  1. To add on, i believe in paying a token of commission to the buyer's agent though we market our unit by ourselves in exchange for the paperwork and coordination...so far our friends who adopted same approach as us also have satisfactory working relationship on this basis.....

    No idea about the Vinzproperty.com but I do have an encounter with a 0% agent when i tried to sell my hdb before. The agent seems aggressive and have plenty of contacts and bought many viewers to my place. On one evening, one of his buyers was keen to make an offer, so he brought us into our bedroom and started his sales pitch. We almost wanna throw him outta of the house cos he do nothing but condemned the selling point of our unit in order to push through the low COV offered by his buyer. Frankly speaking, we were fully aware of the pros and cons of our unit as well as did our study before marketing our unit! Moreover, we were not asking sky high or unrealistic price ($15K) for a near MRT block + move in condition + mid floor......from then on, we barred him from marketing our unit. So......free is not always good!

  2. I have stayed in a mid flr, currently low flr. Here's my observations:

    - nice garden view if you are staying in an estate with nice landscape

    - good excuse to exercise. Never have to wait for the life if you don't wish to YET u have the convenience of lift level

    - ventilation depends on your surroundings. My #2 unit is quite okie. My MIL stayed on 9th flr but I do not think the ventilation is any better!

    - noise level depends on your surroundings. My #2 unit is actually quite peaceful though it is located at the central of my estate. Only complaint is the occasional noise from the inconsiderate people below your block. It sounded as if they are at your door step

    - more visitations from pests if you have the rubbish chute within your unit, so do remember to keep food away :)

    - dimmer

    - more affordable esp if you are sourcing for a good location vs a mid floor / high floor unit at inconvenient location!

    - i have lesser fear that my maid may hurt anyone / neighbours' windows seriously whenever she dropped the bamboo stick to the ground!

    Basically my conclusion is that no matter what floor are you staying, the pros and cons depends very much on the choice of unit. A low floor unit is not necessary worst off than high unit!

    (1) was planning to do a false celing above the bed but like to know if it equals to a beam over the head in FS ?

    (2) how do we counter the L-box in living room for the place which we are putting sofa?

    (3) When one choose a date for shifting house, does it mean that I cannot arrange for any new furniture to be delivered to new house before that "official date"?

    (4) how important is the bed/sleeping position (per baizi) in FS ? how does it enhance individual ?

    Appreciate some advices.
