    Contractors they don't provide much ideas and pretty much just do based on what you need. On the other hand, my id was able to plan the layout for us with thoughtful space planning. In areas where we couldn't visualize, the ID was able to pull back out a 3d sketch to further illustrate the space. As for the cost, i had compare the price between my ID and some contractors, it was rather competitive. i don't see why i would use a contractor if i could use a ID at the same cost with much capability


  2. I have been browsing this forum for sometime from waiting for my bto to getting my bto renovated. I had managed to pick up a few valuable pointers along the way to renovate my new home and would like to share with you guys. It's definitely a pain making trips down to different ID firms and asking for quotes but not quite sure if their  pricing, workmanship and coordiation of work is up to standard. It's quite skeptical for me to trust these firms after hearing scary stories from unethical ID firms that could drag your renovation work to almost a year. One day, i got this recommendation from my cousin. This firm did the renovation for his company and his residential. The work was so well done and the renovation was done within the time given. Price was on the reasonable side too. 

    After some discussion with my spouse, we decided to use them. We came to understand that their main core of business is doing commercial but they do residential too. Their residential projects are usually based on referals. They had their own factory and are bca and hdb registered company. Their quote is somewhat close to what other ID firms had quoted us. ID was experience, creative and patient with us as we had alot of ideas in mind. Alot of good advices was given by him on the space planning of the home layout. Huge range of materials to choose from too.

    Our ID is also very on the ball. Almost every day, he will update us the progress of the renovation and keep us in the loop. This is so important as problems could be rectify immediately without delay. He was very responsible and responsive for his role in the process. Overall we are satisfied with the ongoing renovation and services provided by our ID. We felt that our ID is very reliable and trustworthy and would be hard not to recommend him to everyone.     yea got charged extra, ID told me not many ppl know how to paste the mosaic, so workmanship is definitely more expensive, besides that mosaic already cost us a few hundred dollars.

    Hi, may I know how much you the bay window wooden ledge cost you?

    have you received your chair? how's the quality? any pics to share on the real thing?

    yes, quite a few problems, but not in terms of workmanship i believe is packaging and delivery problems. one of my tulip chair's side got chipped off a bit, but they willing to get me a new one, for my leather egg chair, got 1 rough line, i complained, they said can be polished off, still waiting for reply.

  6. Hah...hah...thx for ur invitation! I'll go over and take a look when i go there this weekend, ok with u? :) mine still lots defects hvn't settle yet n need to chase SL move faster! sian....When will ur reno be completed? Looks everything moves very fast!

    No problem, Sure but dunno can or not during wkends, need go audio house and one sculpture shop, maybe PM me the time you coming, I can arrange^^. We will move over tomorrow if possible, right now is left pasting mosaic, electric works, painting touch up and delivery of furnitures :)

    Nick, you are welcome, after I get the soft copy of the quotation, will email you ^^ Just wanna add 1 more point, he's living in Yishun in the west side, my house is in the east side.Gplan office is in IMM. He came to my house by BUS and then back to office, I think its tiring for him. I believe not every ID is as hardworking as he is.

    My House theme is Black Gray Red, and cosy feel for bedrooms.

    The laminate in the pictures maybe look dull, because a protective layer is attached with the laminate, to prevent scratches.

    Feature wall in Living Room, if you take a closer look, you can see that a "S" shape on the feature wall is not laminated, this is because we decided to use mosaics instead.

    Nice house and furnitures you got there.

    Did you find Max or GPlan to be quite good in terms of the workmanship, price, and willingness to accomodate your ideas?

    I just bought a condo at metropolitan, quite similar layout to yours, and i was talking to Max Yu in IMM shortly, so i am still considering him.

    One more question, on your laminate bay window, it looks quite good.

    For bay windows top i was considering laminate, or solid top or granite, do you know what are the pros and cons of those options?

    Hello nick, in terms of workmanship, price, and willingness to accomodate your ideas, workmanship so far so good, I can show you my feature wall, a lot of workmanship involved... In terms of price, my quote was 30k++ w/o hacking but got a lot of carpentry work and built in leather cushion in bedrooms, dining area, shoe cabinet... so I feel its reasonable, B4 i signed with Max, I also did go ask for quotations from other IDs like wei ken, ***** and others, I shortlisted Gplan and another ID firm. I can scan my Quotation list, if you interested :) Regarding accomodating ideas, I can guarantee you, you will have no problem with Max, My bros and I had our ideas, we had no problems sharing with max, and further modify them. So far till now, if any day, got carpentry work takes place, he will always be there, to supervise the carpenters, and if the carpenters got any problems, they can ask him on the spot. The progression speed sometime fast sometime slow... not constant. Hes responsible, can consider him IMO, if hes not a good ID, I also wont create this blog :)

    31k+ if i remember correctly, but a lot carpentry work involved. So far till now, I quite satisfied with the renovation, I will say they met my requirements. I will post the pictures up asap. If you want, you can come to my unit and take a look.

    questions on your pebbles in the balcony, will they trap water and breed mosquitoes?

    My house also have a balcony, Im thinking of putting pebbles like yours, or lay those wooden plank, not too sure which is better.

    Laying these pebbles, definitely got irregular surfaces. Since its in balcony, water will flow to the planter area and then down the pipe. even if got water trapped, it will only be in very small amount, I dont think mosquito can breed. How irregular the surface is depends the worker's skills. My ID told me not many workers know how to lay pebbles, I got charged extra for laying pebbles instead of tiles. Wooden plank in balcony must be Chengai wood, I think is the only suitable outdoor wood. I can only say depends on self preference and design in balcony, Personally I like the glossy surface of the pebbles under sunlight. Hope my info helps you :)

    No problem, you can google search their site, they got a lot of chairs, but got no showroom, I believe this is why they are able to keep their chairs at low price. I did ask for quote for egg chair from another designer chair shop, its ard 1.8k. My chairs are arriving on thursday, hopefully no problems.

    I also suspected mine had another colour before the Galaxy too... Anyway, good luck on your reno... :yamseng:

  12. May i ask if ur Galaxy turned out looking brown? Mine did...

    i got 2 walls painted galaxy. The first in the living room is still galaxy but the one near studyroom has brown patches, i suspect the guy painted Cocoa(actually for bedroom) and then repainted galaxy. My ID say it can be touch up. lets see how :)

    Our lighting are quite simple, we standardize the house with downlights and cove lightings, as we prefer the lighting to be neater. We felt that those ceiling light that come in different designs are too sophisticated, may not lead towards the theme that we want.
