget constraint for our reno...
our house is a 3NG resale flat.. this is our floor plan
these are the list of things we plan to do:
- hacking of all floorings (1 living, 2 bedroom, storeroom, kitchen and 2 toilets)
- laying homogenous tiles for 1 living, 2 bedroom, storeroom
- laying ceramic tiles (those normal types) for kitchen n 2 bathrooms
- 2 bifold doors for BR
as the wall that separates our living room and kitchen is already hacked off, we plan to construct a 5X3 ft laminated table
- kitchen cabinet (10 ft top and 10 ft bottom) w/ solid surface
- hacking the cement sink support
- changing the rubbish chute to stainless steel types
- changing all WCs and wash basins and conversion of squat to sitting WC (for common BR)
- changing main door and wrought iron gate
- painting the whole unit + doors
i've been to a few IDs for quotations already.. some say they can do within our budget but yet some say maybe abt 20k..
so just need opinions from all of you.. which ID will you all recommend that's affordable and reliable?
and to be practical.. is my budget too low for those items i need to do?

hi all,
have moved in to my new flat for almost a month now. mine's a 3 NG with an open concept kitchen (meaning living room and kitchen no walls in between)......
have went thru a lot of RT's members reno blog, and i over people who installed glass door for kitchen.. may i know if cooking (eg frying) will cause any "oil patches" on the glass door and is it diff to maintain?? because whenever i cook, the "oil and smell" really spreads easily throughout my small place.... thus wondering if having a glass door helps?
any recommendations and price range for such glass doors? TIA!
